10 Minute ADU

Here I'll chronicle our detached ADU build as an owner builder applying for the CalHFA Grant. I'll also post videos about projects I run across from friends and business contacts. Topics I plan to touch on include the design process, how I got into this, Junior ADUs, CalHFA Grant experience, construction tips, and more! I'm aiming to put out at least one 10-minute video each week. I'll try to keep videos relevant and concise.
Zero to ADU Cost Update - 906sf Owner Build
Building this 906 SF 2b 2b ADU myself and documenting along the way. I have almost 10 years of building experience and this is my biggest project so far. I've worked on a lot of remodels, built a Junior ADU as an owner builder, and now this. I've hired help for the Architectural, Engineering, Pool Demo, slab Concrete Finishing, and Electrical Meter Swap but otherwise I have built this completely by myself aside from a few days when a friend gave me a hand with something. I got permits around January 2024, got the foundation poured in May, and quit my job at that time to finish this build. I'm hoping to complete by February or March 2025.

Get another inspector . One who is qualified and will take the time to read your paperwork.
@@JohnThomas-lq5qp I think the planning engineer was actually in the wrong by misunderstanding the panel rating vs busbar rating. I think he is pretty high up in the planning department too.
Thx. I need to do something similar, coming from basement to 2nd floor. My challenge is that it’s not new construction, so I can’t yet see the top plate on the main floor, and the wood is all 100 years old. Drilling even small holes is like going through concrete. Got a feeling I’ll need something that flex, but all the “flex” conduit I see is basically corrugated inside and that could snag the PEX?
@@thenexthobby the sleeve in my application is required for running it through concrete but if you're running it through wood then no sleeve needed probably.

@@keithwilliamson8428 It goes fast when you're working for yourself because you don't have to second guess every decision or ask a customer or boss for things that come up. Also, those were 10-12 hour days. I've done about 10 roofs under the guidance of a 30+ year experienced pro who taught me efficient technique. I probably should make a video about those. Maybe on the next roof.
Looks like a nice job. Kudos. About 2 years ago I roofed my double car garage by myself. Was built w/o vents. I used the plastic ridge vents. The garage stays much cooler.
@@danharold3087 I like ridge vents but my city wanted these specifically. I think they do a good job of keeping embers out during nearby fires.

It took me a while but I have concluded that building an ADU is the same as building a house. In hindsight I'm a little surprised it took me so long to realize this. But to be fair I was a complete novice when I started building my detached ADU. I say all of this to make this point: there are a lot of really good RUclipss on the process of building a house (a standout: EssentialCraftsman house build series) Now let's consider how many really good analysts are out there making RUclipss on the intricacies of ADUs, Housing policy, and critically, financing an ADU build?
That ADU Guy does a pretty good channel. I'm trying to document my experience here on RUclips for my own record and a lot of people can learn from it.

@@12dollarcereal That's correct. Larry Haun teaches in his book "The Very Efficient Carpenter" to avoid pulling out the tape measure to save time. ;) 😉
@@10MinuteADU hadn’t thought about that but it makes perfect sense. It’s not symmetrical to look at but nobody’s going to see it anyways. I’m sure the finish will be nice 👍
What’s the polyurethane caulking for?
It's a good sealant to keep bugs, air, and sound from getting through any gaps between the bottom plate and concrete. The foam gasket that comes in a roll probably does a pretty good job but I wanted an even more solid seal there and I only used the foam seal on the exterior walls so the interior walls needed a good seal too. 👍

By the way, the $500 compactor quit after 1 day! I cleaned the carburetor and BAM, starts right up and runs good again! Then it died after 2 days and I noticed a wire loose. Reattached and fired it back up! What an adventure!

The backfill of the ditch is not structural it’s just a grass area you don’t need to compact with a tamper in 2 inch lifts also this is residential work you should be doing it T & M. Not bid. If you can’t find a lateral that’s not the contractors problem. So the 450 should be a cost to the customer. There’s way too many unknowns in this type of work to be bid work. Just my 2 cents
Great points, thank you! I am owner builder on this project so for me it just means extra work. 😆 Since it is so I'm close to the driveway that gets heavy trailers on it I decided to compact the hole as best as I can. Maybe overkill but I don't want our new driveway we'll build next year to develop a dip on that edge.
10k for 906sqft, is chesp as shit! Thats 100k here in aus
Dang! I saw a vid of a girl building her own house there and she was quoted 60k or something for foundation on modest home. A year ago here I budgeted $130/yard, but now it's 206/yard. I also had to deepen footings a bit which meant more yards. :(

Yes, the plans called for CCJ (crack control joints) 1-1/4" deep laid out as so.

Ended up needing another day to finish rebar.
Update: I decided to get a pumper for the day. Thanks for the input. Too much work and risk to make it happen without a pumper. My sewer ditch would have been straddled by the truck, possibly caving and damaging truck and or spilling concrete.

I am in Central Valley . I am electrician by trade . I am planning on building a jr ADU . What is the total cost for ADU ? I recently replaced my main panel with 200 amp panel . Also did you get an architect to do drawings ?
Jr ADU is cheaper since you already have a lot of it already "built". A similar sized ADU would be maybe 3 times more expensive. Depends on a lot of factors. I have a local architect and engineer do my drawings. Cost is in one of my videos. Few thousand each for an ADU. I paid 75k before I even started the ADU.
Might wanna fix the 2.5" conduit.
Yeah, ALL the electrical on that wall is getting replaced. The broken coupling is on the old pool and hot tub circuits that were demo'd for the ADU.
100k in and no building yet. That's crazy. Where do you live? Looks like you're going to save a ton by doing it yourself.
If I sell the excavator for 20k and finish with 100k more expenses that will be a total of 184k for 906 SF on a slightly sloped lot. $200/SF is not bad. That ADU Guy in Oregon starts with a base case of about $225/SF on a flat lot.

@@911RoyMan yeah I don't know much about it yet. I think I'll get mine funded in 2024. I'll figure out the tax stuff once my CCEDA person gets in touch with me.

12/12 update: we got our funds reserved! Some of the grant administrators may still be taking applications.
If you already paid for all pre construction costs out of pocket prior to receiving the ADU grant, what are.people typically doing to still receive the funds?
CCEDA told me there is a way to get reimbursed but for a fee of around $2000. Another update was released by CalHFA I saw in Facebook group How To ADU. If your application is not complete by Dec 11 when grants will be awarded/reserved then you likely won't get it based on what I've heard around
