I grew up in Dallas basically living there since the late 1970's. Back in March I sold my home of 20 years. I could no longer absorb the outrageous property taxes. With values as high as they were, even with homestead exemptions & protesting the DCAD every year my taxes still went up 10%. At almost $11K annually I decided to make my exit. Where I lived were mostly ranch style homes from the 1950's & 60's. Over the last 10 years I saw homes all over my neighborhood being torn down to be replaced with some pretty obnoxious mcmansions. It's sad some of the character of Old East Dallas & other neighborhoods close to White Rock Lake has been destroyed with these modern yet tasteless designs. Not to mention police response times suck. My home was burglarized 2 years before I sold. It took the police 60 hours-over two and a half days to come out to take a report. That's part of what my over $10K in taxes is paying for. Not much value. I am happier now in El Paso. Despite all the fear porn on the news it's safer out here. Homes are a huge bargain. @Alex-xh7dm El Paso property taxes are high relative to west Texas, but a $250,000 EP property probably costs $400,000 in Dallas. Coming from other cities El Paso can be a frugal choice
I've lived in Texas almost 50 years and grew up in Dallas. When I got my first job out of college, I left. It's become a cesspool full of expats from other states.
It’s getting too expensive here in DFW. I made a mistake accepting a job and moved my family here during the pandemic. In 3 years, we plan to move back to either Alabama, Georgia or Tennessee. Property taxes are a lot lower and homes are more affordable than DFW.

Lived in Dallas my whole life. It used to to be the best small big city. OMG… 2017 boom town. Toyota and other companies came and you could not get a house. Texas has the 5th highest taxes in the USA. Between the taxes, the traffic, the new personality it was to much. We left in 2019 and came to Nashville Tn. Our property tax here was $3,200p/y, in TX our taxes were 12,000 p/y and both houses valued for the same amount. All the “ burbs” he is talking about, they did not exist 10 years ago, it was all farm land. My car insurance here was 50% lower, home owners insurance was much lower and my health insurance was lower. We live in the suburbs north of Dallas and are also moving because too many people are moving here now, also changing our way of life. My family has lived in McKinney for 7 generations and it's now time to go. My husband graduated from Prosper with 12 people in his senior class. It's a sad and changing situation all around. Progress they call it.
@@EH-ro8dn Traffic and lack of roads is an issue yes. The small town feel of knowing everyone and having that community enviornment. Plus we have a farm and housing additions are surrounding us now. Kids jumping fences, kids chasing cows, trash everywhere, people stealing fruit from our trees. It's just time to go...
@@hl0984 As I said they weren't strangers. Everyone knew everyone for generations. And "one of those people"? Seriously? You just proved my point. Thank you.
I live in San Antonio TX and like it here. Dallas is part of tornado alley, so for just that reason alone, I wouldn't live there. We do get crazy weather here once in a while, but it's not all the time. Good luck with the move!
My husband is originally from Beaumont, TX and I'm originally from New Orleans, La. He relocated to DFW back in 1998 and I relocated to DFW back in 2005. We met in 2012...in Dallas. Long story short...we left DFW in May 2023 because we wanted land, and we found it at a reasonable price here in Beaumont. There's no way we could find these prices in DFW for what we got here in Beaumont!!!
@@LIVINGINDALLAS so true. The area we were in was right next to Burleson, which was a nice/growing area. We were in the Crowley ISD area, and it's growing like crazy...new football stadium, new highway construction, and new restaurants...plus they're building a new Police station on the corner of Risinger & I-35. So there's that. But thanks for the congrats! We're loving our country living now in Beaumont, TX.
Be careful refinancing, if a recession hits or unforeseen circumstances occur, and your home falls 20% below what you put down on the house, it will prove difficult to refinance. I never bank on refinancing; if the wind falls your way; then take advantage of that, but don’t count on it.
This narrative is so freakin weird years after the stay at home and mask mandates (meant to save your rotten ssa lives, let me remind you) were actively being enforced. No quicker way for me to click off a video
I love Dallas. I moved here over a decade ago but with the influx of people and everything getting so expensive I want to move now too. I really like AL.
Thanks for watching! Yeah, it's really 'different strokes for different folks,' with some loving how the influx into their communities adds vibrancy and opportunities.
We live in Keller and our small town has been destroyed by all the newbies. Tons of traffic here now, we never had crime until after 2020. Our neighborhood street has become a freeway. Texas is the best but we are leaving our suburbs because the crowds, traffic, construction have become insane! Ive talked to hundreds of Texans and we all feel the same way. It’s a sad state of affairs. Crime in our area has gone up, not down. It was non Existent in Keller/ Southlake, not anymore. Tons of hideous apartments were built. But, regardless. Texas rocks! Rent and home costs are insane also. You have a great attitude about this horrible growth but most of us don’t. 😢
I agree its too expensive. It's expensive to live here because of all the drifters moving here. I meet so many people who don't have family moving here and then move back because its too expensive to live here. You can't get an apartment unless you make 3x the rent, property taxes are 11k. Mortgage rate is like 4k a month. If you listen to this person and you don't make enough, you will lose thousands of dollars quickly. 💯
Never thought I’d live in a small town, but iv now lived in one 27 years! And when I say small, I mean SMALL! Population is 1400! We are 101 miles from DFW Airport, 65 miles from Fort Worth, 45 miles from Waco! My house is 128 years old, was a fixer upper, and it is my forever home ♥️
Great video. I have been on the fence about where to move in Texas. Was considering Houston, but Dallas seems like a better fit. SIDENOTE: Had to check the video date when you said the Cowboys were doing good. 😂😂😂
Moved to Frisco 13 years ago. It was nice, so was Little Elm. Now its overcrowded and all that southern hospitality left. I don't even recognize this place anymore. 3 lanes each way from an old 1-2 way HWY (depending on how far back you go). I think I'm heading to Tennessee- what I loved is rapidly deteriorating or vanishing here in the DFW. Property taxes are always terrible...6k annually.
@@LIVINGINDALLAS Most everything that you’re talking about in the north/far north Dallas suburbs are reasons I wouldn’t want to. It’s going t become way too crowded in 5-10 years. Although you indicate you don’t want to be political, your conservative/Republican leanings really jump out in this video.
For the cost of property taxes alone, you can live overseas. Downsize. People move to Dallas for the jobs and to set up businesses. That’s it. I’m looking at Tennessee too. Or overseas. I’m getting too old to drive Bumper Cars.
I too have grown up in the Dallas area since early 50's. Loop 12 was about it being on the fringe. There was no such thing as the DN Tollway (it was the Cotton Belt railroad tracks). In Jr High and High School, they were good. Around the Park Cities area was stomping ground for us teenage kids in early 60's to search out trouble. The house I grew up in was < $40,000 new! 3 2 2 w/ a pool in the back yard. Colleges were seemngly everywhere in the area and were all highly rated. After College, bought my first house in Farmes Branch (and NO.. it's some tiny 1 traffic light in the city). Skip ahead to last 4 or 5 years. Kids grown and doing thier thing, each with houses they bought and are doing well. We've seen the house we're in ( 2 story 4 3 2 w/3100 sq ft now go from 165k to $575k-600k in these short years. Location, Location, Location. Like the established neighborhoods; nice lots and lawns, big trees everywhere and quiet for the most part. And NO.. I don't like the property taxes anymore than anyone else, but given there is no State Income Tax has been a blessing and a curse. It is luring in big business from everywhere. Traffic has become a nightmare, but now retired, no need to fight the 7-9 AM and 4-7 PM rush. A caveat. Yes, the area has nowhere else to grow except north. But think twice about anything between Denton and McKinney which forces you on to Hwy 380, and although getting wider by one lane each way, still won't help anything. If you like heat 105° weather they'll be plenty of days of that.
One question..homes tend to be on a slab and as such older homes have iron pipes, which to fix when the rust out will cost you 30k+. Have you run into this issue?
I grew up in Frisco in the 80s and 90s. It was great. Was such a big deal when we got our first stop light. Moved out in early 2000s when it absolutely exploded. Still live in the DFW area but it's getting crowded.
Yikes folks... Please be careful considering raising kids at Allen highschool, I know several people who graduated there, they hated it, the school is way to big, and for every sport 5,000 kids try and sign up, no one gets to play sports unless your kid is a future all star. By the way, my kid goes to a Dallas ISD school and we beat Allen in wrestling in a few weight classes😎 Allen has a famous football team, but unless again your kid is the future Tom Brady, just trying to get a bench spot on the team is like nearly impossible. The super huge high schools look so pretty and fancy, everything is all new and full of money, but when you consider what type of experience that means for your kid being able to participate, it's not a #1 memorable experience. It's a tough competition even playing sports at a normal 5a or 4a school, some people push way far north into the small schools so their kids get a full experience in being able to participate in sports. I have 3 kids. One already graduated from a Dallas ISD school with honors. I realize when I go to the sports matches when we play other teams, we may not have the full sports experience if we had gone to a school with 10 bazillion kids. Sometimes the "best " schools, do not mean the best experience, participation, or inclusion a smaller or normal high school can give.
Born in Dallas (OakCliff) in 1961. Moved from Irving to a 8 acre piece of land unincorporated Denton County in 2000. I have not looked back since. However, Denton county has grown and I see it coming on the horizon. I am now retired and may look further north, but will never leave Texas.
@@LIVINGINDALLAS - Probably around Slidell, and south. My current property and home is off SH-380 west of SH 156 which keeps increasing in value. So selling and buying at the right time is critical.
I lived, and worked in Dallas for years, the best thing I ever did was move away from Dallas! Dallas is hundreds of police officers short, and they use to brag about being a sanctuary city! If you have a complaint, you have to file it on line instead of calling 911, this includes home robberies!
Yes, you are correct about the shortage of police officers. That's why we have a crime problem, especially in Downtown! This you tuber is giving out incorrect information, when he says crime is down.
Hi there! True, but despite the challenges, with careful planning, I believe Texas can manage growth while maintaining its unique charm. Where do you live now?
I'm also leaving ( I'm actually leaving the state though). I grew up here. Have lived other places, but majority Of my life has been spent here. Cities are kind of like stocks, The longer you look at them the more they make sense. The longer you trade them, The more you understand them and their complexities. So in that sense, if you know- you know. DFW Is approaching eight million people. In the year 2000 it was 1.2. They're overdeveloping the suburbs North of Dallas, but the infrastructure isn't changing in Dallas. So you have roadways that are now already at maximum capacity. Demographics are changing at a wild pace. Markets have been exploding here for years, but we're reaching a competitive disadvantages for certain industries. Crime is definitely on a rise. Car thefts in Dallas County is rampant, they don't really clear any of those cases, so odds are you're never seeing your car again. Northern suburbs are relatively safe, but, like the gentlemen mentioned, prices aren't cheap. You won't find a decent home under 350k-400k north of the turnpike. It's just not gonna happen. You won't want for much in regard to shppping, but it comes at a price of overcrowding. Shopping on the weekends is like being at the state fair of another country. It's very disorienting.
Great vid. We recently moved to Ft Worth area from an urban area in the east. You hit on several points for our move (politics, handling of COV, ability to remote, more house per $, great school, I'm sure more reasons)
I live near 75/Lovers - it's a walkable area yet walking anywhere is a nightmare. I'm tired of being run down by cars. It's often safer to jay walk than it is to cross at a crosswalk. Even in the parking lots you have to worry about someone flying around the corner at 70 miles an hour going the wrong way.
That sounds like a challenging situation! Just make sure to follow the rules, though, so you're not in the wrong if anything happens. Take extra care-it's the best you can do.
I move here from California about 6 years ago. First move was to Waco then Temple now we live in Killeen. At first the thing we found out Texas is full of churches. We love Killeen and plan to stay here. It is a big big change from California. We do miss our Foothills mountains.
I just drove through the M streets neighborhood again, a few days ago. The roads have really deteriorated over the years (we were in the suburbs for eight years and have been back in Dallas for 4 1/2 years). Fortunately, they are beginning to work on the roads, but it will take years to catch up!
I think the same thing is happening to Austin. The last year or two, Austin has been growing at a slower rate than the national average. It was announced in May that both Jacksonville, Florida and Ft. Worth passed Austin in population, knocking Austin from the 10 largest cities in the United States by population to #12. But, the Austin region is still amongst the fastest growing regions in the nation. I think there's a lot of people leaving Austin for the suburbs, mainly for the cheaper housing, attributing the slower growth within the Austin City limits. Speaking of Ft. Worth, Ft. Worth is projected to overtake Dallas in population to become the largest city in the DFW Metroplex by 2045, and the name officially evolves into the FWD Metroplex.
nice video 🙏. I bought a house in WPB instead; from the political migration in 2021. I love the place. We do have similar issues with taxes raised and insurance jacked up after purchased. Yet, it’s worthy for peace of mind! take advantage of low income tax to compensate for the property taxes! It’s nice to know about Dallas and its suburban areas!

When a major metro area like Dallas is growing rapidly into the third largest in the country, that’s a significant reason not to move to any such place that’s exploding in population. Bigger is not better. Not at all. Beware.
We would have no great metropolis areas in this country if what you said were entirely true! Although your concern is valid, progress does come with its challenges. It's still going to be a fair trade-off, and metro areas will still thrive. thank you for tuning in! cheers! 😊
Are you sure it's Dallas that's becoming the 3rd largest city? Everything I've read puts *Houston* as the third largest city, eclipsing Chicago, not Dallas.
@@dauchande I live in Houston and there are conflicting articles on this. During the pandemic, the DFW area did have more people more there than here. Before that, we had a higher pop than Dallas. I could see them talking over because the are lumping Dallas AND Ft. Worth into one unit. Either way, Texas say a crazy population explosion, since 2020. The irony is that it WAS cheaper to live here but for the native, that so-called cheaper cost of living is just a dream now sadly...
@@djaftermath4313 yeah, I live in the Woodlands. Everything I’ve read is that Houston is or will be third largest city soon. If we expand to metro area, Ft Worth adds a lot of people and DFW then passes Houston.
Houston and San Antonio are larger cities than Dallas, but DFW is the largest metropolitan area in Texas. DFW is positioned to become larger than Chicagoland soon.
We live in Melissa. Nice town, good schools, $ 35,000,000 athletic complex, five NFL quality football fields, 4 astroturff baseball fields. Indoor and outdoor tennis courts. Crazy stuff for 13,000 people.
I moved to Texas in 1983 and Dallas was really lovely then. Now the allergies, heat, humidity, traffic (Texas has 4 of the 5 top most dangerous highways, Dallas area having 3 of the 4!) and the horrible politics has definitely changed my love for living here. I will retire and move north. I rather pay more for more.
As a person who grew up my whole life in Dallas I hate what’s happened to property prices and taxes going sky high. Used to be super affordable. Could buy a decent house a dime a dozen under 100k and a very nice house for sure @ 150-200k. 5-7 years ago it all changed. I’ll stay in Dallas my whole life though. I love it too much! F condos by the way!!!!
The rise in property prices in Texas, including Dallas, is due to the booming economy, job growth, and population influx, which have increased housing demand. Low interest rates and limited housing supply have also contributed to higher prices. Despite this, it's wonderful to hear your love for Dallas!
I grew up in Louisiana and moved to Texas 30 years ago. Louisiana has an income tax and a much lower property tax. Texas has just a property tax but that tax is way higher than what you’d pay in Louisiana. Texas doesn’t have a sales tax on groceries where Louisiana does. Texas counties have tendency to take the biggest rate increase annually that they can on property taxes and that is slowly bringing taxes to level that I feel will have us on scale with California. You also have to account for property value increases but that is pretty much everywhere. Overall I could probably live much cheaper in Louisiana but unless you are an entrepreneur you generally bring home about half what you make in Texas. There are a lot of things to consider even just moving to the burbs. I live in a very rural area and it is the best of both worlds, but if you have kids you need to do research on the school district you could potentially move to. Most rural districts will still be much better than the average school in the Dallas or Fort Worth Independent School Districts. That being said, both these districts do have some schools that should be near the top in the state as far as academic success.
watching your videos helped me make the decision to move to dallas.....butttt we got the heck outta there after only 2.5months. i suppose its a nice place to visit but not to live for me. its too expensive. just a 2 bedroom townhouse in plano plus daycare cost me 6 grand. if childcare were cheaper and if i could find a nicer/larger house thats not so expensive, id move back
While factors such as location, amenities, and demand influence the market price, as for what to do with our time, it just needs some imagination. Cheers 😊
Im a Houstonian and now in my grow my family stage. I gotta say i love the Dallas suburbs which public transportation was better but we can't have everything.
We're leaving! Crime here has skyrocketed too! We live in an expensive Lake Highlands neighborhood and we here gunshots nightly. Two of our neighbors had their cars stolen out of their driveways and they are breaking into garages in daytime hours, backing in, and cleaning out people's homes while they are at work! Unbelievable! It wasn't like this 15 years ago
Sorry to hear that your experiences have been alarming lately. Every state has seen significant changes, some for the better and some for the worse. Where do you live now?
Relocating to texas myself and focused on the outer burbs and areas within the triangle of dallas/ft. worth, houston, and san antonio. Seeing lots of potential similar to the triangle in NC where i'm from.
I was born and raised living in Dallas now that Dallas has been getting so divisive, expensive, and growing I’m planning in a few years moving out of Dallas moving down to central Texas like between Austin and San Antonio area to be cheaper on like more affordable homes of like buying a house considering on the research price, more quiet and land, and also want to be closer to some family members that live down to that area since I don’t have much family members in the DFW metroplex area anymore
lived in Dallas for 15 years but I recently moved to Aubrey TX, but its crowded and booming here too lots of traffic with small roads. I also got a big house for future children with 5 bedrooms, 4 baths, and 3500 sqft which is newer and far cheaper than Dallas.
Glad to live in the same community, means we did a great choice when somebody who knows the market moves here lol, because was very hard and many moves until arrives here 😊

If some of these school districts invested what they invest in sports and sports stadiums on academics, students would be damn smart. Instead they know how to throw a ball.
You have a profound point! However, in a way, sports can develop a winner mentality, which will come in handy later in life when the reality of living hits them hard. And at least those future athletes will know how to dodge tough questions during exams with their agility! 😄 cheers!
I could not agree more. It is the dumbing down of America. We will fall behind on science and the important subjects to glorify sports. My family has lived in McKinney for 7 generations and it's now time to go. My husband graduated from Prosper with 12 people in his senior class. It's a sad and changing situation all around. Progress they call it.
It’s inevitable.
What changed in your way of life? Was it the extra traffic?
@@EH-ro8dn Traffic and lack of roads is an issue yes. The small town feel of knowing everyone and having that community enviornment. Plus we have a farm and housing additions are surrounding us now. Kids jumping fences, kids chasing cows, trash everywhere, people stealing fruit from our trees. It's just time to go...

A lot of factors drive market prices. Glad you found a suitable place for your family in Beaumont. Congratulations!
@@LIVINGINDALLAS so true. The area we were in was right next to Burleson, which was a nice/growing area. Be careful refinancing, if a recession hits or unforeseen circumstances occur, and your home falls 20% below what you put down on the house, it will prove difficult to refinance. I never bank on refinancing; if the wind falls your way; then take advantage of that, but don’t count on it.

What do you like about al
So true! The constant construction is driving me nuts!!
I grew up in FTW but live and Dallas. Lots to do here.
Al seems very dangerous or very poor
Progress can indeed bring a new set of challenges, but solutions always follow closely. It's an overall fair trade-off regardless.
I don’t think this will get better. 😥😥
Thanks for the insight!
Any desirable location in the US is expensive. Boston suburbs make Dallas look like the minor leagues in terms of prices

Haha... Good one! 😁... Yes this one was uploaded a month ago. Where do you live now?
Moved to Frisco 13 years ago. It was nice, so was Little Elm. Now its overcrowded and all that southern hospitality left. I don't even recognize this place anymore. 3 lanes each way from an old 1-2 way HWY (depending on how far back you go). I think I'm heading to Tennessee- what I loved is rapidly deteriorating or vanishing here in the DFW. Property taxes are always terrible...6k annually.
Changes can be bittersweet... Thanks for tuning in
@@LIVINGINDALLAS Most everything that you’re talking about in the north/far north Dallas suburbs are reasons I wouldn’t want to.

Thank you so much! Merry Christmas to you as well!
Property is too expensive in all DFW areas. Too bad so many people moved here. Ugh. Too congested.
A lot of factors influence these prices. Where do you live now?
Thanks for sharing your insights! I appreciate you tuning in. 😊
Congrats on your baby boy!!! Wishing your wife a safe and fast delivery/recovery.
Thank you so much 😊 We appreciate it!
One question..homes tend to be on a slab and as such older homes have iron pipes, which to fix when the rust out will cost you 30k+. Have you run into this issue?
Oh wow! thats a lot of $$$... No, and I hope not.
Builders stopped using iron around 1980 or so in favor of PVC piping.
I grew up in Frisco in the 80s and 90s. It was great. Was such a big deal when we got our first stop light. Moved out in early 2000s when it absolutely exploded. Still live in the DFW area but it's getting crowded.
The DFW area has seen significant development, and the changes, though bittersweet, are a fair trade-off for many.
Housing and Apartments are too expensive in Dallas Ft. Worth
Where do you live that they are so affordable?
Congratulations on the baby Levi you in Windsong ranch merry Christmas to you
Same to you!

Dallas is great. So much to offer.
So happy for you. Have fun

Glad your experience of moving to Texas has been a positive one for you. You seem to move a lot; do you see yourself moving again soon?

It's still going to be a fair trade-off, and metro areas will still thrive. thank you for tuning in! cheers! 😊

As a person who grew up my whole life in Dallas I hate what’s happened to property prices and taxes going sky high. Used to be super affordable.
Prices have gone up everywhere

Contemplating a move north too?... 😊

Nobody is leaving Dallas unless you're a liberal....
😂😂😂. Oh my
Different strokes for different folks, right? 😊
It has nothing to do with politics. It’s people, traffic, building and environmental pollution. Dallas is spreading far out to the suburbs and many jobs in the city don’t require the morning commute.
Dallas is a liberal blue city.
I'm conservative. Born and raised in Dallas. I'm leaving. You're ignorant. Dallas has gotten pretty bad these past few years.
I was thinking about moving to Princeton Tx in the near future How much are the property taxes I'm currently living in Nc property taxes are creeping up here as well What part of Dallas Texas or Texas is a good area for single family homes with low taxes Thanks for your video 😊 10:20

DALLAS JUST SEEM TO CANT COMPETE WITH DA SUBURBS. I WISH THE BEST FOR THE FUTURE OF URBAN DALLAS
It doesn't need to! They complement each other well.
That stadium money could have been used for better teachers and classes. I lived in Columbus Ohio as a teenager. I took a class in Etymology. Do they do that in Texas?
They all think their kid in going to the NFL
We live in Frisco and love it.
Awesome! Thanks for sharing.
Dallas traffic alone is reason to move.
Progress does come with its new challenges! It's a fair trade-off regardless. We will find a solution to it eventually. Where do you live now?
Cities have traffic. Welcome to the world
If Dallas is so unregulated why is home insurance so high. Conservative policies does not conserve anything. They only area that's liberal is Austin.
Thanks for sharing your insight! and thank you for tuning in.
