    Hello! First And foremost thank you for all of the knowledge information you’ve given us thus far, my question to you is the home I’m purchasing is well below what I was approved for. The home is amazing and everything is fine except there’s no washer and dryer will the usda allow you to use the extra funds to purchase one?

    At mine they’ve installed conveyor belts so they roll out a belt full of stuff and every 15 minutes they pull the belt back in, the stuff empties into a large bin, and then ass the belt rolls back out they drop stuff on it from an overhead bin. Absolutely nuts

      Yeah I’ve seen some videos with the new conveyer belts. All of them are probably on their way to converting to that. Which do you think is better? The bins or the belts?

    Hi Jenny . I am one of those people who have been watching your usda direct videos and they have been extremely helpful. I am in the process of buying with usda direct and just like your experience, the first house we put an offer in has foundation issues. Thank you so much for giving us the heads up . I wanted that house so bad but it looks like it’s just not a good fit . Thanks again !!!

      Hi! I’m so glad you found my videos helpful! When we were going through it I couldn’t find any information from actual people who have gotten a direct loan so I was hoping people would come across my videos and find them helpful. Sorry to hear about the house with the foundation issues. I was so bummed when that happened to us, but we ended up finding something so much better! I know that will be the case for you too! I know it’s hard to be patient but one day soon you’ll say, “man, I’m so glad that house didn’t work out!” Because you’ll find something you’ll be much happier with Lol

    I believe Craftsman style was c 1920s 1930s? I live in a Craftsman style home and the date on the porch is 1937.

    How long did it take to get approved for for your direct usda home loan start to finish

      @@6ftfox it took 45 days from when I submitted the application to when I got approved. We got approved in November, we didn’t find a house until May, we closed in July. It seemed like forever but it was because the housing market was so crazy when we were looking….once houses were listed, they would literally be under contract within hours!

    Hi so I have a question. So after your final walkthrough…. To make sure everything was how you wanted it and before u received your keys. Did you guys go to another closing. Like as far as the paper work and things you had to provide? Did you have to show them anything else or take anymore statements from you bank?

      We actually communicated completely through email, so right before closing, the loan officer sent me a paper to sign after doing the final walk through with my realtor and that was all there was to it. You only have to go to one closing. As long as you find a house within the time frame they give you, you don't have to send them anymore paperwork. If you have to get an extension like we did, you have to submit all the paperwork again minus another credit check.

      I know they make that sound confusing but they mean you can’t already own and decent and safe home. We actually owned a decent and safe mobile home and we were approved.

      I am a realtor who has helped several of my clients buy a house with this type of loan. My first client who ever used it, lived in an apartment at the time of his application. He was approved and was able to buy his first home.

      Sorry for the late reply! Yes you will definitely qualify! Their rule about the stable housing is kind of confusing, but really they just mean you can't already OWN a home. We owned a mobile home on a rented lot that was both safe and sanitary and we were approved :)

    Hi Jenny, thanks for these videos and congrats on your new home! 🎉 I wanted to ask, is there a certain amount of reserves required in your bank acct at closing? I know w/ the FHA loan, they require 3 mths of mortgage payments in your bank acct at closing. Thanks!

    Hello i have a question.since the program is O downpayment.do you need to pay closing cost?

      Sorry for the late reply! Let's say you get approved for $250,000....and you purchase a house that's $230,000, then you can have your closing costs included into your loan and there is nothing out of pocket. But if your house is the full amount of $250,000, you wouldn't have any money left to include your closing costs in your loan, so you would have to pay out of pocket. I hope that makes sense :)

      Your credit has to be 630 to automatically be approved so we waited until our score was high enough. You don't have to though as long as you can show proof you have paid your bills on time for a certain period of time.

    Will usda direct let you buy land and a modular home to put on said land or do you have to get the construction usda loan?

    Hello, I applied for this program is November 23. We got an update stating our process wouldn’t be able to begin until more funding is recieved. It stated it could take 180+ days. Feeling so discouraged, can you let me know if this can be a longer or shorter process? Thank you 😊

      The mortgage is USDA direct and I just found a realtor through google who I liked and we stuck with him. You can pick any realtor you want :)

    I'm looking for a small condo. The thing is post pandemic mutated the market! 100k for a no frills 1br condo. To add to that, HOA fees can go up to $900! No heat included. Sometimes I get really discouraged.

      Sorry for the late reply! I know the housing market and prices really got crazy! The previous owners of our home bought it 5 years prior to us for $100,000...we purchased it for over $200,000! They sure made a killing! We've been here for 2 years now and the value is only rising. Just remember, your payments are based off your income, and in my area, my mortgage is a heck of a lot cheaper than any apartment. Best of luck to you!

    Thanks for this. I'm low income because of a disability. I'm in a bad environment right now. It wasn't always like this, but it what it is. This may be what I need. I'm in Connecticut, and post pandemic has priced me out. Something that was $30,000 at the beginning of the decade will now be 100,000. The interest rates are crazy also. My savings then would have been enought to pay cash on a tiny place, but now is an insufficient down payment. Thanks for a light at the end of this tunnel.

    I am interested in doing the usda I was wondering when you use all that money to purchase a house how do they figure out how much your mortgage is? And is all that extra money you have left over yours as well?

      Hi! Sorry for the late reply. When you first get approved, they will tell you what your mortgage payment will be, but it was kind of confusing for us, because the amount they tell you does not include your monthly tax and insurance payments which will be added to your mortgage every month. You do not get the leftover money.

      Sorry for the late reply! If your credit score is at least 630, you pass with flying colors, no questions asked. If it's under that and you have negative marks on your file, you will have to send them written explanations as to why and be able to show proof that you have paid some kind of bill on time for so long.

    Loved your videos. Very informative. I had a question on being self employed. I have the feeling you have the same type of business that we do. What type of income verification did you need? Will they look at business bank statements and not tax returns which show deductions. Thanks so much.
