I LOVE how you explained everything. I was curious because someone flipped a house that was in our family (as part of a deceased estate). They did a very quick flip but I am a bit concerned because I happen to know that a small mold problem was present at the time they did the flip and I don't know if that was corrected or not. Also, they left the (really poor) windows in place and didn't add any insulation, even though the house's energy rating is atrocious. So I was just curious about the process. I will definitely be watching more of your videos. Thank you for sharing all of this great information.

I don't think a 6.5% return property is a "positive cashflow" property in the eye of the bank because their internal assessment rate is higher than that (if not equal), so how could you get enough borrowing capacity? 2. If your rental rate does not grow fast enough, you cannot maintain positive cashflow if you refinance, how do you deal with that?

Apartments are good portfolio diversifiers. It's true that the capital gains are not great now, but eventually more Aussies will be forced to consider them, and it's happening right now. I never considered buying an apartment myself, but I just purchased a 3 bedroom one in Melbourne.

Good video. The flipping days are over for most investors. As for small developments, they can be extremely stressful. In today's market, the profits aren't as high either due to increased building costs. I've noticed that many people from other countries, especially from China, want to be developers, but most of them really have no idea what's involved.

Definitely agree that the stimulus / printed money from the government helped fuel the price rises, but COVID and remote-working also made people rethink their values and where they wanted to live. This created a mass arbitrage effect with COVID migrants, where many from Sydney and Melbourne - with much more equity to deploy - relocated to cheaper coastal cities and regional areas. Sometimes they didn't relocate completely, but bought additional property which further reduced available stock to purchase or rent, and fueled significant price increases.

So how many properties do you have? to get passive income of 72k?

Why di you say its more risky to purchase a property whilr using LMI? Say woth a 5% deposit? Can you please explain what the risk is? Isnt all youre doing making an additional payment (for LMI) when purchasing? Thanks in advance!
