I want to get in to real estate development. My three countries of interest which I am very familiar with are Italy, Spain and Portugal. Ask me anything on those three countries. I have a cultural understanding of the difference regions of those three countries.

Hi, I setup the JV as a US entity, acquired in my name as a cash deal without financing, and will transfer title or rights to title once construction concludes. Operations will be managed by my property management company and I don't feel like I gave away too much. You always benefit from collaboration in my opinion

I'll be stopping until I sell my company, that is my focus. I'll connect people with others to facilitate purchases but managing a group and project my last group is locked in.
It is great that you are drumming up interest here but it also needs to be tempered with caution. People should come and pass a winter in these towns before choosing to purchase. The way the market here is going lately- wait. Prices are caving and mortgages not being given, hundreds of houses at auction . If you are a cash buyer everything is for sale and there are so many decent, livable places for sale in nicer spots (though it is noble to want to refill these towns, they dont work for everyone) Follow the time tested mantra of location, location, location. Do not use mediatore ( unlicensed middlemen) you have zero recourse if something goes wrong and the majority have limited or no experience. Airbnb and vacation rentals- the government has come down hard, not easy ( legally) to do anymore. Best to pick a zone that will work more than just a few months a year I have lived here ( Sicily) for over 20 yrs and working mostly in the immobiliare sector so base my opinions on experience and reality
@@Karl__Pierre nothing in the naval of the island for me. Unless you love freezing, nothing in the higher altitudes. It cracks me up when people trying to push an area ( but have never spent full time here) try to downplay the need for decent heating . Also, the need for adequate ventilation. Muffa, mould is a killer and with the rise in humidity on the island these shared walled , in town homes ( many with no cross ventilation) are endless nightmares fighting mould. We have 4 properties between Siracusa and Noto and here you can have customers year-round, access to services, seaviews, great beaches and major airport in half an hour . At the moment IF you are a cash buyer , there are places available in good condition that will cost the same or less than a renovated home in the middle of nowhere
This is just nonsense. Im Sicilian and have family still living there. And they have warned me time and time again never to invest in these types of run down properties. They will make is so difficult to be lucrative in any way. Why not tell the truth of why you aren't investing there any longer?
Hello ma'am, a lot of people will tell you not to do something. You can choose not to buy a home like this just as I can choose to buy a home like this. Not every purchase is about monetary gain. Sometimes, the value is in the experience. Also, if you paid attention to what I have done here, I never claim these cheap houses are investment grade. I always say it's for creatives who like the challenge and fixed cost of having home like. Lastly, this property is investment grade and will do great.
Omg, please. Any advice from unhappy Italians already living there will lead you astray. Most Italians can't see the potential in their own backyard until others (usually foreignors) do. I really think you should be looking and thinking for yourself. Karl does great work and is a beacon. More positivity is the key not feeding on negative opinions from people that have done nothing.
What is the meaning of this comment? If you have 10mil euros you can go and buy a mansion overlooking san vito, if you have limited funds and you want to invest to a foreign country you want to go as low as possible! When buying a property for 1euro + admin fees it’s actually cheaper then to buy land and build from scratch Also very important for me is the character of the older properties and their location always next to the piazza
