Looks great but I thought code required an egress window. I guess by not calling it a bedroom they could get away with it. Mike did mention the outside slope made it difficult to create that window but there had to be a solution.
I'm guessing he couldn't get the city to allow the basement apartment (he says at the beginning they haven't been allowed since the 90's). So instead he made a "not apartment".

That area's code is unusual. They usually say a full basement kitchen isn't allowed. A snack area with Fridge and sink is fine. I'm glad the older lady got a full kitchen. That small foundation leak wouldn't be noticed until the walls were opened.

How come I see Martin putting up metal plates to guard from screws going into the water lines that he is putting in, but when I see the electrical going in they don't do the same thing to protect the electrical lines

There should be a central body to which home inspectors should be affiliated so that they can be monitored as a home inspector
and where you can also report if mistakes have been made during a home inspection
and of course this should also be made public to everyone and where you also choose a good inspector
who has expertise and knows what to do to carry out a good home inspection.
In this way, the bad home inspectors would immediately lose their license (if one is needed at all) and work
as a home inspector if they failed to do a proper home inspection and the central body whould also make them liable
to pay damages to home owners who have been the victims of a bad home inspection.

That is why they did not put a bed in there, it's against code,what they did was legal by code,Now what the homeowner puts in there is on them!!
@@Frankie--da-fixer I don't know much about code, but i do have some common sense, And i am very suprised Mike Holmes would not insist on installing a fire escape window or door with stairwell, knowing the Mother was going to live there. Things that make you go Hmmmmmm.

This is why you never get a home inspector recommended by a realtor. Get an independent civil engineer.

What is the tub faucet for in the shower?
That's a Canadian thing like their horizontal breaker panels. In some other videos someone said its so you can use your feet to check the water temperature and/or as shelf to shave legs.
Home Inspectors should be held liable for everything they can see that is not in the inspection report... The cold room on this house would be a red flag the inspector now has to fix $$$

Knowing that mama is living in the basement, why didn’t Mike put in the Egress window?
The grading on the yard would have caused the basement to flood had the window been any lower, and since the yard was connected to the neighbor they couldn't regrade the whole neighborhood, so they just couldn't do it.
So I like the work Mike's team did. But what about that egress????

You’re correct, as I researched it when someone else made that claim on another video. It’s my understanding that’s the code now and wasn’t quite the code when these episodes were filmed.
It has at least a meter. You are allowed to have something covering it as long as it's on hinges or otherwise removable easily
Accessible yes. But it can’t have a counter in front that you have to reach over. They did correct this later.

Many, if not most, of the episodes are of "grossly inadequate inspections."

I'm a brit, but don't hold it against me, like all people Mike Holmes seem to have many reasons, and I would imagine getting the bad news out there about a broken system. It would also supply a great platform for spreading his gospel "do it right the first time". Anyway, from my perspective I cannot understand why the government does not create a system where bye two interested parties , i.e. the realtor and the home inspector who it seems, is recommended mostly by the realtor. So it's a you scratch my back and I'll scratch yours situation with the only loser being the home buyer. it should not be allowed. inspectors should be trained and responsible for the recommendations they put forward, and be legally answerable forbad work.
The home inspection industry/trade in North America in general has a... checkered reputation to say the least. The good ones are usually the ones who say, "Hey wait a minute" without fear of reprisal, and they're few and far between.
Also this episode aired 14 years ago, and Mike has been trying to get a very reluctant industry to be better with not much to show for it.
There are some places where there are dividing line between independent home inspectors and the realtors and the builders. But in other locations, they may not even have a requirement for the home inspector before sale. I know that when my husband and I purchased our last home, the inspection didn't cover much at the time. But that was 30 years ago. My husband had building skills, and I was aware of how a home should be built, but knew the realities of how they could be built. Our home was built in 1955, just after WWII, and had good bones, it was just what was done over the years in "remodels" was suspect. I also knew contrary to what we were told, we had a water issue in the basement and that it would need to be addressed. Which we did as soon as we could.
Unfortunately most people are unaware of how a basic home is built, let alone how to fix the issues. Couple that with unknowledgeable home inspectors, or unscrupulous inspectors, the homeowners get left dealing with the issues. Many states now I believe require the home inspectors to be licensed by the state as a way to weed out the worst of the lot.
There's some good ones but I agree it isn't easy.
Worst part most inspectors are shy / careful because they don't want to be blacklisted by realtors since they rely so much on referrals for their business.
I had an amazing inspector. He pissed off my realtor. I backed out of a purchase. I don't regret it at all because I found a much better home a couple of months in a better area, bigger, better maintained and for only a little more.
I asked him to inspect that home too. It wasn't perfect he noted a lot of little things. The main concern was the plumbing. He was right I had to get work done on the plumbing but overall the house was in great shape.
So take your time folks. Do some research. Ask people you trust. Get a second inspection/ opinion. Definitely worth it.
I thought the law requires someone like you to come in and check for these things. Before you buy it.

Mike Holmes and his team, on the other hand, consistently demonstrate expertise in identifying issues and providing assistance to those in need.
You all should try to work with Elon Musk in building/restoring houses to self sustainment.

These requirements can be less restrictive as it would be impractical to alter the systems of the house. This could serve as an advantage when converting a basement into an apartment within a two-unit dwelling.
The following permit will be required:
Building Permit
ESA Permit
Occupancy Permit
Second Compliance Path: Existing Building up to 5 years old
