Selling my home in Ingleside in January and moving back to San Antonio . I don’t have a choice and I can’t wait. I’ve been using my VA home loan to buy but would not make a difference or would it help if I used the TVLB also?

I will matter, particularly with the closing cost fees. I personally would steer clear of using the veteran land board, the way the market is right now, you are better off getting the Builder or the seller to contribute to buy in your rate down. I'll do a video on the right buy down and give you examples on how it works.

If I for example… My county max is 766k. Buy a 4plex for 700k, and live in it for a year. How can I buy another similar 4plex? Haven’t I already maxed my limit? Of do I have another $766k?

In this situation, if you are looking to get a duplex at the same value using your VA Loan, you want to refi into a conventional loan to free up your max va eligibility. The benefits then would be 100% financed with $0 down on your next purchase.
