    I wouldn’t mind seeing the electricians doing their thing. My father was a master electrician so I spent a lot of years working with him on weekends. I drilled more holes in studs for wire than I can remember. He was always so meticulous and neat about how things were run and labeled.
    I miss that old man every day still, so I’d like to see some of the trades working.

      When I started residential work I used to snap Lines so my 7/8 or what ever holes were all in a straight line. Then as I progressed I had lasers and things that I needed for commercial work with pipe and things. So on occasion I would use that to put a straight line to drill by. Absolutely makes a difference how neat the job looks. Ur dad was correct. I bit of time now saves a ton later. But overall the neatness of the job sells itself to the next customer.

      It’s hard to explain. But when you enter a box you know in ur mind without thinking after a while in what order that need to go. Long story and even longer explanation but but let’s say ur making up a 4 gang box. Only so maycubes of wires will fit in it. So in ur mind you just know where to put each wire to make it neat and stay within code.

    As an electrician I have done many homes for friends. I have emphasized many times that the National Electrical Code is a minimum standard. You can always improve on what is required. Most people already have in their heads where the bed will go plan outlets accordingly. An extra outlet at this stage is easy to do. It is a great idea to work with the homeowner for electrical layout. Especially with the requirements for home entertainment systems.

      James , when I did residential work I was the same way. I would do a walk thru and explain how others have made changes and the charges it has cost them.

      Floor outlets were another thing that I told customers about. If it was a large room and they saw a magazine article with furniture in the middle they had to think about floor outlets. With a basement not so bad to add with a concrete floor do it now or basically hold ur peace.

      With a wood basement I’d rather rough in a box and let the flooring guys deal with the cuts. Now that I do commercial mostly I deal with treys under the cement and core drill through them and attach dog houses

    I still have nightmares on new home construction. When I was a kid, a couple of buddy,s of mine and would go after hours on hot day, take off our shirts and jump from the roof into a pile of insulation on the ground. It seemed fun at the time, we started to sweat a bit, than all of a sudden we all started to break out in what looked like measles. It took a week before our skin calmed down.

    Geoff, a small thing that goes a long way would be adding a scrap piece of 2 X4 on either side of the window openings for the homeowner to hang window treatments. That little detail (especially if you point that out to them) goes a long way toward their satisfaction with you as a builder. Tom

    As someone who has framed countless homes, that is a great framing job. I had to keep pausing to look at their work. They're definitely keepers. It's hard to find good subs these days. Are you opposed to using the Zip System? Material cost is higher, but it's less labor and a superior product in the end.

    I’m an electrician and I used to do a lot of residential new construction. I took the time with the GC and new home owner to go over the layout and offer options. Typical spec houses will be built to code minimum and for a few extra dollars I would offer options to the home owner wether it be added receptacles or additional switching capabilities or cabling to add smart features to a home. Unfortunately it started getting so competitive and cut throat from low bidders who had cheaper labor and offered less services than me that I dropped the residential side of my business and now focus on commercial and industrial.

    I'll stick with my 18" thick sandstone walls, brick dividers & Welsh slate roof thanks.
    I would however trade sheet-rock for the lime & horsehair plaster, though it's lasted 160 years so far...

    Got a good framer if he cleans up that good. Plumbers and electricians will be mad because they won't have to hunt in the dumpster for scrap to mount their stuff and will be really mad because they have to clean up too. 🤣🤣

    if you do that floor plan again it would be interesting if the second floor hallway was opened up to look down on the main floor. that would also give you a nice cathedral ceiling great room on you main floor.
    additional engineering would be required...but I figure it would look and feel great

    I like that style of housebuild not the prefabbed stuff glued and held together with staples. Actually it is the old fashioned way of building homes. Wait till the electricians and plumbers come through. I always had wiring and sawdust to deal with when we would start a drywall job and needed to clear the floor so our rolling hanger rack would roll smoothly and not bang drywall boards around manuevering through house. Most places were tidy but then there was always that one just waiting for ya.

    Looks as though they will have as much space upstairs as they do on the bottom floor. I can envision it now, a dedicated room devoted to building model cars and airplanes, plastic and the kind that fly, awesome!

    That's a nice little house, it has a decent floor plan. A basement would be great with it but I don't think you can necessarily do that there. I like the no trusses thing, but how does that affect resistance to wind damage, and I didn't (or couldn't) see any hurricane strapping on the roof beams at the walls. They might be there but my old eyeballs didn't pick them up. I couldn't tell where the kitchen and dining were in there, I was just kinda guessing. Anyway, I like the house, I'd have to multiply it's size by two, two and a half at least for myself, but I like it!

      The hurricane trapping is there. They put it between the top plate and the rafters, but it is hard to see from the angles I was. I think these are strong or better than the trust systems because of the lams we use. If you don’t use lams and just stick frame, then I could see the truss being better.

      @@BealyGoodI like the idea of using better flooring too. Our house has the OSB crap, I wish I could reel back time and change that (and some other stuff) but you know, hindsight and all that.
      Maybe if you're in the business of renovating too you can come replace my flooring, add some security, change up the hvac system and more. I doubt you do Michigan though, just a wee bit out of your neighborhood. 😅

    Advantage of trusses is that they hold up better in a hurricane. But yes, you do lose attic space. So you have to plan for a second story from the start.

    Geoff to put it simple is you build a house to last a few hundred years doing stick build roof framing. The trusses don’t last much more than 50to 60 years.

    Change orders are expensive to the homeowner. By doing my walk through with the client I discussed what would happen if they changed their minds after finishes began and the added expense that would. Sometimes up to 300% what it would cost at rough in. Things like running a two inch pipe from the electrical room to the attic so it acts as a conduit for future needs without having to snake walls. Considerations for under cabinet lighting , camera/ security , interior and exterior audio. It’s cheaper with bare studs. My competitors didn’t do that and took advantage of the inflated price of a change order.

      Another thing I used to offer as an option on some of these two story homes with 10’-12’ ceilings is chandelier lifts in their great rooms. A simple key operated switch in a nearby closet that operates a winch basically , located in the attic. It allows the homeowner to dust the fixture and easily service any lamps that may be out. Other wise they would be on a very tall step ladder and most people don’t think of that.

      We used to offer what we used to call a smart cable and that was a bundled cable consisting of a fire optic, several RG6’s , and several cat 5’s. One smart cable would go to each designated room then home run back to the basement or electrical room. Then in each room the individual wires could be moved around the room to receptacles the homeowner chose at rough in. That pretty much obsolete today I would think but 20 years ago when I was offering it quite a few people opted for it.

    Thanks for the video. Has the buyer thought about having 2lb. closed-cell spray foam installed? That house would be nice and tight, the energy savings would be good and the house would be noticeable more comfortable to live in..

    When I did residential work I had my GC confirm the site was clean. Now often we would be working at the same time as the plumbers and we bothe make a bunch of saw dust and wood chipping. Us more so than them. Plus we leave little pieces of wire and sheathing so the plumbers would clean what he thought was his mess and I’d have my guys leaf blow the house. The GC was more than happy to have the mess outdoors and would be taken care of with exterior grade work or what ever. It was going to get worse outside before it got better.

      We have a couple of guys that clean the house (when needed). I’ve had to work in houses that others were building where you could barely get around because of all the trash.

      I’ve been in those situations. The house is clean after framing but as subs come in full of debris. I have GC’d some houses and I’d hold back 10% on rough in payment or payment in general if the mess wasn’t cleaned. We aren’t asking perfection but it is an expense to have guys go behind and clean for the next stage and it looks like crap for inspectors. So I’d just have my guys use a leaf blower and blow out all or most of our saw dust and clippings from rough in. 20 mins and we are all happy.

      A 2X4 here or there is needed. Sometimes we need to pack something out depending on the trim choice or numerous other factors so some of that is good but just regular trip hazard crap isn’t. I’ve found most framers in my area burn most of their trash on site.

      So next in is plumbers and electricians. I used to like to come in after the plumbers so if he had to put a one piece stall in he wouldn’t effect my wires. I can go around him. We drill so many holes and make a mess. Plus when we make up our boxes we leave clippings all over. As a young contractor I didn’t realize that. I got my but chewed and left spotless job sites since.

    Looks great. Are you going to have 240V run to the garage for either hard wired or a 240 outlet to make the 2 car garage EV charging ready for both cars? I think it would probably be cheaper to do it during construction rather than in a finished building.
    In a spec house, which it sounds like this isn't, how much of a price premium would being EV ready be over new construction installation cost?

    Mr Bealy Good - Sir…. All the houses I’ve ever lived in (UK 🏴󠁧󠁢󠁥󠁮󠁧󠁿) have all been block and brick including the internal walls! Everything has its pros and cons time, flexibility, availability of materials etc etc. I guess the big one is cost…. How much would it cost to build it in brick and block 2x 3x 4x?

      The materials and construction part wouldn’t be a lot more. The trades side would be (electrical, hvac and plumbing) as the learning curve would be high unless you brought in a commercial crew and designer.

      There are termites but there’s nothing for them to eat. There is a coating that can be used with the waterproofing for termite treatment

    Since this is a shallow footer with a concrete kneewall/frostwall, and wood framed foundation cap, how do you insulate the floor? Do you send someone back into the crawlspace to insulate after the mechanicals'? How do you control humidity down there? Passive or active?
    Nice looking build. Surprised it's only 1600SF. Good to see your commitment to Advantech. I suspect its' all glued down with something like SF450. It will be nice to see this dried in and roughed in.

      Yes. Insulation is after the mechanicals. The type depends on the client. If they want a sealed crawl then it gets a dehumidifier. If not then there are vents every few feet that are open or closed depending on the season.

      @@BealyGood Thanks for answering. Got to say, I have personally, physically, installed FG insulation in the floor from the crawlspace. What a grueling difficult thankless job that was. Vapor mitigator side toward the heated space means all that open face FG toward MY face! Of course that was before my project manager days. Gotta earn your stripes somehow, I guess!

    Bealy Good are you up to snuff on codes and standards or do you hire in someone that comes in and checks that stuff specifically. That job looked really nice and very high quality, but the bit I know about construction sometimes what one thinks is better is not actually as good like using screws some places instead of nails. Then there is all of the wiring runs etc that can look neat and well done, but if not placed properly they are an issue. I am NOT questioning the build AT ALL it looked REALLY well done I am more just asking if you are moving towards being your own "codes and specs" guy and having that knowledge or are you going to farm that out or are you using contractors that you just trust to do it right......plus a comment helps the algorithm 😁

    Always cool to see construction from the other side of the world, and it looks nice too. I do painting and plastering here in New Zealand, what are rates like over there?

      It varies. Sheetrock finishing is $22 - $25 a board ( plus cost of the board). Painting varies a lot. Fig $5 a sq ft and you’ll be in the ballpark.

      @@BealyGood Yeah lots of variables in painting, I assume that's a floor rate? ie 1000 sqft basic house would be around 5k to paint. Converted to NZD that's about on par with here. Thanks for the info

    The walls are missing all the cross members ,or don't they built-in, I am definitely surprised in the lack of suchlike, every building here in New Zealand must have since ancient times, 😮.

      Those aren’t used here much. The support now comes from the exterior sheathing.

      @BealyGood yes I thought that, but strangely enough here in New Zealand our earthquake risks are extremely high, my place gets a 1000 on average per year, it's good enough for your location is fine, as I was thinking only, love watching mate, especially from the first day and watching yours and Chris.       130+. The plan was originally designed for the coast of Louisiana. We kept a lot of the structural elements in place even though this house is 3 hours from the coast of NC.

      It is specked as an asphalt shingle roof but could end up metal. We will see what the homeowner decides.

      Lots of variables but a close guesstimate is $200 a foot.

      @@jamesburgess7352 house. There is $215 a foot stuff around here on 1/2 acre. There’s a little cheaper but it is all vanilla track house stuff. I’m working on having a couple of lots where I can do turnkey for a good price.

    Stay away from Megatel Builders. They sux bigly wife and I bought a new house from them built brand new. We had to invest in all new windows already. We have them in court currently so can’t say much about it but STAY Far away from them. The community we live in all are having issues where they don’t do warranty repairs. Wish you built in Texas, Oklahoma area.

    I thought you specialized in smart homes and theater setups? What types of things are you doing on that front that we might not get with another builder?

      Spec homes that I build get smart home lighting control in all the main areas (kitchen, living rm, master bed , bath and exterior lights). Wiring for TVs and cameras. Ready for a network, smart tstats etc.

      @@smokingrubber happens at the same stage as the electrician but we have a specialized team that wires it up. For this particular build not really. There will be some other cool stuff happening with my house and a couple of other builds we have coming up.
