Probably the most amusing case of over occupancy I ever had, was a couple who booked a room for 2 people and then when I left invited 70 of their friends to the property and began setting up for a wedding in our garden complete with Marquees, buffet tables and servers.. Impressive in one sense, how eveer fustrating when your only charging based upon 2 people. Gave them 2 hours to finish up and then leave when I got back and realised what they were doing.

I’m sure you’re experimenting with Chadbots. Almost almost every question you get can be answered with one. It’s better than an FAQ document because you can also program in the tone of their response, making it always cheerful when you would be getting tired of answering these questions. So not only is it automated you can create a virtual version of the best you to respond to these queries. If you have a QR code on the premises almost all of the questions you get can be taken care of so that honeymoon and that glass of wine, etc. won’t be disrupted.

Excellent video! Feel like I have been doing everything you said apart from Wholesalers as I don’t have much storage or a car. Also for only one of my properties I do 1 night stays because it’s for the airport so I know exactly what you mean about the turnover but people really need to stay one night in that market. Some people even stay less than 12 hours.

We just had a guest stay who had 8 x 5 star reviews on Airbnb, and she left the place a right mess. Lights left on, tv left on, literally puddles of water in the bathroom, amazed it hasn't come through he ceiling, wine spill and blood on bed, every towel soaked and thrown on the floor in the bathroom and in the kitchen. Empty drink bottles rolling about on floor. Just goes to show even with good reviews it's no guarantee they will look after the place. That's what worries me about instant booking. Do you ever leave bad reviews for those who deserve it Dave? My thinking is they will be expecting a poor review so they'll return the favour, might be best to just leave it.

For other newer hosts watching this video…you do not need to suck it up and pay for a new bed if a guest makes a false claim about it being broken upon their arrival. Simply make it standard practice to take photos/videos of each room after the cleaner is finished, that show the condition of the property prior to the guests arrival. My cleaner takes these photos for me, and both Airbnb and Vrbo have supported me in making a claim against the guest for damage they clearly did, because my photos showed the damage wasn’t pre-existing. These photos and videos also help you fight against false claims of your place not being clean.
