if you go back to the website you can fill out the estimate form and it will give u a round about number you might be approved for. our fam of 5 with 57k income and 600 in repayment loans qualified for 218k. but you have to put in estimate tax and insurance for your area so its best u plug in your own info

That 2000 sqft is actually not a rule. There is actually no limit on square feet. It just says reasonable for family size, situation, and comparable area homes

At this point I'm assuming they must have a backlog. Your explaination of the process is very very good. I had no idea the certificate expires in 45 days. Thanks for this. I'm low income because of a disability. I'm in a bad environment right now. It wasn't always like this, but it what it is. This may be what I need. I'm in Connecticut, and post pandemic has priced me out. Something that was $30,000 at the beginning of the decade will now be 100,000. The interest rates are crazy also. My savings then would have been enought to pay cash on a tiny place, but now is an insufficient down payment. Thanks for a light at the end of this tunnel.

I'm currently in underwriting and got a call asking for me to write a letter explaining a gap in employment due to covid and the are sending a letter for our landlord to fill out. Idk if it's good or bad it's been a while about 30 days since the underwriter got it so idk. If it's a no I'd rather just know now.

Someone mentioned in the comments on one of my videos that there are programs that help with all the fees. Just ask your loan officer for some info on that. I wasn’t aware that they existed and I was lucky enough to have my mom who was able to loan me the money. If you have to invest your own money then once you close, you get all of that back except the inspection fee. I wish you the best of luck!

My advice would be to log on to their website (if you watch my latest video I walk you through the steps) and see what you may be qualified for. Credit does not matter as long as you’ve paid your bills on time
Hello, I applied for this program is November 23. We got an update stating our process wouldn’t be able to begin until more funding is recieved. It stated it could take 180+ days. Feeling so discouraged, can you let me know if this can be a longer or shorter process? Thank you 😊
I have alot of questions about this loan I don't have a specific area I want to live in mind. I see you need to establish that before even submitting the application. What happens if they approve me with whatever loan amount they give me and I can't find any home that I want within that county. What happens then? Would they allow me to search in any other counties? it sucks you have to reapply if you run out of extensions just to go back to house hunting again. With their assessment on their site, I couldn't understand what Im supposed to put in for annual taxes, insurance and HOA when I don't know those things yet because one I haven't picked a property yet! so I cant know those fees just yet. How am I supposed to determine that beforehand ? Wow 6 months is alot of time. I hope I can find one with less competition to get in sooner
I had that same question about where you’re allowed to live. I asked my loan officer and it can be any county within your state. I just did a video about doing their assessment if you would want to watch that. You kind of just have to guess on the taxes and insurance and I give a ballpark range in my video :) let me know if I can help answer anything else!

Credit score doesn’t really matter as long as you have 2 bills that you can prove you have made on time payments on (like rent, electric bill, etc) if your score is 640 or higher, you don’t need to provide any of that

I thought I’d ask because you said you were going to fix some things in the new house. How strict are they ? My other question is - do you know how long you have to work to get approved … length of work history ? Just curious if you knew .
Hi! The house just has to be safe to live in. I don’t think they are all that picky. One house that we looked at had major foundation problems and usda said the seller would have to have that fixed before we were able to close. Sellers didn’t want to fix it so we lost out on that one. This house we bought had pretty minor things that the seller agreed to fix before closing. And I believe you have to have 2 years of work experience but if you don’t, they need a written statement explaining why
You just look at any home finder sites like Zillow, etc and look at any house you want. You just need to check usda eligibility map on their website to make sure the home is in an eligible area. It just needs to be outside of city limits to qualify

@@mellie1022I had the same issue at first and had to reapply because they lost my application. I reapplied and checked on it every 2 weeks. I reapplied April 1st and received my pre approval on May 12th. You have to stay on them until it gets sent to the specialist. Mine was complete in a week and has been on it!!
YOU R SPOT ON JENNY!!! you could do a channel on this subject alone! You popped up on my feed cuz I’ve typed the phrase “usda direct”so many times in so many diff variations ha. There is nearly NOTHING, and you hit the nail on the head as to why and some of the confusion. So EVERYONE thinks the usda financing is the “no money down” loan, the one with a bank with a underwriter etc. real estate agents ALL hate these loans because they FALSELY believe that the inspections are extra stringent, or that they take forever to close etc etc etc. all BS, so many myths and incorrect assumptions with these, my favorite is “can’t do USDA loans on houses with swimming pools”. Hahah. People think to qualify for usda u néed to live in a coal mine or the Everglades or the Sierra Nevada’s…. Nope. Soooo much qualifies for usda lending now. Some cool stuff too that slows u to build ur own home, or have one built or do multi family or take over an existing usda loan from person who did usda previously and now selling
Like if you get approved for $250,000 and you buy a house for $200,000, you’re able to use the $50,000 for updates to the home such as new flooring, appliances, etc. but you don’t get the leftovers in a check or anything.

Thank you! Your payment is based off your income so it all depends. Ours is in the $800 range and that includes insurance and taxes :)

I just called around and asked them if they had heard of a USDA direct loan before, not many had.
If there’s any left over money do you get to keep it?
Like if you get approved for $250,000 and you buy a house for $200,000, you’re able to use the $50,000 for updates to the home such as new flooring, appliances, etc. but you don’t get the leftovers in a check or anything.

Hi! I was trying to apply for a USDA home loan and came across the direct program. In my description there is a link to their website. You could also just google “usda direct loan” and then your state to bring up the direct link to your state
Did you have to pay any closing costs on the direct loan??
No they were rolled into the loan amount. I have a video about the closing process if you’d be interested in seeing that :)

No I don’t think so. It took about 45 days from when I applied to when I got approved.
