A Phase 1 Environmental Site Assessment is one of THE MOST IMPORTANT steps when it comes to investing in commercial real estate, and should always be budgeted for in your due diligence period. How do we know? Because we didn't do one, went into a panic spiral, and got pretty lucky.

Been using crimp rings for 20 plus years never have had an issue with any rings failing just recently had an issues with rings from Bluefin not being able to crimp at all but thats it.
Not ground out enough and not skilled enough so as to joint it up. Needs a nice weather struck. Looks like a pikkie job

Can this be used to whitewash hardwood floors?
After it is punctured it traps water, contributing to rot, pressure treated wood is only surface deep
Cooper is actually more resilient to effects corrosion than stainless steel. On top of that your forming metal versus using a tighten clamp. There's plenty of failed screw clamps on vehicles cooling systems.
Every pex b leak I've fixed throughout my career has been copper crimp rings. They don't suffer from corrosion they oxide badly. Stainless steel in dry environments doesn't defect at all. Copper oxidises just from the moisture in our atmosphere. They all have their pros and cons but the stainless clamps and stainless collars seem to be the way to go for long term reliability.

What product do you use to stain brick? I've got a small brick porch that I would like to stain. I've tried to pressure wash it and it cleans it up but it needs a little something extra to freshen it up.

Paint is non porous. Brick can absorb and hold a lot of water. What next genius?
I got window insulation on clearance at Menards a couple winters ago. I put on two layers and it was like Florida all winter - we like it hot in cheap senior HOA housing in northern midwest! Saved a ton of money but more importantly kept the house WARM!!! Sure people at first might complain how it looks but the blinds cover it pretty well and the sun is so low in the winter it's not a big deal - our state priorities comfort over fashion. I have an infrared detector - so I am always taking temps - why? Some people choose fashion first but then they are in denial about why they are sneezing, etc.

Stainless steel cinches are also much easier to take off if you made a mistake by breaking the tab

It did if we rocked it and made it happen. They were not easy though.
Sheesh... the actual installation of the low voltage dimmer does not start until 2:40 and then offers little to no information. That combined with background conversations makes this a useless tutorial.
It was one of our earliest videos - we made it because we learned something and wanted to get that out in a 5 minute package. We spent a lot more time researching solutions. Regardless, your points are valid. Thanks for the comment!

Why do you prefer those oils instead of cedar oil?
I think cedar oil is an insecticide. boiled linseed oil is a pretty age-old method of waterproofing and preserving wood. we like it because it's permeable and penetrating!

So they make highly vapor permeable latex paints that exceed 50+ perms. Is there any reason why you think that wouldn't work if it's more permeable than the lime mortar and the old brick?
I’ve never seen a latex paint above 20 perms. IMO it’s a complicated solution to a simple problem. We have had a lot of success with Keim Mineral paints on old brick and lime mortar. Perm rating claims to be in the 70’s and protects against wind driven rain. What brands are you referring to, wouldn’t mind educating myself!
@@GreenBuildingNetwork Completely agree, KEIM is definitely the gold standard, love their products. Just FYI, if anyone asks Benjamin Moore's Regal Select line are an example of those highly permeable acrylic latex products.

Most commercial linseed oil products are degummed by using the alkali-process. It's quite chemical in nature and leaves you with a linseed oil that is not optimal for painting. But it certainly is "cleaned". The question is now how you purify the oil. I've been using horse feed linseed oil - it is mostly grown in eastern Europe, Poland etc. not THE best oil, but quite good - and then cleaning it by first letting it sit for a year, some stuff will then automatically "fall out" of the oil and settle on the bottom of the container. Then I wash it either with saltwater and sand or by using 90 proof alcohol. That will drag much of the gum, proteins out of the oil. Then I freeze the oil to get the wachs to fall out of the oil and settle on the bottom as well. The last step is letting the oil oxidize in the sun for 20 days in shallow aluminium containers used for barbecue. The oil will get VERY light (almost completely white, just with a hint of yellow tint) and dry much faster in the end. Of all the ways I've experimented with, the alcohol wash and sun curing seemed to produce the least yellowing oil by far. It's a time consuming process, but if you have the time and don't mind getting your hands a bit oily, it's kinda fun :)

@@GreenBuildingNetwork The benefit of not being a contractor :D - That's also where I think most of the misconceptions towards "older materials" come from. Contractors are paid by the hour. The market is super competitive and the contractor who is the cheapest, gets the most work. So modern tech, that cuts down on the man hours won. Not because it was objectively better, more durable, etc. but it was faster to process and use. The future be damned. The future repairs be damned. The customers were clueless and followed the lead of the "Pros". And now even the home improvement dudes and gals, who COULD afford the time, use the chemical stuff, because it's the only stuff you can buy at the stores. The contractors are the ones really paying the immediate toll in the end. They have to use products that slowly make them sick. And the rest of us follow suit, once micro plastics and nano particles have polluted all of nature and our food sources. Sadly contractors are an industry by "dudes". And if you bring up "green stuff" and "nature", then you are a sissy. It weirdly enough takes some guts to be a concerned dude amongst all the "tough men" who think they can shrug off some chemicals - they can't.
Sure then you screw into the tape making holes for water to keep in. Kind of like a rubber roof, your not supposed to nail into a rubber roof
Not necessarily true, most of these tapes are self sealing. The adhesives help to block the puncture and prevent water intrusion.

Thank you! we have a few residential spots and are looking to get a few commercial ones. Hardest part of the commercial space by far is the financing - there's a high barrier for commercial development it seems and we're finishing our first deal. we're planning to not only cover the build out, but also things like zoning, permitting, insurance, and financing once we finalize the loan product!
