Infill Stations & Why Urban Golf Courses Make Great TODs
Today I visit the site of a future infill RTD station on the D Line, as well as the golf course next door, both called Overland. In this video I explain the potential of the site and use it as an example of how cities across North America could develop underutilized urban land into dense, transit-oriented neighborhoods.

They should do it but if it starts out as Amtrak and shares rail it will be slower than driving.
downers grove guy here thanks for the compliments
The lite rail in Seattle has gone down the same route. Every new station has 50%+ interstate. Even the "airport" station is a quarter mile away from the actual airport.
You should come to Orlando if you want to see some of the worst of suburban Sunrail stations. We have one station in my hometown that has a gate explicitly built to block out Sunrail passengers from entering the nearby strip mall. The Sunrail station even built the sidewalk up to the fence, assuming passengers would visit there. It is nearly a 20 minute walk on stroads to the location otherwise.
Im from Atlanta, now i livw oversea but ita nice to see someone as angry with the same things i got sp angry about when i lived with US transit & city design. often, you feel alone because alot of people dont even understand the problems.
Massively underrated channel. Great production quality for the channel size. Keep it up!
Ok, after looking back on this I have no idea what's going on here. I don't even drink and yet this "review" feels like it was edited in an advanced state of inebriation. If anything, this video shows why I will never be a restaurant critic. I have no defense here, it's just really bad, though my opinion hasn't changed. So instead of privating or unlisting this video, I think I'll bust out the RUclips editor to crop out most of the boring parts and try to make this thing actually watchable. If that's even possible.
I'm starting to wish all highways would get reduced to single lane in each direction roads, and quad track rail would be built in the middle of the freed up space. Put the roads in a trench and lid them around stations to allow pedestrians to move.
Went yesterday and the ticket counter was not a thing at the time, you don’t go to casa Bonita for the food… For me atleast, it was fun! Had an 11am ticket in the generic line and I was sat in the corner. I understood that because it was just me and I wanted to eat and go have fun. The puppet show or the magic show in the theatre were probably my favorites thing. All in all I spent close to $50. Food and 1 margarita+tip. If you’ve been to the old casa Bonita, they had unlimited food and sopa pillas. I accepted that I didn’t come for the food. I came for the experience. And that experience was worth the money.. they made the area adult friendly with jokes but very kid friendly as well.. it felt like an adult Chuck E. Cheese but with a side of south park without the cussing. Wow.. this is the first time I wrote this long of a commment.. have a goodnight. Like you I did record everything inside. Video will be out eventually.
The way he said "weve got bread" made me expect the next sentence would be "and the circuses consist out of the same people responsible for designing the roads"
The least used line of the L is Yellow, not Pink
Dude! This is why we can't have nice things. One Emo guy talking in monotone and not even mentioning all the many shows they have after eating. You didn't watch one show and just whined the whole time 😏 pathetic.
you should do jakarta metropolitan rail lines
It's Dev - On. Not Devin
Arguing with brainwashed idiots just means you accept their frame. Don't argue with Americans who take the following suicidal positions (thanks to brainwashing) 1. Support for Russia (which includes North Korea and China) 2. That Rail is not American. This country was built on rails. The world runs on rails. Any denial of this is brainwashing, not logical. 3. That taxes should not be used to pay for it. The louder someone complains about taxes, the less likely they make enough money to actually pay taxes.
Geez this guy is a right knob. Not deserving of a Casa Bonita experience.
It is kind of ironic that after complaining about car centric planning you suggest a tunnel or bridge. Which is really just car planning that is designed to look like pedestrian planning.
I agree, though I don't see the city ever removing the road so the bridge is meeting in the middle.
@@JkWillis Sad but true. And anything that slows vehicles in any meaningful way is a crime against humanity so we know that won't happen.
@@JkWillis Colfax Ave offers a safer crossig but that does more than double the total walking distance.
Some, not all but certainly some, of the desire paths are a product of needing a looping route to maintain slope for handicap accessibility. But it would be nice if the added a step for direct routes and the lower pitched route for bikes, wheelchairs, scooters, and any other wheeled option.
It is not quite as simple as running on existing tracks. At the bare minimum stations are going to need to be developed and some capacity of parking etc (or better TOD but that is a different convo). This, as is most freight lines, is very wiggly and squiggly as freight doesn't much care about speeds. Passenger rail speed reigns supreme. This looks like a logical corridor but likely best to do some sort of hybrid where it splits off the old tracks to make stops downtown/at stadiums. I like the idea of nationalized rails but in all reality encouraging private companies to 2-track and electrify rails with tax incentives or some kind of cost sharing might be easier and more effective. How it integrates with the airport ride would be one factor that would impact ridership. Your schedule would likely need to be reworked. Trains running at 6, 7, 7:30*, 8, 8:30*, 9, 9:30*, 10, 11, 12, 1, 2, 3, 3:30*, 4, 4:30*, 5, 5:30*, 6, 7, 8, & 10 would probably yield better ridership. The ones with an * would be an express option weekdays only skipping the intermediate stops. Add in special event trains coordinated with sporting events, concerts, etc. Lastly, and maybe most importantly, if you really want to maximize the value of something like this the goal should be a lot higher than 100 year old technology. I'm not saying it needs to be true high speed but you really want to target at least 125 MPH peak speeds. That way with stops and areas with bad geometry you can maintain close to 70 MPH. And this would require pretty extensive deviation from the existing tracks
RTD LRT is all about where they were allowed to build, not where it is best and most appropriate-you’ll see that on the PR (R line). What you didn’t mention was that the stroad that had the crosswalk to the ped island, was the end of C-470 on the west side, the loop surrounding 3/4 of the Denver metro. That right turn lane is better known as a “slip lane” to keep traffic flowing at a higher speed than making a 90 degree turn, making sure that the traffic from C-470 northbound onto either direction of US6 don’t have to stop-notice the flyover to westbound US6? For this reason, that it connects to US6, C-470 cannot be truncated as you suggested.
I understand that the purpose of that turn lane is to keep traffic flowing, I just think it isn't necessary, not to mention the danger it poses to pedestrians and cyclists. Overall the entire highway setup in that area is way too overbuilt. 470 would only be cut short to end at I-70 if 6th is converted into a 1 lane road as I talk about here. A major highway ending at a smaller, lower speed limit road wouldn't make sense so that's why I brought it up. Besides, Denver has always functioned fine without a complete beltway, it's never been of major importance.
@@JkWillis unfortunately, CDOT thinking doesn’t parallel those of us who use or would like to use our common spaces even outside a personal, private vehicle. Anything designated as a CDOT controlled highway will never shrink back to one lane in each direction once it’s been expanded (E Colfax BRT isn’t losing lanes, just shifting uses). It is overbuilt but it won’t change unfortunately.
Awesome video!
They gave all the design consideration to ADA requirements because if it looks like something a person in a wheelchair could traverse but doesn’t meet code (ADA), they could be sued and found liable for someone falling backwards or sliding backwards. They could have installed a crushed granite path or even pavers and indicated as not accessible. I had to ride my bike all along the ramp because I didn’t want to expose my tires to the thorns.
Hey man, great video. Do you think you could do something about the 29th street mall in boulder? I think that’s a great example of mind bogglingly bad land use in an area with some of the most valuable real estate in the country.
The Platte River bike trail also runs along the west side of Overland. It''s a prime spot between Ruby Hill and Broadway.
i live in the denver metro area and I am SO glad that there is someone putting RTD, and Denver, to the sword for this absolutely heinous land use. In my opinion, the land use in Denver is absolutely THE #1 thing holding it back from being a great city. The whole region has been choked by highways and stroads for decades. Things seem to be moving very slowly in the right direction, but it needs to happen 10x as fast if we want to undo all the damage car-based infrastructure has done to our city in a reasonable time frame. Great video, you have earned a new subscriber.
the only mode of transport that is truly free in NA is freight trains
Don’t oversell this project. There will never be enough passengers for the foreseeable future that will ride a front range train every hour in both directions. So don’t try to spin this as a regional train with high frequencies. Commuter and light rail within the Denver area barely supports trains with this frequency during non rush hours, and slightly better frequencies during rush hour. I see maybe 4 or six trains a day being possible, morning, noon, and evening train in both directions. More money would be spent on trains, maintenance shops, crews, and station platforms than on extra passing sidings the freight train operators will demand. Additionally, there are some advocating for regional trains on the Tennessee Pass line east of Glenwood Springs. I doubt Colorado could afford to do both at the same time - especially with high frequency, low to no emissions trains.😊
So, as someone who uses RTD Light Rail quite frequently, the main reason why ridership is lower than it should be is because the land use around most of our stations is absolutely horrible, a topic I've made several videos on. With the right land usage and density around stations, the Front Range Passenger Rail will easily support a stable high ridership. Colorado should strive to make rail transit its primary form of transit, and having an infrequent and unreliable train service will not incentivize people to take the train over driving.
They should support more rail but sadly if the rider ship even reaches 10 percent I would be surprised.
Appreciate you visiting and taking the time to evaluate our transit system. Though I have to say, much of what you've suggested has either been tried and failed, or hasn't been tried for good reasons. While the RTA is pretty good by American standards, there are numerous political and financial challenges that prevent it from becoming as robust and cohesive as area transit advocates would like. If the good ideas amongst yours were possible, they would already be done no doubt.
Every one of these arguments goes double for the Park Hill Golf Course
Mindblowing to hear Belgrade being singled out for praise, mad respect xD good vid
40th & Colorado Station is right near the Park Hill Golf course.
Blah blah blah. Just say the place sucks and dont go there. This was entirely too long for you to hate it. Shuda been 24sec long.
another kid with 0 life experience wants to transform our nation LOL commie indoctrination is strong here.
In Utah and seeing green golf courses during the worst of the drought a couple years ago was infuriating. If it’s city land, it should either be publicly available as a park or developed into a proper land use. If it’s private their water consumption should be metered and the first flow to be limited when there’s a bad winter or hot summer
you should be getting angry at big industrial farms that use 80% of the states water to grow alfalfa, that's way more of a problem than golf courses. urban water use in colorado is something like 15% of the total water use, and golf courses are probably like 3-5% of that fraction
@@spencerimre I'm not a big fan of alfalfa farming in the west but at least it produces something tangible. A golf course could be replaced with almost anything and be a more effective use of space. I might even include an alfalfa farm in that, but I would have to do the math
Definitely convert Sante Fe Dr to a regular low capacity road. Convert intersections to roundabouts, but I definitely wouldn't put any parking on it. Slow it to 20mph for about 1/2 a mile through the new development. Move the highway to Federal, it has enough room and looks like a stroad anyway. Run a tram from Federal along W Florida to the new station, down to W Iowa, and out to University of Denver Station.
Idk what is worst, Denver having golf courses that take up such prime land or here in Bakersfield, CA- where we plan entire new neighborhoods (like 99% single family homes and mansions ofc) designed completely around golf courses.
Palm Springs as well, a look on Google Maps seemingly shows 12 private golf resorts and "communities" in a trenchcoat...in the literal desert no less
We would lose something if they redo the area around Osage. We will lose prime graffiti space 😡
Hopefully it would go better than the last time someone in Denver suggested redeveloping an old golf course…
What happened the last time? (Didnt even know there was a last time)
@@seanegli7118park hill golf course, defeated by NIMBYs. It's now an abandoned fenced off waste of space right next to a train station
Park Hill still has potential, the reason it hasn't been developed yet is because of NIMBYs. That area around 40th & Colorado seems to be one of the most NIMBY neighborhoods in the city. It looks the same as it did 30 years ago.
@@seanegli7118 There was a plan to turn the dilapidated, privately-owned Park Hill Golf Course into high-quality subsidized housing for thousands of people, including for-sale subsidized housing, as well as a public park the size of Cheesman Park, plus the developer would need to give $20 million to the city to develop it into a park. The Denver Democratic Socialists of America teamed up with the Denver Republican Party to kill the measure and keep the defunct golf course.
Let's ban cars!
Have you heard of San Diego's Riverwalk? A 27 hole golf course being converted into 4300 units and 1M sq ft office, at the same density as Park Hill would've been, at the same distance from San Diego's Downtown station as Park Hill is from Denver Union. But even better because Riverwalk will get an infill LRT station smack in its center and is already within walking distance from the city's largest mall, where there's already a LRT station. And the grading and street pavement for Riverwalk Phase I is complete.
I visited San Diego back in March, and got to ride the Green Line through that site. I totally should have mentioned the Riverwalk in this video, but oh well I can't cover everything. Definitely one of the most promising TODs in the country right now.
We also got a trolley accessible river park at the Stadium station that is heavily used, which also has plans to built more TOD on the remaining parking lots there.
Go back... and get yourself ready for some boogers and cum
U...need help with the editing?
I feel like I'm finally starting to settle into my unhinged editing style. Besides I can't afford an editor anyway lol.

Always gonna drop what I’m doing to watch a Willis video about Denver urbanism 🙏🏽
Thank you for making this channel so I didn't have to. Let's form a coalition and lobby for better urban development in the Denver Metro area.
Cicero is pronounced "SIS-sir-row" after the Roman senator of the same name. As for the station names, it can be confusing to out-of-towners to have so many stations so far apart with the same names, but we homegrown Chicagoans are kinda used to it. Possibly, the only change I'd make is renaming the two Western Ave stations on the Blue Line to "Western/Milwaukee" and "Western/Eisenhower Expwy." Otherwise, people can refer to "the Western station on the Brown Line," or "the Western station on the Orange Line," etc.
All arcades are rip offs when you think about it. I don't mind the price, but that weird exclusivity thing with the waiting list that you may or may not get added to is a little ridiculous. Maube they just didnt want people camping outside the restaurant
That seems like an old google maps view of Prairie Center. There are more restaurants and other shops away from the main strip of shops now. Maybe it would qualify for F tier now?
