That state has a lot going for it.wifes dad retired there after being in the BLM he was in charge of Wyoming. Retire in Colorado then the rest of his years in hot springs.

I live in Maryland and I really want to move because it's so expensive to buy a house here so I was looking online at places out west and I was blown away by the property taxes on homes that were in the middle of nowhere! What I thought was REALLY funny though is that I saw homes out there for only $25k, but the property taxes were as high or only slightly lower than a house here in Maryland that would sell for $250k. You are not going to get anything here for under $150k unless it needs work, and there is absolutely nothing to justify the high property taxes except that they are trying to squeeze more money out of people who have no choice but to pay it since it's deducted from income taxes.

The problem with comparing home prices is that it doesn't include property tax. A 200K house in 1 state could actually cost more than a $250K house in another because of property tax.

Vanilla Rice Arkansas has very low property tax rate, but they do have a state income tax and high sales tax rate. Wyoming, on the other hand, has low property tax [home prices are outrageous for what you get though], low sales tax, no state income tax, or tax on social security income. It's just too damn COLD.
Youre 100% correct because Illinois has the 2nd highest property tax behind New Jersey. Michigan is pretty high also but luckily the houses are so cheap it doesn't really matter all that much. California has low property tax but I live in Torrance where the average home is over 700000 lol so it becomes worse than MI which is my home state.
I'm actually in the process of buying 10 acres in South Carolina for $30,000. It's about a half an hour from Columbia. I'm looking into building a house, and it'll be about $80,000 to build.
I have heard from locals that Columbia is HOT and in the summer turns into a frying pan. I am considering moving to Greenville, which is cooler, and don’t know if I will be able to tolerate the heat.

Texas is NOT and I repeat NOT cheap. In fact, overall cost of living in Texas isn't much different than the Northeast and I'm telling you this from experience. Water alone is 4x as much, property tax is among the highest in the country, home and auto insurance is extremely high along with utilities. While it's true that home prices are cheaper and overall cost of living is cheaper the difference is really small.

AND they try to excuse it by being "near" DC, but we are not even near DC! You can't get anything here for under $150k that doesn't need work done on it, and even then the property taxes are sky high!
How about states by average real estate taxes? Some states sound cheap until you get to the taxes on property and most states have discontinued tax discounts for seniors
I never been to SD ever in my life, but I just feel it's such a underrated state. I've been thinking about which states to move to after I'm done with college and its pretty high on my list. The one thing I think I'd have a problem with though is how cold it can be. Surprising that ND is more popular, like SD has Mount Rushmore for crying out loud! My only theory is maybe its because its in between Nebraska and ND, so people forget about it perhaps?
I live next door, Wyoming. SD is nice...but the cold weather is brutal. Just as brutal as Wyoming. WY home prices are super high because of the isolation. There is no market competition. For example, I live in Cheyenne .....if I wanted to buy a house not in Cheyenne....my closest town is 30 minutes away, in Colorado. My closest town in WY is 45 minutes away. There are no towns, villages, houses, between those points mentioned. So the houses are priced high.....and people have to buy them at whatever is listed.

When I was a kid I remember my dad bought our first home in the midwest for $30,000. It was 2 bedrooms, about 1000 square feet. When I was a teen he bought another house for $45,000, a three story with four bedrooms. When I left home he bought another house for $85,000. After he died my mother sold it to leave the midwest and only got $50,000 for it. :-( edit: Now I apparently live in a state in the top 25, because it's not in the list. The reason that north dakota is so much more expensive than south dakota is the recent oil boom, causing it to be one of the fastest growing states in the country. I think it will surpass south dakota again soon.

Sorry to have to say it this way but you might have to look in the mirror on that. I was on active duty for 6 years and the same people who didn't take advantage of all the opportunities while on active duty are the same ones who struggle to do things like buy homes. Conversely the same people who took advantage of the many opportunities the military has to offer are doing much better. There is just too much assistance out there for veterans to take advantage of but YOU have to make that decision to use it.
@@kenyattaclay7666 when I served in the 1990s they did not offer hardly anything like they do now. I took full advantage and it hasn't gotten me any closer. I've had to start completely over in life twice now. The govt hasn't helped. I encourage kids now to join because the benefits are 500 times better. Times have changed and the old was left behind.

I took classes while on active duty and the only difference is that I still had to pay 25% whereas now it's completely free. When I got out of the Navy I took advantage of all of the extra financial aid between the GI Bill, college fund, state and federal that is offered to veterans. In between me getting out of the Navy and going back to college I took advantage of working at jobs that recruited vets like UPS and USPS. Also, every branch of service has some sort of enlisted to officer program where they would pay for your college tuition in full and yes that was in the 90's. How many of the advanced classes did you take for your rate/MOS that would give you training in civilian life? After graduating undergrad I went back on active duty and took advantage of taking some grad school coerces and was able to get a job fairly easily. I then went back to grad school to finish and had three job offers upon graduating. I've been able to buy a couple of homes using my VA loan. There are all kinds of educational and job training programs available to veterans. There are all kinds of jobs that have special hiring programs for veterans but at some point YOU have to make that choice to take advantage of them.
Well, your biggest towns, Charleston, Huntington, Parkersburg, Martinsburg, and Morgantown (when college is in). Those are your best ones for jobs and what not, for the worst go south by Kentucky or into the interior of the state.
Crazy differences by area within the same state. I live 40 miles from a big city. The average price in my town is double the average in the town 12 miles farther away.

But I was reading an article on the Sperlings best places website just yesterday, and the article read EXACTLY like what I hear Nick Johnson say in every other video of his, in fact I was even reading it in his voice. Moreover, the video footage that he uses is primarily free use stock footage. I could show you an article from that website right now and all you have to read is the first 2 sentences to know that is a written version of what Nick has said in one of his videos. Yet he and you are both getting paid by RUclips. That bothers me because it's so hard for anyone to get monetized on RUclips unless they get lucky, but he may as well be using other people's work to do it. Anyway, I was just wondering if you know anything about what the deal is with Nick. Does he have permission to make videos by reading verbatim from that website and get paid for the videos? I'm hesitant to say that you do the same thing as Nick, but a lot of what you say does also sound like it's being read verbatim from an article, with just a few of your own personal anecdotes thrown in here and there (like the thing about your cousin or someone when you make that horse sound). I just hope that you and Nick both do have permission to do whatever you are doing in order to get paid.
I don't know what Nick does on his videos or how he gets his statistics. I will tell you most of those websites get the information they use the same places I do. US Census, FBI, Dept of Labor and Statistics, etc. So, it is all available to anyone and actually, that is what they are there for. As far as it is hard for people to get monetized. Whether someone else is monetized or not has nothing to do with how hard it is for you. That is 100% on you. If you want to get monetized you need to follow the rules. 1)Be consistent and upload no less than once a week. 2) Keep getting better. If your last 5 videos vs. the 5 prior don't have better editing, filming, or writing, you aren't doing youtube right and you will only get a following if you are extremely lucky. 3) It takes time. You need to be consistent until you have an audience. 1 month, 1 year, 5 years. I spent a year part-timing it and then 18 months of no less than 3 uploads a week before I made a dime from RUclips. 2) Pick a genre. If you are doing videos game, then commentary and switch back to video games and then switch to re-action videos you will never gain traction. Most importantly, don't look at how someone else is running their channel and reach out to them. He doesn't owe you an explanation of how he makes his videos. If you have a problem with anyone's process, stop watching. And as far as him not responding to your comment. He probably didn't see it. The video I put up yesterday has almost 200 comments. Then you figure in all his other videos, he probably gets 900 to 1500 comments a day. We just can't keep up. I just happen to be having some good old fashioned PTSD insomnia or I would have probably never seen your comment here. Good luck with your channel.

Well most of these states, especially West Virginia, Alabama, Mississippi and Arkansas you couldn't pay me to live there. There's a reason why my family left Arkansas and Mississippi and having visited Arkansas I thanked God they did. Also, I now live in Virginia and having been through West Virginia, there's no way in hell I'd live there either.
I was looking at a potential work transfer to North Dakota, several years ago. Coming from Alberta, houses weren't cheap in the oil towns, especially after i compared them to Canadian dollars. I still kind of wish the transfer had happened. They might be in the same boat as us now, but I would have had several good years to get ahead, instead of the slow decline.
I know prices are average but here in Ohio you can buy a duplex for $70000. A home about $100,000 where I Iive. Prices are cheap living costs and the state is nice if you get away from urban or high suburban areas. A lot of nice quaint towns

Property taxes are not $50k in any state. The highest it would be is like $5500 a year.

PS - I can tell you why North Dakota is higher up than you would have thought: the oil fields. It’s insanely expensive for guys working in the shale fields to find a place to stay, even if they plan to stay in a trailer, there’s no place to park. Family communities don’t want to deal with a large group of young men who’ve been cooped up working for weeks on end and have lots of money to blow.

When I was a kid I remember my dad bought our first home in the midwest for $30,000. It was 2 bedrooms, about 1000 square feet. When I was a teen he bought another house for $45,000, a three story with four bedrooms. When I left home he bought another house for $85,000. After he died my mother sold it to leave the midwest and only got $50,000 for it. :-(

The reason that north dakota is so much more expensive than south dakota is the recent oil boom, causing it to be one of the fastest growing states in the country. I think it will surpass south dakota again soon.
I didn't expect West Virginia to be #50 because it's a very beautiful state and getting better. I also never heard of it being the cheapest. I have heard that for Mississippi and Iowa but not West Virginia. I expected Mississippi to be #50.

Sorry to have to say it this way but you might have to look in the mirror on that. I was on active duty for 6 years and the same people who didn't take advantage of all the opportunities while on active duty are the same ones who struggle to do things like buy homes. Conversely the same people who took advantage of the many opportunities the military has to offer are doing much better. There is just too much assistance out there for veterans to take advantage of but YOU have to make that decision to use it.
@@kenyattaclay7666 when I served in the 1990s they did not offer hardly anything like they do now. I took full advantage and it hasn't gotten me any closer. I've had to start completely over in life twice now. The govt hasn't helped. I encourage kids now to join because the benefits are 500 times better. Times have changed and the old was left behind.
@@MGglenn I served in the 90's also and sorry but that's completely and totally wrong. I took classes while on active duty and the only difference is that I still had to pay 25% whereas now it's completely free. When I got out of the Navy I took advantage of all of the extra financial aid between the GI Bill, college fund, state and federal that is offered to veterans. In between me getting out of the Navy and going back to college I took advantage of working at jobs that recruited vets like UPS and USPS. Also, every branch of service has some sort of enlisted to officer program where they would pay for your college tuition in full and yes that was in the 90's. How many of the advanced classes did you take for your rate/MOS that would give you training in civilian life?
After graduating undergrad I went back on active duty and took advantage of taking some grad school coerces and was able to get a job fairly easily. I then went back to grad school to finish and had three job offers upon graduating. I've been able to buy a couple of homes using my VA loan.
There are all kinds of educational and job training programs available to veterans. There are all kinds of jobs that have special hiring programs for veterans but at some point YOU have to make that choice to take advantage of them.
You should do worst towns in west Virginia im moving there in a couple years.
Well, your biggest towns, Charleston, Huntington, Parkersburg, Martinsburg, and Morgantown (when college is in). Those are your best ones for jobs and what not, for the worst go south by Kentucky or into the interior of the state.
I knew the west coast states would not be in the bottom 25.

Crazy differences by area within the same state. I live 40 miles from a big city. The average price in my town is double the average in the town 12 miles farther away.

But I was reading an article on the Sperlings best places website just yesterday, and the article read EXACTLY like what I hear Nick Johnson say in every other video of his, in fact I was even reading it in his voice. Moreover, the video footage that he uses is primarily free use stock footage. I could show you an article from that website right now and all you have to read is the first 2 sentences to know that is a written version of what Nick has said in one of his videos. Yet he and you are both getting paid by RUclips. That bothers me because it's so hard for anyone to get monetized on RUclips unless they get lucky, but he may as well be using other people's work to do it.
Anyway, I was just wondering if you know anything about what the deal is with Nick. Does he have permission to make videos by reading verbatim from that website and get paid for the videos?
I'm hesitant to say that you do the same thing as Nick, but a lot of what you say does also sound like it's being read verbatim from an article, with just a few of your own personal anecdotes thrown in here and there (like the thing about your cousin or someone when you make that horse sound).
I just hope that you and Nick both do have permission to do whatever you are doing in order to get paid.
I don't know what Nick does on his videos or how he gets his statistics. I will tell you most of those websites get the information they use the same places I do. US Census, FBI, Dept of Labor and Statistics, etc. So, it is all available to anyone and actually, that is what they are there for. As far as it is hard for people to get monetized. Whether someone else is monetized or not has nothing to do with how hard it is for you. That is 100% on you. If you want to get monetized you need to follow the rules. 1)Be consistent and upload no less than once a week. 2) Keep getting better. If your last 5 videos vs. the 5 prior don't have better editing, filming, or writing, you aren't doing youtube right and you will only get a following if you are extremely lucky. 3) It takes time. You need to be consistent until you have an audience. 1 month, 1 year, 5 years. I spent a year part-timing it and then 18 months of no less than 3 uploads a week before I made a dime from RUclips. 2) Pick a genre. If you are doing videos game, then commentary and switch back to video games and then switch to re-action videos you will never gain traction.
Most importantly, don't look at how someone else is running their channel and reach out to them. He doesn't owe you an explanation of how he makes his videos. If you have a problem with anyone's process, stop watching. And as far as him not responding to your comment. He probably didn't see it. The video I put up yesterday has almost 200 comments. Then you figure in all his other videos, he probably gets 900 to 1500 comments a day. We just can't keep up. I just happen to be having some good old fashioned PTSD insomnia or I would have probably never seen your comment here.

I still find it hard to believe ND is more expensive than NC and even TX. Makes no sense based on economies of each state. I know ND has a oil boom but so does TX, plus TX has IT, pharmaceuticals, etc.

States are big. One can buy home for cheap in the middle of nowhere in the most expensive state.
You should rank the home price based on city.
I am shocked about New Mexico. I lived there for six years, I didn't think a home can be that expensive there.
Well most of these states, especially West Virginia, Alabama, Mississippi and Arkansas you couldn't pay me to live there. There's a reason why my family left Arkansas and Mississippi and having visited Arkansas I thanked God they did. Also, I now live in Virginia and having been through West Virginia, there's no way in hell I'd live there either.

I was looking at a potential work transfer to North Dakota, several years ago. Coming from Alberta, houses weren't cheap in the oil towns, especially after i compared them to Canadian dollars.
I still kind of wish the transfer had happened. They might be in the same boat as us now, but I would have had several good years to get ahead, instead of the slow decline.
The Bakken Oil Basin makes North Dakota more expensive.

I know prices are average but here in Ohio you can buy a duplex for $70000. A home about $100,000 where I Iive. Prices are cheap living costs and the state is nice if you get away from urban or high suburban areas. A lot of nice quaint towns
