I would love a video or a portion of a video dedicated to the experience of buying a house as a freelance woman in London (without mentioning pricing of course)! I just see so many RUclipsrs make videos about moving into a house they bought + renovations but no one talks about the whole experience, e.g: what should you know about brokers, how to negotiate, how to house hunt, how to go about getting a mortgage (as a single woman + freelancer) etc. I think a lot of your viewers would appreciate it as similarly to you I am in my 20s and would like to buy a house in London before turning 30 ideally but I feel like there is so much lack of education and digestible information on the matter even though I have tried researching about it a lot... Thank you in advance
Open rails and shelves look great BUT the problem I found after several months of 'dressing room completion' (HuH !) was the amount of dust that accumulates on shoulders and collars....horrible !! Does this mean I should just get rid of the items that are dusty OR rush to Ikea and get wardrobes - stat ! So wanted the rails and things but can't stand the dust.....since we both have a similarly excessive amount of clothing I'm offering my take. Love your new home ....it's going to be fabulous. Kitty hint...try a collar and training lead (for dogs) .. link him up and let him out into the garden while you supervise. It gives him access to his kingdom where he can leave his scent and time with you for a chat at the same time. Good luck with that. :¬ )
As a young, single woman I really enjoy watching you do life (mostly) by yourself. Buying a house and doing renovations and just living life as a selfmade woman. It's very motivating and reassuring to see you live the life I kind of imagine for myself as well, maybe just with a different career. Just wanted to share that haha! Love the new house!

Hey Lizzy. The new home looks beautiful! I’ve moved twice in the past month and my cat has been very disturbed by it. The recommended time to keep them indoors so they start getting used to the new place is usually two weeks. With Muffins, (my cat) we bought a harness and took him for a walk around the garden and neighbourhood once a day so he could make his markings. This way, when he was finally allowed out, he would feel a sense of familiarity and know where his new home was without getting lost :)

Lizzy, I would suggest you invest in a cat harness and lead for Luigi; we have just adopted an indoor ragdoll cat who now adores being outside on our terrace. However, we have to keep him on a harness (which took a bit of getting used to) in case he jumps the wall and disappears. Well worth the hassle and means that they get used to being outdoors in their new environment....slowly! Good luck!

It's so exciting to be apart of this house reno with you!! I've had just railing clothing style rack before, it's really convenient to see your clothes but the dust and dirt element is horrendous! Especially on any felt/corduroy jackets etc. and dark colours. Deffs recommend floor to ceiling, it's 100% worth it (and judging by lots of other comments, seems alot of people love it). If you don't want to go for the traditional wooden doors or sliding, maybe go for linen curtains? Or even I've seen in show rooms is glass doors which could be cool!?
Love seeing your new home! As for your dressing room, I echo someone else's comment about going as high as you can. I'd also say to consider what you had at your old house, the proportion of hanging space to shelves and drawers. Did you have enough of each category, do you need more of one, less of another. What did you love, what did you hate, with the layout, materials, etc. Anything you didn't have you'd like to add. We have Ikea's Pax wardrobes in the taller version. We haven't put doors on them, which meant that we could do a combination of 100, 75, and 50cm units which worked really well in our space (the 75cm units are meant to be used with sliding doors). We don't have an issue with dust, that could be a combination of a smallish room with no windows (off our bedroom) and the fact that our house is only about 15 years old. We've had these units for about 12 years and have no issues. Ikea used to have a feature where you could plan the room layout (don't know if they still do), and even if you don't go the ikea route, it's a useful tool to visualise different layouts. We did that with our kitchen, and bought elsewhere.
Hi Lizzy, I love the house, I can't wait to see how you style it! As a few people pointed out already, I really do not recommend open railings for the wardrobe. I don't have nearly as many clothes as you have, but they get so dusty so quickly! Maybe you could do just one open railing to store the items you've worn already before you need to wash them, but I would put doors on the rest. Congrats for the house again! :)

I agree with the other comments, open rails are not really practical but maybe you can do a little portion of the room and the rest organized it with "proper" furniture. I think the new dressing room will help you a lot with your work! A defined place for your clothes (which are your job) was missing so far! Also I think you will be able to fell - on a personal emotional level - more organized! wish you the best!
Not sure how anybody can seem this poised and glamorous while in the middle of moving house! Re the dressing room, I wonder if your brand is reaching the point where you might use some studio / wardrobe space separate from your residence. You may not enjoy commuting of course. So happy for you!
I highly recommend a made to measure wardrobe o a couple of them. You keep the dust away. You have everything always organised and neat even if there is a mess inside the wardrobes. Then you can add some sitting and big mirror and the room will look beautiful too.
Get a projector for the living room for when friends come over for movie nights/watching sporting events. I didn’t have a TV in my last place and the projector was great for entertaining.

That window wall in the kitchen 😘👌🏼 In Ikea(doesn't have to be Ikea you know that) there is a tv cabinet and its compleatly fusfree no handles if you put 2 of the same next to eachother and a full lenght of something wood, marble,... it looks like a buldin the wall. Maybe an idea for in the kitchen? But of course i don't know how big that space is. The dressingroom depends on budget, but your interiortaiste is imp. 👌🏼 so you will figure out Those tiles you can sell!!! They go good money and so you creat extra and being sustainable.

My suggestion: don’t replace the carpet on the stairs, just remove it when ready and get the stairs refinished. You might want to go on a week’s trip with Luigi (Mum’s?) while the contractor does them, you won’t have access to your upstairs while they’re drying between finish coats. I love to be able to just clean my stairs with a damp cloth, no more ineffective vacuums, moving extension cords around, etc. on my two staircases.
Just wanted to let you know that the oriental stargazer lilies by your fireplace are poisonous to cats. Not sure if wuigi is the type of cat that nibbles on plants. Didn't want to be a killjoy, but wanted to let you know. :)
Luigi’s just a teenager. You’ll miss this crazy phase someday, when he just sleeps all day. You’ll get more cuddles then, though, and fewer claws stuck in your nose at 3:00 am! One of my cats used to bite me gently awake on the nose, chin and ears when she got hungry in the night. It was so darn cute that I got up and fed her every time. They are the world experts at getting their humans to do what they want with their charm.

This essential in California, where I live. When cats get free, they either get killed by cars or eaten by coyotes, it’s too awful!

A “short throw” projector is the most practical. It can sit near the wall and won’t be interrupted by people walking in front of it.
