If the house is priced too high, it won't appraise. If the seller don't understand that, I'm definitely am not the agent for them.
Idk using the 5-whys…seems like there are two levels beneath seller motivation. > equity > home prices. Unless someone is relocating for a job, shuffling off an inherited property, or a job loss…I would challenge anyone to find someone looking to dive into the market for a simple upgrade with rates are where they are. For me personally I’m moving albeit the rates and for an upgrade/ family size increase…but I’d say I’m the exception to the rule.

you don't know for sure what their motivation is until you meet with them they can tell you something totally different than what they stated on the phone
In an inventory starved market it is tough to walk away from a listing even if the seller is Iffy Nice Sane and smart is the criteria not enough of those sellers around and listings

An agent in our mastermind group is struggling with a hard-headed seller. House been on market since Oct, priced too high, and has many unfinished items. Just had 1st showing in 3 months, feedback wasnt what seller wanted to hear. The seller is being super difficult, wont budge on price and refuses to fix anything. I feel bad for the agent.
The agent should fire the vendor, or do their job and get offers where its worth.
