    This is great information for all hosts starting out on this journey. We are a cleaning company in NYC and we specialize in Airbnb turnovers. You mentioned at 2:30 that if you are not changing sheets and cleaning yourself you should definitely be supervising those that are. I definitely agree, I think asking your cleaning service for before and after photos as well as providing them with a tailored checklists is a great starting point. As long as guests review the space as spotless (5 *****) all parties are happy!

    Little tip from someone who grew up in the hospitality industry and that would help out his parents daily: NEVER use white anything! You will spend a fortune getting it cleaned or changed! Use gray linens/sheets, walls... Make them toffy/cream colored if you want it "formal" or i found blue/teal to be well liked. White gets dirty/stains WAY too easily! And before you know it'll be cream or worse... brown (walls, sheets, pillow cases, sofas, microwave, oven, kettle, stove, chairs, tables, TOILET SEATS 🤮) and it will be uneven shades of brown...

    As a 20 listing host with 5 years of experience, I can tell you very clearly how to avoid nit picky guests and who are the ones who typically leave bad reviews.
    1) other HOSTS. For whatever reason, hosts are the most critical when they come as guests. I’ve always wondered why since they are in your shoes. I’ve come to the conclusion that it’s sort of how women hate other women. They see you as competition and think you should have the same or better amenities than them.
    2) guests over 60 years of age. There is nothing pleasing them and they will always find an issue even when there is none. I just had one argue with me claiming that the title of my listing should be changed because I have the word “mansion”. The house is 5,500 square feet and is a mansion by most people’s standards. My description also clearly states the square footage. Yet he gave me 3 star for accuracy based on semantics. He also said I don’t have enough seating for 8 guests. I have 3 sofas in the house. He suggested I have another tv in one of the houses many living rooms. The house has a total of 5 tv’s. Unreal right ?
    3) guests that ask too many questions or ask for amenities you don’t provide. E.g can you set up a kiddie pool , can you put up a Christmas tree for my stay? Etc

      I just hosted a guest who s also a host. I left things for him he did nt expect. He got mad because he was looking washer and dryer he couldnt find them when i disclosed on listing NO washer and dryer and I d ont even have pictures of them. He claimed he did nt look at the listing. Like you mentioned a lot of hosts are jealous of other hosts. I got 5 bedrooms and 2 baths .May be he wished he could have a big house like mine.

      Thank you! Our neighbors also helped when we were out of town or if something shady was happening with guest. They would call us right away about any issues. Many host will will also partner with their neighbors to run an airbnbs. For instance, we have a friend who's neighbor is a stay at home spouse and welcomes guest to the unit. She will also clean the units on occasion.

    My plan is to buy a cabin on a lake, I found one for 200K. And checking nearby AIRBNBs I think I can price it at 150/night, plus cleaning fee and be competitively priced. The only drawback is it's a four hour drive, so I will have to use a local cleaning service. If I develop a good relationship with a small company, and expand to several cabins I think I can make this work. As my Grandpappy would say.... there is only one way to find out!

      Exactly my plan too. Found this cute cabin at a local lake listed for 350k (Canadian ) . Off season similar cabins are going for 250 and summer months 350 a night . It’s a great fishing lake that brings it tons of people and a super popular place for ice fishing / snowmobiling so even in winter months gets lots of business. Wondering if you ever went through with it and if so how are you doing ?

    Good tips! My wife and I have 2 AirBnB's (Townhomes) in Raleigh, Nc and we manage it from Nyc!!! The keyless entry system we have has made that a manageable possibility with the two townhomes!!

      Thank you so much. You must have some great systems in place to manage your listing from afar. We managed our California long-term rentals from Japan and having systems in place was crucial.

      Since moving to Japan two years ago we dont list them anymore on Airbnb. Instead we converted them to long-term rentals.

    Suggestions on white linens Costco has Charisma white towels that have a very luxury feel.
    Total Wine has new wines for around $5.00 just ask store clerk for wines in the dollar range you want and they have new wines monthly that is a great touch for upscale properties .
    The chocolates are a great touch!
    Just some pointers my friends use in there AirBnB.

    I experimented with Airbnb. I had a unit in my own triplex I rented out. And another unit in a fourplex. I did very well in terms of ratings--5 stars only, Superhost status--but ultimately I decided that it was just better to go long term, passive income. You're constantly managing the units--and trouble shooting--in a way that is time-consuming. Also, word of warning: I've known people who did Airbnb in a sneaky way, without squaring it with their landlords, and it became really acrimonious and anxiety-ridden. There always loomed the threat of eviction for these acquaintances.

    We converted our basement to an AirBB and would only have 1 guest every other month or for holidays. We are thinking of turning it into a long-term rental now. We can get between $1500-$2000 This way.

      That's is awesome! We'd love to buy a house with a basement unit. So much potential with something like that. For instance, we know a couple that uses their basement unit as an art studio to teach watercolor painting as an Airbnb experience.

    Question for anyone who knows the answer. Being that your Air BnB is a property you own and it would then be your business investment, could you use it as a tax write off as far as the material you buy for the place? Like could you keep receipts for furniture, kitchen supplies, etc... and use it for taxes? Sorry if this is a dumb question

      Absolutely! For any business you have you report at the end of the year what you spent for that business with your accountant as you would file business taxes. Good question.

    Great tips. Especially the white linens. We have stayed at some Airbnb’s that had grotty leftover looking sheets with pil balls and a mishmash of different pattern and colours of towels. It takes very little effort or $ to leave a ++ impression on your guests. Oh and it has to be 100% cotton Pima or percale but do not subject your guests to polyester sheets. It makes HUGE difference for a little extra in cost.

    How long did it take for you to start earning this kind of money regularly? Was it a slow process?

      It didnt take too long. At first we lowered our prices to get stays and reviews. Once we had about 10 great ratings and reviews, which took about a month, we were able to raise our prices and our income went up fast.

      It really depends on where you are and how much competition there is. With my Airbnb we saw success really quickly. We are located in a tourist town in South Eastern Utah.

    I’m looking to start off with my first investment property in Door County, Wisconsin. I’ve been preapproved for the loan and I have my business plan in hand. I’m excited to try this out and will be starting out with a less pricey property with a lot of perks, including location. I’ve already been in touch with other owners who use their properties as airbnb and vrbo rentals in the same area. I’m thinking I’d probably leave some nice hint water in the fridge and leave some of my soap and cleanliness products from my beauty line in the bathrooms.

    Making money isn't hard per say. At least it's not entirely complex in concept. Do something that someone needs and is willing to pay for.
    I just started Airbnb hosting at 23 and I think over the years that I'll eventually build up a few listings where I can quite my day job and work predominantly from home.
    I want to homestead eventually. So Airbnbs sound like an ideal solution to producing at least a moderate income to allow me to accomplish that.

      Converting your garage and renting it out is a great way to make extra income! I love the building process! As for the Airbnb income, it was fairly constant at over $7,000/mo, but one of the properties was a backyard property, so we didn't have that unit available everyday. We also phased in the AirBnBs, so we started with the house, then added the condo, then added the backyard studio. In total, we rented out on Airbnb for about 1 year before we started selling the properties and moving to Japan.

    I have a question if you wouldn’t mind answering.
    Situation: I’m 25 and renting in a city but have enough to buy a home. I’m not planning on staying in this city much longer, however. There is much great rental/ air bnb opportunity in this city.
    Question: would it be worth it to purchase a home solely for the purpose of using it as a rental property while I continue to rent? Or would it be a better decision to purchase a home to live in first, and then go for a rental property as a second home?

    changing sheets every other day? I asked airbnb team and they replied that it's the client's responsibility to do that. As I am not a hotel, I am renting out my own house for short term stays. I provide the washing machine for them to use.

    I agree on most of the things except the white sheets and towels sorry but NO I own 4 Airbnb’s in downtown my city and with experience I am telling you that most people don’t care and will stain with blood, make up even food in the bed , right now I have to buy 2 new comforters for 2 of my apartments cause they are stained with blood and make up , today I had to throw away a pair a WHITE pillow cases : cause there were stains of pink lipstick and other stuff and seriously it’s very annoying to get new sets of sheets or towels at Marshall’s or Ikea and to clean it up it’s impossible especially white bedsheets

    Hello guys, you seem like an amazing couple! I am happy you are sharing valuable information for free at the time where others sell it.
    In case I want to use someone's else property to rent it. What's the procedure in terms of the agreement with the owner? what is the cost that I should consider like towels soaps tissues hairdryer gifts automatic lock... and how to clean the blankets and towels daily? Should I hire someone to do that for me? How to create an automated system so that if I had 10 properties rented that doesn't require my presence?

    Now living the empty nest life* Ive been thinking about put our 4bedrm house & moving into the back guesthouse on Airbnb but i cant figure out how you schedule clean time between guest. Do you lose a whole day?

      Set the checkout time for say 10am for the leaving guest and the checkin time for the next guest in the afternoon so you don't lost a day and can clean in between :)

    It would be nice if Airbnb would align with all the major tourisms actors and remove their fees if the trip is cancelled. It is definitely quite unfair to keep the money of a deal that just couldn't go through. So far, Airbnb is not moving anywhere near such a measure. Is money the only thing they understand? It had to come from the U.S.A. for sure...

We want to get more investors to invest in a building landmark (215 Piedmont Avenue NE, Atlanta, GA) for short rental. This is one of the 2 buildings in Downtown Atlanta that has no rental restrictions and the price is still low right now ($130K-$150K) and the rental potential can be over $3000-4000/month. Long term rental is about $1500-$1800.

    A couple questions on the keyless entry (which I think is a great idea):
    --How often do you change the code on it since so many people are coming in and out of the property?
    --How do you ensure that guests are coming *after* the check-in time when they can let themselves in? Ring camera or something?

      Hi, just reading your comments - I am a super host :) I would definitely recommend getting the WiFi door pad so each guest gets their own password and you can set the times for it to work. Hence they will only be able to get in at the set check in time. :) and check out time you can set it to lock out with your admin code

    Great tips! What would you suggest as far as starting up your Airbnb? Is it better to register it as a legitimate business and wholesale apartments from property management companies or are you able to just get them in your name and as long as it doesn’t exceed the max number of consecutive days “per person” someone can stay with you, be okay?
    I’ve been running into the issue of apartment complex saying it’s not allowed, they don’t allow short term leases for non-residents. I’ve been searching in Charleston SC

    Love this video!! I just stated AirBnB business in San Jose, is a 4 bedroom, 2 bath single house. However, I found out it's easier to rent it out the whole house and the income is more stable. AirBnB booking is not stable and might have two guests only in a week. With all the beds and linens investment, I cannot pay my $2500 mortgage. I am struggling if I should keep this business or rent it out the whole house. Help!!

      You should check out a podcast called "Get Paid for your Pad". The host has so many guest that share how they maximize their airbnbs. For example they talk about making more money renting out by the room. Or creating a theme based airbnb. If you create a niche you could do better. Hope that helps :-)

    What about the new laws that took effect last year? The one that states you can only rent out your primary residence? Now what do you do with the other two properties??

      Thank you for making note of this. In our city we didn't have these restrictions at the time. We haven't hosted on Airbnb since moving to Japan 2.5 years ago so we haven't kept up with any changes. If anyone is planning on doing this we mentioned in the video to always check with their local city ordinances to make sure their abiding by the rules. And their Airbnb business plan should have a back-up plan in case rules change drastically. In our case our back up plan was to rent the units out long-term; which we did.

    How did you afford buying 2 properties (I understand the 3rd was subletted with owner permission) in San Francisco?! Did you start with good capital already? Did you start in a lot of debt via loans? I loved your AirBnB advice but can't fathom how you could put down that kind of cash in a city where people making an average salary can't even afford rent.
