We bought a house here in rural Alabama about the same size and condition as this (only with more land) for 20k, put 2.5k into remodeling, sold it for 50k. It's crazy how different areas of the country have such a difference in price lol. My jaw dropped when she said 1,000,000😬. People probably make more money over there though.
Ha! I know in other parts of the country housing prices are much lower! Good for you that you got it all done for much cheaper! You are right that the margins here are better.
Yeah but how much is your salary per year? A two-income professional household in bay area California could make over $250k year. With 20% down...they can afford it. But yeah $1 million is expensive. Phuck California... lol.
I absolutely love this video!! I come from a medium-sized market in Northeast Arkansas and my mind is just BLOWN by the numbers you are working with. The exact same house in my city would sell for anywhere from $155,000 to $180,000. So while we are nowhere on the same playing field, I am learning a lot from you. God bless you and thanks!!
Congratulations on this flip. Could I ask how come sometimes you re-tiled bathrooms and other times you reglazed them? Does it depend on your calculations on what the after repair value will be? And all other calculations?
Hey there I just wanted to know more about how you started, especially finding your builders, builders that you trusted. Talk to me a little about how that process went, as well as how you avoided mistakes related to contracting. That sort of stuff! thank you
Loved it ! Thank you very much and can you pls also make some videos on what to keep in mind when Buying a first investment house for the first time. Just subscribed !
Was looking for a house flip video, couldn’t find any I like but this was exactly what I was looking for! Great quality, in depth definitely subscribing.
Really great to see woman in the business end of deal creation. I have searched for channels like yours. I am a landlord but would like to do some flips. Thank you for the details of what you did. Very impressive work. Inspirational.
The sold price (1085000) - purchase price 700,000 - all other costs (inlcuding rehab, financing fee, commissions fit) etc, you'll get the profit. Then the profit/all the cost (purchase price 700,000 + all other costs (inlcuding rehab, financing fee, commissions fee) = 864,280 ), you'll get the projected profit%
Hey! @chiminreign_7125 Did you ever get the help you need? I would love to help you in any way I can especially funding your transactions. Reach out anytime.
how the school district matter so much with the long school social distance? I wondering if this has change in California. I Florida new construction is going very high and exciting houses are flying sold in less that 3 days.
Hi @wfonseca1, How are you since your last post? If you ever need help with funding your transactions, I would love to be a resource for you. Please do not hesitate to reach out.
Hi thanks so much for your videos. I am trying to connect with you. How can I do that? i would really appreciate responding back. You're truly amazing!! I live the central valley ca
Question: interior design or layout would be quite challenging for me. where would you suggest i find professional assistance with layout, color coordination, and all the sophistication that would make the difference? thanks.
Thanks! The bathroom walls are semi gloss, but the rest of the house is flat. I don't remember but I think the wall color is San Francisco Fog by Kelly Moore.
Honestly this is what I want to do for a living. I am a full time carpenter and I work alongside a general contractor who specializes in custom home building. My goal is to renovate and resell with my experience and help of others. Thank for for your very inspiring video !
@EastMenloPark1650, How have things been going since your last post? I'm looking for someone needing my help. I am a transaction coordinator and would love to help you in any way I can including funding your transactions.
Hi Elisa, I love your videos. I just bought a home in the bay area that also has popcorn ceilings. Did you have to get it tested for asbestos prior to working on it or is that something the contractor did and subcontracted accordingly?
I am really liking your channel. It would be awesome to see content on how to deal with load bearing wall removals since you almost always open up the floorplan. Maybe talk about how you recognize which walls can and cannot be removed and costs to remove load bearing walls vs. non-load bearing wall. Thank you and love your detailed explanations!
Great video, can you provide more information on what type of loan is best for investors? Does it generally require the same requirement as conventional loans. Thanks
Transform Real Estate could you walk me through what you do to derive the After Repair Value seems like a lot of people i've watched on youtube and talked to on linkedin and facebook don't know what they are doing and yet call themselves remodelers go figure anyway i would like to find out if you are different
Love the quantity of detail in this video! Our team is flipping VERY successfully in Northern, CA. Our RUclips channel illustrates our success over multiple, multiple projects!

Imagine living in an area where a $700,000 home is cheap lol. My parents bought their house in oklahoma in 1990 for 80 grand. Most homes in oklahoma still go for under 200k. Just crazy lol
Yeah, it was crazy busy! I'll have to think about it - not sure there's enough to talk about. The main thing is to price is a little lower than market price :D

What an awesome job you did, love it! Seeing also that you did it with such a reasonable rehab cost. Can you share how you found a good contractor?
Great video. Can you make a video on how to work with the contractors to get the results that you want?
Love how detailed this is, as not a lot of people share this much in depth. Really appreciate your honesty and knowledge!
I'm so happy to hear that! Let me know if you are interested in learning anything else :)
When i heard you bought it for 700k I thought a massive house since i live in Georgia but I forgot its in California
Same! I was expecting a 6,500 Square foot house with a pool in the back. Lol
South Carolina over here, and I DEFINITELY had the same thought lol
Lol same here...
@Student Blayson Aultman not in austin
Lol, I live in L.A and sadly I expected this and was not surprised
I buy houses in the 10-40k range and sell for around 100-200k. I make around 70-100k in profit. I usually buy and fix around 10 a year.
Where in the country are you located?
How are you able to get so many houses just in a year? Do you get a big loan that covers them all?
I smell bs
where in the hell can you buy a house for 10k.
@@rodneykerley9391 probably detroit or something
Holy crap you made $220,000.00k in 3 months wow that's great. Man I'm ready to start my journey this Friday.

So fresh and bright! Love it!
I live in CA and in my area, a 700k house is beautiful, new and modern. That's insane.
And that fireplace is hideous. lol

Nice solution on the tiles
Congratulations on this flip. Could I ask how come sometimes you re-tiled bathrooms and other times you reglazed them? Does it depend on your calculations on what the after repair value will be? And all other calculations?
I've never seen another Utube channel where the house flipping process is so well explained. Very detailed.
Thank you for so detailed information
Great video. I want to do my second flip this year.
I love this flip! I have never seen re-glazed tiles before but they look great!
Aww, thank you! Yeah, you can save so much money by reglazing the tiles :)
Is it a special paint for the fireplace reglaze?
Re-glazed is just another name for paint from home depot B.S.
We did this to bathroom tiles. It’s a really cheap fix that ends up a peeling mess. I do not recommend it,
@@onthehill3381 if you do it right with the right paint I have it one for 10+ years still looks good.
wow thats amazing....im a real estate investing as well im working on my First Flip....
I LOVE what you did with the house 😭😭
So glad to hear that!
I'm impressed $220K profit! I flipped a house in 2 weeks a few years ago and made $160K profit, my biggest ever. This is a great video!
Quick question, how is the business doing with this economy. How do you make up to accomodate to the economy.
You so smart good luck with everything 😍😍😍😍
Hello, I am interested in flipping houses as well. I have the credit and a little money saved. I just need guidance on where to start. any ideas.

How much did it actually cost to rehab the house (gutter, put in flooring, new kitchen, equipment, and labor, etc)??
It looks so much better. Amazing price!

what kind of utilities or insurance you paid? do you take the permit from the township or the contractor takes the permit?
This woman has such a wonderful personality. How does she not have her own HGTV show?
Haha, thanks! I’ve been contacted by some TV producers but they want to see partners with more drama, and I’m just a one woman show
I love this job

How do you know if the wall is load bearing?
Hi. Am new here and have any idea of flip. My question is: must you place furnitures when you renovate for sale?
Could you (or someone in the comments) explained the data analyzer math, because I\m not understand how you got the number for profit?
