I have been a homebuilder for 40 years and I must tell you this is the best build video I have ever seen. My guess is you are very succesfull in your endeavors. Great job !!! When I started back in 1980 I would walk job sites on Sundays when no one was around to learn. Young builders have it easy with youtube. They should still walk a lot of job sites as well.

YES!!!, please...please...please continue to do this style of videos for us viewers. Out of all the thousands of Barndo RUclips videos out there, this is what's missing... the running totals and cost breakdowns. Your videos are far and away the best I've seen on RUclips in this field...and I've seen some pretty good ones. You should take things to the next level and get even more detailed. These types of things are doing us viewers a great service. For me personally, it helps me understand exactly what I'm up against when I decide to jump into my own Barndo project. GREAT JOB!!!
I've been crapping all over other barndo builders that won't give pricing and are secretive about build costs. They are car salesman thieves.

I believe barndos have grown in popularity because of the smaller size AND people think they will cost less than traditional builds. I never believed it cost less, they give more flexibility in the interior of the design and build timing. Thank you for the transparency.
When I finally build on my property, your company is who I'll be calling.
This video really makes me second guess what I want to do now. We just built a 1600 sqft stick framed house in the same style with an additional 600 sqft of unfinished upstairs space. Total cost was just under $140,000 for the finished home. Our plan was to sell the current house and build one of these but it seems to be cheaper to build stick frame now. House was completed in 2022.
Agree. We Had to change our plans from barn dominion to stick built also.
There’s a variety of factors that go into cost- comparing the same materials/finishes will be the most important part of knowing what is the best option. Example: going metal exterior with a barndo might cost more than stick frame with vinyl siding but it’s going to be lower maintenance + not have to be replaced as soon if at all.
At the end of the day conditioned space will run the same regardless because you need all of the same elements to finish a home.
Location also matters greatly, along with DIY level, etc.
This build had almost zero DIY and a lot of upgraded finish elements.

As a Real Estate Appraiser, I try to watch this type of informative video every time I can find one. Also, it appears that the term "barndominium" means different things in different parts of the country. Here in north Texas most barndos are poured slabs with steel structure, and are finished out in numerous ways. Keep up the good work! :)

It’s a post frame barndominium which some appraisers view differently compared to a stick built home which is what I assume you’re referring to.

It's not a Barn. It's an actual house. It's a post beam construction.

As a realtor , how do you see the resale of these type of homes?
Most impressive documentary of a building project from start to finish tracking the cost at each stage. As a property owner I just completed a 50' x 80' 4000 sq ft shop building serving as my own GC paying a contractor with material and labor, with me doing a lot of heaving liftings and grunt labor with them. It is a commercial steel (pre-engineered steel building) building with about 6000 sq ft of roof surface area due to the generous overhangs. The interior ceiling height is 17.5' to 25', with more than adequate to add a loft with generous headroom.
One suggestion that will greatly add what the viewers want to know is the days elapse along the way. You and your crew are some of the best and most professional in the country. Where I am at in the country West Coast finding anyone willing to do a day of honest work is difficult enough, let alone finding anyone with reasonable skills.
It is my first major construction project and I learnt a lot in the process. I handled the design, permitting, ordering of the building system, did all the utilities, and oversee and doing most of the material procurement.

Interestingly enough I used to build Post and Beam structures many years ago in Oregon. In fact, we used almost the exact same metal roofing. Our largest building was a 50x100 loafing barn for a small dairy. Back then we did not use premade trusses, we made our own. That was over 40 years ago.

Yes, the running total was cool. This is a great way to journalize the project and comes in handing if there is a need to see what is behind a wall or where the inside pipes are. Those tractors sure make the job safer and quicker.
This was amazing would love to see a full project just like this from start to finish even with the interior and every part of the project.
Very nicely done. Only suggestion that I can think of would be to add a day counter with the cost counter to show construction times, especially if you could tie it to the construction phases to get an idea of build time

I watched and enjoyed all the way through. Good work guys. To make money your guys need to be efficient and from looks of it, they know what they’re doing. Hat’s off to y’all. We just closed a week ago on a home that’s 2,111 sqft living, and was proportionately more than this build. Our insurance quote for coverage was $41 over asking, and the appraisal was right on the money. We got it for less than asking, plus a moisture barrier in the crawl space, stairs down to access the back yard, and a few other odds & ends.

Don't forget to check things like "Complete Home Packages - Sutherlands" MIght be able to get almost a whole house cheaper. Depending on location ect.

Have you any list of local lumber prices? What do concrete contractors there usually sell a cubic yard of poured and set concrete for? I have given you about a half dozen of the questions you need to answer to get to what you said- there are many, many more- and the most important one; what did the prospective owner want and purchase? @@joewearsadroolbib7347 J, your comment is completely off base. Considering labor included and quality of components, foundation, radiant heat, spray foam, etc. this is a reasonable cost build.
ICF is a great basement construction system too. Did ten foot walls with windows at each long side. Modular home on top. Framed porch for safe room and concrete floor ceiling. Electrical shutoff in safe room and steel door opened in in case debris would block getting out.
Fascinating concept and extremely helpful to understand trade offs of different features. You guys do high quality work. Thanks for sharing the expertise!

I grew up in a family owned construction company and spent the first 40 years of my life doing basically what I watched on this video. You guys really have your shit together and you make it looks so easy.
I had to retire after a back surgery, I was 29 and I tried to just take it easy and be careful...HA! like that will ever happen. I was hanging out setting truss' and what really made my back hurt was the bunk OSB you guys just get down and rock and roll, right now, snap! LOL.. wouldn't it be awesome if you could move as fast as the video runs......I really liked the video and the money adding on and on was a cool idea.
You guys made me really miss that part of my life. Took me back to my 20 and 30's when I would work all day then go work for free to learn anything I that I could. I am getting ready to open my woodshop up to the public. I have a molder so I am going to try and get enough work to actually make some moolah!! I am going to get my builders license just to have it in my bag of tricks. I spent time in all of the trades so I would understand how each one ran and how to schedule the trades to keep the job rolling.etc. Plus if I have licensed builder on my business card the potential clients know that I understand the industry. I hope.

Great video and thanks for sharing and whoever edits these vids is awesome, with that being said I purchased my brick home 5 years ago 1700sf on 6.5 acres for 166k so this price seems crazy even with the prices of everything rising but maybe that's just for your area.
I thought the same. If you are going to spend $200,000 might as well go with a multi floor house. With better insulations and interior walls. I hope things like these, don't develop a inflated market price. Like when "tiny homes" were 8 grand and they were selling them for 20 or 30 grand.
I think the difference is bought vs had built. You bought (I'm assuming) a house built years ago.

But no one can ever create more land. What we have is what we have and he purchased a house and 6.5 acres for half the price. Come on this is a metal shed for 300k.
Yeah, this price is in outer space. I built a 50' x 56' pole barn with 12' ceilings and a 800 sqft living space (finished) 5 years ago for 105k and that includes the 7 acres of land and paved 400ft driveway.
In order to save cost I would say this:
1. Be your own contractor. It took 2.5 years from grading to finished but we saved at least 70k contracting it ourselves, including handling most of the labor ourselves (my father in law, wife , and myself).
2. Learn how to construct yourself to save on crew labor. Crews can get things done faster but labor skyrockets when you have to pay a crew to knock stuff out. The 3 things we paid the most for were due to large crews needed ( roofing, concrete pour and finish, and driveway).
3. Pay as you go, haggle where you can and buy second hand if possible. Our entire kitchen was second hand, including appliances and cabinets. We also found brick veneer leftovers from a commercial construction that were cheap. , Which we ended up using in the kitchen and as a knee wall on the front of the house.
It can be done, just have to use a lot of sweat equity. 😅
Great solid foundation and framing construction. Excellent timelapse video with a cost counter added. Missing the spay insulation bit. Personally, I would leave out the insulated and water-heated floor. I would like rebar and grooved 4' x 4', acid stained then polished floor, DONE, and LOOKS AWESOME! I would avoid screws in the valleys of the metal roof. That could lead to serious problems in the future of this home. I don't care what to manufacturer says. Fasten screws into the peaks, kinda like the old lead-headed nails in V Crimp metal roofs were done, is best. I still see these lead headed on the peaks of the old V-crimp roofs lasting over 150 years with no leaks. I've seen total ruin in 20-30 years with screws in the valleys of metal roofs. Not sure about the spray in insulation, heard negative things about that. All in all, it's a 9.8 out of 10. It's a perfect retirement home design. No stairs to climb, EZ to clean and maintain.
I agree with the screws on the peaks, less water issues. as for the insulation, the new type of closed cell spray foam insulation has new formula (in Canada anyways) fire retardant & less harmful chemicals, can also get it for basements (blue in color) with a water proofing/moisture compound in it. Yes it would have be good to see it being done on the video. Insulated/heated floor is great in the colder areas, and it also eliminates the need for a furnace.

I would love to build a home like this for our family but im pretty sure it would cost two to three times as much in utah. Materials here are through the roof and out of control. Not necessarily. This barndo build actually cost about 3times as much as itd cost for most companies to come in a build for you. They really ripped this poor fella a new one.

Awesomd video, but $300,000 for a 1,700 sq ft home build is crazy expensive, at least for NW Florida.
agreed, thats $176 per sqft. which is crazy to me. im looking at building one in the next 3-4 years. but at a cost like that, i may as well just build a normal home. I want to go the barndo route due to the prices normally being $56-$100 per sqft and the looks of course.

Living space is living space regardless of what type of construction you use for the home. Barndominiums that are “cheaper” are usually when the shop sf is much great than living space. That’s always been true.
As a contractor it blows my mind that I can go into certain real estate markets and buy a single family home on a plot of land cheaper than the cost of building a new modest home. I don't see price in the trades going down.... so does that mean that the homes in places like Tennessee are under valued?
Location for sure will influence cost. We’re less than 1/2 hour from Des Moines and so it’ll cost more to build but also means the house is worth more in the end

Buying has always been cheaper than building in the NE even if you think your doing 95% of the work there’s always somthing you’ll get hung up on like Leach fields or something random like radon

It looks like excellent quality and craftsmanship but, I have to ask, is around $175+/sq ft about what something like this runs or were there some things that are not usually done (like the foundation/footings) that drove the cost up for this particular build? I thought that this type of building would be less costly than traditional stick building but sure seems to be a lot more, at least when looking in my area. Thanks.
I am only guessing but material costs have continued to skyrocket except the price of lumber has come down somewhat and stabilized.
5 years ago, I built a 2700sq ft brick house, for 171k... And that included buying the 2 acre property.
People who pay these ridiculous prices now, are what's causing prices to be ridiculous.
Agreed! Its like a test lets raise prices see how it gos and if people buy we will continue to charge these outrageous prices. Construction workers do deserve decent pay but what they charge now days is ridiculous. Acting like they have a doctorate.

A very detailed and honest home building video! In the beginning, those numbers rolling, were a bit scary, but in the end the price was good! I just have no idea of the land’s price. Maybe in the future videos, if it’s possible, to show that too!
