Great question! The big question is, does it matter if you "own the house" or not? Anyone who has a mortgage technically "owns the house" but you've used the house to offer as collateral to get a loan from the bank and they have the right to force you to sell if you breach the terms of your mortgage (or at least that's how I understand the law, I'm not a law expert!). You then have to repay the mortgage amount and keep the left over. But does it even matter if you didn't? You still control an income producing asset and you do own the equity in the property. Borrowing at 75% LTV means that you have a 25% equity stake in the house. Plus you get to use other people's money to fund your life, tax free!

@@DafyddMorse and so, does the same apply to your primary residence? Would you ever seek to pay off your mortgage? Or just keep paying a little bit each month indefinitely?

Exactly the same applies to your primary residence in terms of ownership. Check out my video on why paying off your mortgage is an awful financial decision. I'm in no hurry to pay off my residential mortgage but that's more to do with inflation eroding the value of my debt over time. I'm not averse to the idea of maxing out borrowing on your primary residence either!

Reciprocal exchanges can be at different times. We haven't done one of those yet because it involves more calendar manipulation that we can bear to think about!

You get your first guest points by signing up (I think a few bonus ones if you use my link!) and doing various introductory things like filling in your house information, verifying your identity etc. You usually then have enough to go somewhere to try the system out. Then you get more GP by letting people stay in your house, which you then use to go on holiday somewhere else! Simples!

We actually don't worry about clearing the wardrobes, although I'm currently in France and have appreciated having a couple of drawers to put our stuff in so it's really about figuring out what space you can squeeze out. It doesn't have to be a lot!

There are some that only want to do reciprocal exchanges but there are plenty of people who are happy to use GuestPoints. We're going away to two places in the summer and one is using GP and one is reciprocal. It's great! I would say that most people are happy to accept GP.

You're absolutely right. Coasting at £300k from 30 may not be a great play. it depends on your time horizon. Any lower returns may average out by the time you're 65 😀. Keeping your options open is a fantastic thing to do. I've used the opportunity to 1. Work more efficiently (private tutoring rather than school teaching) 2. Do more of the things I love (creating content, learning, trying new things). 3. Do more creative things with property (scaling a portfolio quicker). By coasting, I'm actually trying to ramp up my finances. At least that's the goal in the long term!

Hey Vera, thanks for watching. That's very peculiar. It is based on CRO rather than cash as far as I'm aware. It should base it on the conversion rate at the time of staking. I staked when it was around $0.20 so I believe I'd have to stake much more than what I currently have staked to continue my benefits. I'm not planning to unstake just yet! If you have any issues, I'd recommend contacting the crypto.com customer service. They are very good at getting back to you.

Traditionally it takes about 10-15 hours but it's a faff to keep an eye on making sure it doesn't boil dry!

If being debt free is important to you then go for it! You’ll be better off overpaying when the interest is high though 😀

Don't forget that if/when rates get high - you always have the option to sell your investments and pay off your mortgage then. That still gives the opportunity for more growth.

The numbers may well change and the smaller the difference between the mortgage interest and the ROI, the more debatable it becomes. I can’t imagine that over a long period your mortgage interest will be more than the returns of the stock market (or from property). For now though, this is my plan!

Thanks Tim. I appreciate that. I do believe that the original 4% rule factors in inflation and so would this formula. If we take average stock market returns of 10% and inflation of 2% then that's where the 8% returns come in. Try changing the return to 7% or 6% and see where it gets you. How close do you find yourself?
