In the process of buying a home in glendale Arizona with no money down because it's a va loan, in zip code 85304, mortgage is 1800 a month , sale price is 350,000. I called 3 different property managers and they all told me it rents between 1600 to 1800. My property is bigger 1558 sq ft, nicer , and looks to be in a similar neighborhood. I think the rent is grossly overpriced but maybe I'm wrong
A combination of, a giant shortage of construction workers, new builds taking forever, lumber costs are the highest they’ve ever been. This has left more older homes available than new. Coupled with low interest rates and people from California flooding the state and buying everything up. It has caused home prices to do this. Also the reason why rental prices in the PHX area are equally as insane.
I lived in Glendale from 1970-2010 and it was and still is a very nice area. I currently live about a mile away on 43rd Ave and Glendale and it’s a nice area as well. You also need to keep in mind the Glendale city boundaries don’t run straight. Some parts it starts west of 43rd Ave, some are further west. Also, 35 th Ave and Deer Valley Rd is actually the city of Phoenix xor North Phoenix as we call it), not Glendale.
This is average now. Smh. I'm here in Avondale, was thinking of selling, but checked rental prices within a mile. They were going for about $2500/mo unfurnished. I'm keeping my home. We're good here. Lol!

You can't even get a small studio apartment in San Francisco for that low a price. Go further out into the SF Bay area and you might be able to get a one bedroom apartment for that. Nice house. Sounds like the neighborhood I'm in right now...lived here for almost 50 years. Love it.
This is really laid out nice. Love the kitchen and the way the laundry room is right off the kitchen. The bathrooms are very functional. Not crazy about carpet in the bedrooms, but that master is great and with an en suite bathroom and nice walk in closet. That backyard is pretty standard with the gravel. I have a friend that lives in a rather upper class Phoenix neighborhood and her back yard is gravel. But she has some mature fruit trees and a really nice totally covered patio. I'm told it costs a great deal to maintain lawns with watering and all. She only has grass in her front yard which isn't very big. I'm not sure I agree with the 2500 rent. I'd pay no more than 1800. Or maybe 2000 if utilities were included.

Hey I used to live over there!!! That circle K was the beer run spot. The most comedical part of that area is seeing the heroin and meth exchanges. The bikers that will drop something in the trashcan, and then the person right after grabbing something out of the trash.
I live in Southern California and was trying to get away from those prices.

I don't think it's remodeled, except for a kitchen upgrade, just a typical Phoenix area late 90s cookie cutter place. I'm shocked at that price in Glendale but that far North is considered a better part. Personally I've never been a fan of Glendale in general. Sorry.

Wow that area is super weird. The signs and trash bins are Phoenix but the address is Glendale. The owner just bought that house for $345,000 on 4/20/21 so the mortgage must already be high. Somebody will probably jump on it though.
The monthly payment low as hell due to ir%, the homeowner banking almost 2 grand a month im sure.
@@captainlight8050 After 20% down and other taxes and fees the mortgage is about $1600 a month so they will be netting just under $1k every month. Not bad if you can find someone willing to pay $2500 for that area.

That's what idiot landlords here aren't taking into consideration. The Phoenix area has experienced a 25% PER YER increase in homelessness in the last 5 years. @@stoical_88 These landlords don't care.I worked in the apt industry and for one of the biggest companies.Every day rents changed .Never will you have a set price on an apt.If they had 3 apartments for rent and the aots next door had 1 for rent then our prices went up.They charge rent for pets and huge non refundable pet deposits.Overcharge on utilities.Biggest scam around.I left az and I will never go back.
