Interesting project. Definitely beyond my ability to envision a cost effect solution. But there are plenty of smarter and more creative people out there than me.
haha me too, im a computer geek and have no idea when it comes to actual building work, but im sure theres a lot of people who would find this not too challenging, especially at the price!
well isn't much "remedial" to do... pull off roof, plop new one on... fix windows and doors so you have a working outer shell, first then you can begin the inside "fixing". which means brand new floor for sure, knock off the walls and plaster them up again (limeplaster, not concrete) the outside can "look ugly" until laters, then you can limeplaster it all to give it a nice finish. but yeah it will take time and if I had the money to buy the property upfront then I would do it... would park a caravan down on the plot of land... then I would save up to have someone fix the roof and the rest I could do over time... it can be done "fairly cheaply" but it will take time + hard work.
the cracked wall is just a wooden wall connected to the stone wall with plaster... it needs to go anyways... the one in the backroom is the rock wall, should be easily fixed. It's a lovely village "ruin" with loads of potential and a quite decent price. but definetly need to roll up the sleeves to get it nice... the little yard outside is lovely and can be made into a very cozy spot
I would look at also buying that next door plot as you could knock a hole through from the courtyard area to this plot and have a garden space and lots of parking too!
It's probably more of a demolition/reconstruction property. The roof, floors and walls all need a lot of work. For the money it's a reasonable property though especially with the additional land. It could make an interesting Airbnb.
@@Diebakt Sorry I dont know. If you are looking for ruins with "habitation license exemptions" then they need to be registered as pre-1951. Maybe ask the agents selling the property if they know their status.
No, nothing about this property appeals to me. So even if it were for free I would not take it. And even if there were something that I would like then it would cost a lot of money to renovate, and for that kind of money there are much better options available. But the presentation was good 👍
Excellent job mate😊, you even risked your life for us, I am now a subscriber and cant wait for your next adventure, I mean viewing. Cheers from Glenn & Deborah
Ja, this property is a complete tear down and rebuild. If the council allows it, it's a sweet little project, enough land and property size for everything one needs.
Great video as always Ken ❤ We know the area (viewed a property near Sobreia Fermosa last year). I think this will be a complete headache to redo. Access, being attached to the neighbour could cause some issues. Land looks very "scrubby", ok for goats but not necessarily veggies.
Access is the biggest problem that I can see - from what I could make out all building materials can only be taken to the house in a wheelbarrow. Given how much work is needed, that alone will take almost as much time &. effort as the restoration itself.
The buyer who commissioned me to make this video gave me permission to share it publicly as they decided not to purchase this property. I make public video tours for sellers, and also private video tours for buyers who cant visit in person.
Its a shame but yes no access and tons of work needed. It these modern times it has no real value apart from maybe to an adjoining neighbour to expand their boundary. If i was a neighbour I'd give them 6k for it then knock it all down.
You might be misunderstanding the situation. The EU is not introducing any tax like this. The proposal you're referring to is a 100% property tax on non-residents of Portugal, which has been suggested by a small radical left-wing group that represents less than 10% of voters. Even if this proposal were to gain traction (which is highly unlikely), it would only apply to non-residents. Anyone legally moving to Portugal to buy property and live here would be considered a resident, holding a residence permit or visa that allows them to stay.
Lost in the middle of nowhere, surrounded by dilapidated land and properties, possible risk of fire, falling apart house, who in the right mind will buy that. Thank for showing properties in Portugal
Same thing could be said when i bought my farm in Central Portugal back in 2019... now there's literally hundreds of RUclips channels copying exactly what we did, and loads of people buying and fixing up old properties all over Portugal. Sometimes you have to think outside the box. Its not for everyone though.
Or dynamite? ... Just joking. It can be fixed. By a "handy" man. A new roof. New floor, repair the inside walls, with new plaster. Outside needs a good cleaning, and new paint.
@hayalim6336 the sun was dissapearing behind the mountain, and I had two properties to film in one video 😅 Also, I had to walk all of it when I first arrived to familiarise myself with the property before starting filming, and I was also flying a drone at the same time as filming. Its a bit exhausting when you have to rush 🤣👍

It's not for everyone but for special kind of people who love piece and who enjoy nature. I purchased something similar in Serbia and i love it.
It is great price. It's a roll up the sleeves and get to work project . All the best Ken and Gina 👍👍👍 Jim and Harriet
And a lot of work too! but it'll be so worth it i think :)
Thank you another amazing viewing Ken keep safe loved the video.
Thanks David :)
Thank you Ken for a great video tour of this project!
You're welcome :)
enjoy the video so much keep them coming ken
Thanks Joe, I'm really glad to hear it! :)
Kudos to Ken for bravely going where many would fear to tread, nicely done!
👋 Gina!
haha thanks... one day i think i'll film some great footage of me going through the floor :D
Nice one mate carry on with the good work injoy it good rest of this Sunday and good new week
Thanks dude, you too :)
Interesting project. Definitely beyond my ability to envision a cost effect solution. But there are plenty of smarter and more creative people out there than me.
That would take a braver soul than me! Can't help feeling that the minute you start doing any remedial work it'll just fall apart.
haha me too, im a computer geek and have no idea when it comes to actual building work, but im sure theres a lot of people who would find this not too challenging, especially at the price!

@@OKportugal if the price is right that could be an option and actually being able to park the car would be handy

I do love that extra bit of land. If cleaned up i think it could be very special too :)
Thank you for the work anyway ❤
💬 *What do you think of this property? Would you take on a renovation project like this?
Yes I might 😊
Do you know if the ruins on the land are pre 1953?
@@Diebakt Sorry I dont know. If you are looking for ruins with "habitation license exemptions" then they need to be registered as pre-1951. Maybe ask the agents selling the property if they know their status.
No. The location is unattractive, access is difficult, the hamlet is depressing and partly in ruins. It's too far away from Castello Branco.
No, nothing about this property appeals to me. So even if it were for free I would not take it. And even if there were something that I would like then it would cost a lot of money to renovate, and for that kind of money there are much better options available. But the presentation was good 👍

Thanks guys :)
I'm a bit too old to take that one on. Very interesting though
kinda like it I must say
Ja, this property is a complete tear down and rebuild. If the council allows it, it's a sweet little project, enough land and property size for everything one needs.
I'd only consider it if that bare plot with sheds next door could be bought aswell. No vehicle access alone makes it a hard no.
Great video as always Ken ❤

Nice id take the house apart and use the stones to build the house on the land
Quicker to demolish,,and rebuild in my opinion!
Hi. Can you clarify please as I'm a little confused. Why would a buyer want to show this,do you mean seller?
The buyer who commissioned me to make this video gave me permission to share it publicly as they decided not to purchase this property.
I make public video tours for sellers, and also private video tours for buyers who cant visit in person.
@OKportugal Ah now I understand, thanks.
@@Paul-lc6zb no worries, I can see how it could be confusing
Ken, maybe a builder would buy??
i think so
Many thanks for the tour but even for free I would not get involved, a real money pit and not worth it.
Its a shame but yes no access and tons of work needed. It these modern times it has no real value apart from maybe to an adjoining neighbour to expand their boundary.

Вы бы хотели там жить?
Is it still available
Should be, the video only went out today. Send the seller a message. I out their details in the top pinned comment and the video description too.
You will be able to complete the work by the time you reach 95.
All I can see is a black screen Ken.
refresh the page maybe? Its playing fine this side.
played fine here
If they pay the buyer to take off their hands!
a restoration project with only motorcycyle access...too much grief for me
Just need to lick a paint
🤣👍
What about the 100% TAX the EU are going to do

You probably stay in a worse dump
@roy8908 Got to be better than a million bucks for something that needs demolishing in Sydney..or half a million for a 2 bedder in Tassie? What a joke
nothing that a bulldozer wouldn't fix
Or dynamite? ... Just joking. It can be fixed. By a "handy" man. A new roof. New floor, repair the inside walls, with new plaster. Outside needs a good cleaning, and new paint.
take it easy man, take a breath. who is chasing you.

Just buy a plot and build fresh. This property is not worth the pain.
Demolish ,redesign,rebuild
😂😂

Sounds like my sort of pace 🤣👍
