      Hey, you have some time, so I would focus on the foundation: credit and income (once moving to Texas). You want to have those things in order to maximize your opportunities. After that, it's all about seeing how much you can comfortably afford. About six months out, I would apply with a local Texas lender to see where things stand, giving you plenty of time to make adjustments.       Your exemption for DV will kick in from the time you own the property. Homestead kicks in when you are the owner of the property on 1Jan.

      Hey, yes, definitely check with the veteran land board for your land purchase. If you are 30% disabled you qualify for their discounted rate.

    Father is disabled vet he has a property tax exemption on home he resides in - he's thiking about a git deed to his two children - will that property tax exemption stay in place or void as the home is no longer in his name?

      In Texas, if a disabled veteran who has a property tax exemption transfers their home to their children through a gift deed, the property tax exemption typically will not remain in place. This is because the property tax exemption is tied to the homeowner who is the disabled veteran. Once the property is no longer in the veteran’s name, the exemption is generally void.

    What about the permits and stuff? Constructing a house is one thing. Legalizing it is another. Do you need to get a permit from the state/city-planning? And how do you acquire an official address, set up the water company to supply you with water, and same for electrical power & internet companies?

      All good still here, the housing diameter in relation to the needed space for the cable was enough to fit the cable through. No cutout was needed. The top of my gazebo beams were not as even, so I had to make a few cuts to have the housing sit level at the top.

    After leaving the military in 1995 I have purchased a total of four homes with the VA home program and lost them all . Two were in a HOA , housing discrimination /forced foreclosure ,third house, home energy scam and a bogus restraining order from neighbors who wanted to buy the property. Fourth house mortgage fraud during closing in 2020. This one I lost everything personal property, credit and house. Purchased in 2020 stopped making payments in 2021 and the lender refused to send it to forclosure. This property was not in the state of Texas. As of February 21,2024 I am now a homeless disable veteran living out of my vehicle. In my opinion and in hindsight,this was a well executed plan to ensure I lose my VA certificate,the prior two forcloseures were quick ,the third property I made no profit and the fourth property was straight up mortgage fraud only I didnt know what was going on until weeks after closing. Afterwards I refused to sell to investors for pennies on a dollar and was harrassed, tortured every single day until I fled from the property. VA was fully aware of my circumstances,the alleged mortgage scam and the property condition when it was sold to me and inspected by the VA inspector. In order to remove this property from my name and the damage it is doing to my credit I have to bring this matter to a federal court. The lender retained a Super lawyer while I was in that house. After I submitted my change of address in January 2024 they responded to me from a nationwide law firm to ensure no lawyer accepts my case. They failed to disclose a major document and major repairs,not one lawyer in my former state would accept the case claiming they had a conflict of interest. In the event I regain my VA certification I would never ever buy another property with them nor do I plan on using the Texas land loan . In my journey I have met others like me lose their house after making substantial improvements and are homeless veterans. We served our country and in my case Desert Storm left me a disabled veteran. The VA promised to take care of US allow US to buy a home with no money down. We make major improvements to our resting place and in a flash we lose it to a HOA trumped up fine or mortgage fraud or housing discrimination. In my opinion this is why there are so many homeless veterans. When you have fought in a war and then have to fight for housing in your own country its more than you can bear. I'm currently parked somewhere on the streets of Texas on full alert wondering how did I get here. Looking at my credit report with the only negative items are VA HOMe loans. Im a few days or maybe a couple of weeks away from maxing out my credit cards. I spent everything I had to relocate to Texas only to find out I cant rent an apartment because of my recent late mortgage payments or there are no vacancies.

    Howdy, I’m retired U.S. Army looking for rural community near Galveston. I grew up in and have lived in cities while in the U.S. army. Hawaii, the state I grew up in, has hurricane relief fund that increased premium. Is home insurance higher in the Galveston area? Will it be possible to share rural communities with no HOA? Thanks!

    Just take advantage of the IRRRL. You can use it as many times as you want to lower your rate and payment. No property taxes is a great benefit of being a 100% P&T. Used it in NJ and AL.

    Much obliged! I’m wondering if I do use my VA loan thru a lender, what if my lender doesn’t have a First Time Home Buyer’s program? Is it best to go thru my bank (NFCU/USAA) or a mortgage lender for a loan? Back to my topic, if I use my VA loan on an old house and acreage, can I become approved for a construction loan to do renovations with the money I have left? For example, I buy a house for $280k, yet got approved for $400k, does VA loans only pay for the total of the house? Do you know what are the steps to attain a construction loan? Asking for a friend, & that friend is I.😅

      It's advisable to explore both options: your bank (NFCU/USAA) and mortgage lenders. Compare their offers, rates, and terms to determine which suits your needs best. As for using a VA loan on an older house with acreage, VA loans typically cover the purchase price, not renovation costs. However, you can explore a VA renovation loan, which combines the purchase and renovation costs into one loan. To get started, inquire with your lender about VA renovation loan options and the steps involved in obtaining one.

    We have to close by December 31st and or January 1st from my experience

      That's only for homestead exemption. For 100% disabled veterans from the time you were awarded that letter, your taxes immediately stop. Also if you paid taxes with the 100% disability, the county will back pay you.

      @dozerpozer3206 Oh no, get your tax bill, your payment receipt, and your reward letter showing when you were rewarded the 100%. If it overlaps, they can not charge you for the time you were owning the property at 100% disabled veteran.
