    Im in the middle of my first commercial job for $32,000. I didnt realize how much money i was losing chasing residential jobs all day. I ended up with 3.5 million in projects and im in the middle of filling a position fof project manager and good subs so i can sit back profit and bid more jobs. Absolutely insane after 11 years of sub contracting since i was 20. I realized i was always a sub and never an actual company. This information is gold and it actually works. It took months to land the jobs. But im booked for year n half. Everything you said was true. Its so weird i happened into bidding jobs for builders because they liked my crews.

      @idezi3395 That’s a great question. I went to architecture school and got my Bachelor in 2010. Then I got into construction. Learned at a drywall company how to professionally manage projects. Then eventually a Superintendent at a GC, then I got my own GC license. Then worked for a small drywall contractor and sort of revamped that company. Then eventually I AM Builders. That’s the long way. I laid out the path in my training program. In case you’re interested.

    I’ve been in your program and been watching your videos from starting of this year. I’ve painting business which I started this year I scaled it into 10 guys crew nd got good revenue coming. As you always say go for commercial I’m doing that and We’re getting some big commercial jobs next year. Just wanted to say thanks to you for sharing all this information.     Thank you. I needed to realize that my other skills, not my ability to finish concrete or walk in the painters' stilts, is what is key. PS - Gave up thinking I need a face man. I already have a pleasant and trust worthy face (lol).

    This video was right on time as I am debating whether I should work on the submittal packet for site furnishings we are supplying or if I can train my VA to do it. I'm going put together a plan to get my VA to do it.

      So the tactical part of hiring a VA or anyone else, you have to first figure out how to do it yourself so you can create a standard operating procedure or (SOP) and you have to create a simple to follow process, almost like a checklist so they don’t have to think.

    I always see videos like this about getting work, starting your company and everything, but one thing nobody talks about is buying material for your first commercial job and how to do it.. im an Unlimited Electrical Contractor in NC and im apprehensive about commercial because i don't know where to front 50K in materials from.

      I do talk about financing. You should get terms with your supplier and pay your labor with a credit line. That way you don’t need your own money.

    How do you deal with the seasonal side of things? I hate hiring people only to lay them off during winter. I've been struggling with this.

      Simple. Don’t hire people. Outsource “pieces” of the project to 1099 independent contractors or Subcontractors.
      Less overhead, NO payroll taxes, you pay people when you need them NOT just to keep them. Much lower workers comp insurance.
      And you can keep a list of your Subs for use as-needed. Essentially you build your team per project.

      @@iambuilders Well the thing is I am a commercial roofing contractor, the one piece I am having a super duper hard time is finding project managers that want to work per project. Crews I can find all day long, management is what I can't find. All the PMs want a stable year round job. What do you do in this situation?

      Well, that’s different. Supervisors and project managers need to be in-house employees. What are you doing revenue wise? I often run into some of my clients and they’re technically “overstaffed” for the amount of revenue they are bringing in.

    hi I'm 14 i have a question I've been study everything to do with contracting and sub-contracting is there any way to get you general contracting licenses earlier than 4 years

      Hey congratulations on being so ambitious so young. All local requirements are different, but either way I would invest in working for a general contractor for a few years to actually learn the business. It’s kind of like asking if you could skip medical school to become a doctor. You kind of have to go through the experience and learn, which is the reason they make you do the 4 years.
      If you were already in construction and had many years under your belt, then that would be different. But for you, I would recommend you actually do go through the process.

      You have to calculate your all-in cost for each job and then add a markup on top. So all labor, materials, supervision, equipment, etc.
      You then also have to figure out what your indirect costs are to add them on top. So take your annual office expenses divided by your annual revenue.
      So direct costs + indirect costs + profit. Typically overhead and profit for Subs is 30-40%, GCs it’s about 15%.

      When you say AEC industry, you are either an architect, engineer, or construction. Three completely different disciplines. Which one are you wanting to get into?
