Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful partner Mariana for eight years now.

You want land you can’t build a house on?
Not everyone wants to build a house on land they purchase, that’s why I included two plots that cannot be built upon and one that can. Some people want forestry, some people want land for livestock or growing food, some people want temporary structures… There are a lot of people with a lot of different wishes out there

Either one, but preferably with already established fruit trees.
Plant some, cherries, plums, apples, pears, peaches etc only take a couple of years to get to a stage where they are producing a few kilos of fruit 😊
I buy cherry trees every January and I will be tasting fruit from them by June, the same year, granted it’s only one or two, but then the next year a few handfuls, the year after a bucket or two per tree, then the year after that decent production 😁

I really enjoy your videos bro please keep them coming. Since most of us are foreigners and are not familiar with the laws and restrictions there, it would be nice to know why we wouldn't be able to build a permanent dwelling on a particular property.
If you are outside the boundary of the village you will generally be restricted to rebuilding existing houses designated as such on council records. The reason given is the cost of providing services and controlling for fires. With so many abandoned properties even within Lisbon and Porto, there is little justification for fresh new build.

Is it tolerated in the area if you live in a caravan or similar? Or is it even allowed? You talk like it's not a problem, which would be great.
The toleration will be limited to how tidy, friendly, and unobtrusive you are, and also down to how remote you are. An area that is losing population and has many empty properties will turn a blind eye for a while, but I think the mood is shifting due to more 3rd world worker immigration setting people's teeth on edge.
Variety is the spice of life, Joseph, why restrict yourself to one type of property? I always enjoy your content and appreciate Andre’s knowledge and input - his English is really improving too!

Could you please do a video on the costs associated with owning a property in Portugal for briish expats? I would love to buy a land there but am curious about taxes associated with it. Also, if I buy for example the first property, would that allow me to get permeant residency permit or something??

Some places have restrictions on agricultural land, sizing requirements to be allowed to apply for planning etc 😊

The most important thing is whether the well doesn't dry in July and August....
On the mountain here there is a lot of water, it’s when you go out into the drier areas that issues tend to arise
Great to see something different. One thing though, strange that a road would go right through a property. You couldn’t fence it all around and never know what the neighbours could do if they were to sell and who would be beside you. Not a fan of that type of property of a shared road going right through a property. New possible neighbour could decide to put up a business in the campo and have huge trucks going by on that road on your property…might seem far fetched but one never knows.

Well, i wanted to know if near by you, there are some properties to rent, at the moment i live in Mem-martins, Sintra ,in an apartment, which i am waiting to sell or rent to move out,my husband had a stroke last year and is very difficult for him to climb 3,almost 4 floors, so i am looking for a ground floor house with some land,so we can keep busy planting something and maybe some small animals. With the pneumonia that we both had in January would do us good near the nature! If you do know about something, please let me know and i will make a plan to go see you there! Thanks for answering! There's water and electricity, but you can't build a house on this property?
2 out of the 3 properties cannot be built upon, electricity is still necessary for some people looking to buy land for other purposes
What is meant by a “temporary structure” and what would be the restrictions involved?
With a temporary structure they mean not a "permanent" structure. So be sure it won't stand there for 500 years.
Anyhow, anyway, a stone house is considered a permanent structure. Also on some (or many) agricultural or rural land, they don't want houses at all. You can build a house, with permission needed, on urban land. Urban land is for houses.
So some people who have land are not allowed to build a real (stone) house. They put a caravan on the land, or a big camper, or big tent, a Yurt.
Or maybe a wooden shed. Caravans - tents are "temporary. Well, they have laws in Portugal. Which is normal and logical i think.
Who wants to live in Portugal should inform themselves, what is legal and what is not legal.
What l want to know is whether if one had to put a static caravan on the land which is of course moveable, could one use it as a holiday home without having to move it when not on holiday ?

You'd have to see at the Town Hall if you ARE ALLOWED to make a bore hole... sometimes you are not....
We work with a borehole specialist, he gets the licensing for you included in his price (the price we quoted in the video) and we confirm with him before filming which areas we can and cannot advise borehole installation

All very nice and cheap but brits cant just live there now unless we pay a vast sum of money for visas?
Of course brits can move here, just need to check which visa option is best, some visas do not require a financial backing, but of course they have other requirements that need to be met, same as people moving here from the USA, Canada, South Africa, Australia etc, just look into your visa options!
