    Just take advantage of the IRRRL. You can use it as many times as you want to lower your rate and payment.
    No property taxes is a great benefit of being a 100% P&T. Used it in NJ and AL.

    If you buy a house in the middle of the year. Will you be exempted for the whole year or just half of the year?

      Your exemption for DV will kick in from the time you own the property. Homestead kicks in when you are the owner of the property on 1Jan.

    The prices are high because of corporations buying all the houses that veteran cant have. The companies buy used homes without inspections and pay full price. So veterans cant buy used houses in DFW.

      Great point! Typically, those buyers are making offers to sellers before a house even hits the market. By the time you see it, it may already be under contract. I would recommend focusing on getting fully qualified and ensuring you're working with a lender who can elevate your qualification status from pre-qualification to pre-approval. At that stage, when you make an offer, it's as good as cash. In the end, sellers generally aim to sell their homes at market value. Those investor corporations often don't buy at market value; they usually target sellers who need to sell quickly. In summary, don't let that discourage you. Keep working on your buyer profile and aim for that pre-approval status when you go house hunting.

    100% DV need to move to San Antonio soon. New construction: does that matter if it is a manufactured home? Should I stay away from manufactured homes?

      Yes, it absolutely matters, just closed on one and the out of pocket cost to the veteran can add up. You can still buy using the VA loan and you will have your property tax exemptions, its just getting the home to qualify for the VA loan prior to closing. Different approach but can be done, just make sure its worth it if you want to go that route.
