    If your going to make a break even video you need to add the annual dues

      I kept thinking this during the entire video, how can you do any kind of break even cost comparison without also throwing in the annual dues?

      Yeah, dues are about 2/3 of the total cost to own DVC over the length of the contract. They aren't just a little fee you have to pay.

    Hey everyone! First and foremost, I want to thank Paul and Amy for inviting me on The DVC Show to share a little bit about my DVC journey and my latest series with all of you. Second, I have read all your comments and really appreciate the feedback on my first shot at presenting DVC math. I will be working over the next few weeks to create a "DVC Breakeven - Season Two" (working title) that includes the cost of annual dues, and I hope you'll all show it just as much love as Season One!
    My goal is to create DVC content that is approachable, fun, and informative. As I continue to make more series like this, I will be sure to show a variety of perspectives on DVC math, using my own experience as a Member as an example. Once again, thank you so much for all the amazing feedback!

    I like the approach, but the fallacy of using the rack rates is that I never would've paid those rates to begin with, even if they were discounted as they are now. A more realistic breakeven point would be one that shows that the comparable rates at Pop or AoA for those days (or the rate for renting points). It probably stretches out the breakeven point, but we're still coming out ahead with DVC!

      I was definitely thinking the same thing since I would never pay rack rate. I will always wait for a discount to come out or rent DVC points

    Different perspective, but similar outcome. I was 26 when I bought into DVC, but unlike Samantha I had never been to a Disney park before buying. I think it was the best "fun" purchase I've ever made - even though I slightly disagree with Samantha's math (you gotta include dues - it's the majority of what you pay throughout the life of the contract), it still has been absolutely worth it to "force" me to take amazing vacations with my family.

    I agree, it is not a trip without Country Bears, Tiki and Carousel. Those attractions make Disney World Unique and magical!!

    Loved this show! I'd love to see something similar but with someone like me who purchased their first contract over 50. I bought mine to experience Disney with my grandkids and also so that my husband and I can go to the festivals. I think it would be a great episode for us folks who are a bit older!

      My husband and I were in our 60's. We wanted to buy when our kids were young, but it was always out of reach. Fast forward to 2016, the kids are long gone and we were on a Disney cruise. At settlement, right there on the ship - they don't want you to change your mind, we looked at one another when the rep went into another room and said, "This is the stupidest financial decision we've ever made." It really was, but we now go with the grands and I'm so glad we bit the bullet. We've been financially responsible all our lives. It's our one questionable indiscretion. No regrets.

      I bought to have a blow out birthday for my 50th! And I bought a resort with 47 years left😂 So I will be OLD when it expires lol. My kids are young teens, so I'm hoping to enjoy it for many years with them!

    I have been following DVC Fan for years and I'll admit, I was nervous about the new direction of the show, but this episode was a breath of fresh air. The rapport was fantastic and Paul and Amy you both seemed more enthusiastic and appeared to smile a lot more. I loved hearing Samantha's story. I'm on the West Coast and grew up at Disneyland and was heartbroken when they got rid of Country Bear Jamboree over here, so it is always on my must list at WDW, that and the People Mover! I can't wait to see what more episodes bring.

    I think Samantha's methodology is a great way to see what you would have spent otherwise, if you didn't have points. To calculate the break-even point for my membership, I divide the total I spent (without the annual dues to simplify things) by all the points I'll get over the course of the contract. That tells me what I spent per point overall. Then I can calculate what I spent per trip (by multiplying the number of points spent by the per-point cost to me.) It's amazing to see how quickly it adds up. Thanks, Samantha & DVC Fan!

    Sam, an idea for your next series once you’ve broken even on your CONTRACT price, since it seems a lot of people are complaining you didn’t factor in annual dues is “DVC or Doom: The Annual Dues.” Go back and look at annual dues for each year of your contract and compare it against future stays. So if you break even next year and 2025 is your first year of “free” (loose terms) stays, how many trips does it take you to cover what you paid in annual dues since the beginning of your contract. That would be interesting to see if you still end up paying out of pocket to stay, after multiple yearly trips or if one or two stays covers the cost of dues and anything over that is “free” (again, loose terms!)

    I own CC and after staying at OKW two bedroom, I was shocked at the size of CC two bedroom. However, that hasn't diminished my love for DVC. I also agree it's hard to do studios once you've stayed in the one bedroom. Again, however my next stay is with the BFF in an AKL studio savannah view. First time at AKL and I can't wait. Biggest regret was not buying in earlier. Better late than never 😊

    Great show Paul & Amy! Being members since 2005 I'm fairly confident we have broke even by now! lol. Also we have become 1 bedroom snobs over the years also!

    Great episodes. Love seeing other owners on the channel. If I was doing these calculations, I would only ever look at the rack rate for studios. Not that I'll never DVC stay in a one bedroom, but if I was actually paying rack, I'd only ever be doing studios, so my break even can't just look at rack rate for rooms I'd never pay out of pocket for - apples to oranges.

    I do like the concept of this show.
    If you wanted to take a different angle something that I think everybody can relate to is the cost per night that your DVC membership is costing you.
    Take my account for example. I have been a DVC owner now since 2020. And after the first year of DBC ownership I was paying an average of $771.74 per night based on the initial cost and my dues. After My second trip I was down to 512 a night. After my third trip I was down to 483 a night. And at the end of this year my nightly $420 per night average.
    You could also do this exact math and apply it to a resale contract versus a direct contract.
    Then compare to the average price to actually stay in those resorts, and I think anyone can see the benefits of buying DVC.

    We spend our trips visiting other resorts and enjoying the restaurants, and playing golf. My favorite thing in all of Disney is Typhoon Lagoon. I remember renting fins and bringing them in to the surf pool to bodysurf. Once everyone figured out it was easy to catch the wave with fins - Disney stopped renting them, and then stopped me bringing my own fins into the pool. Typhoon Lagoon is really like being at a beach, and will always be my favorite.

    I bought my first contract at Bay Lake Tower in 2009 at 35 years old. Then added on in 2015 at Poly. We then added another contract in 2021 at OKW, and just this year added on another OKW contract. One of the best things I ever did! I lost count how many times we have been there. We stay long enough now to do tons of other “Orlando” adventures. It’s like our true second home in Fla. It’s more than paid for itself for us.
    Absolutely Love it! The big 50 is in a couple weeks for me and that’s where I want to be! Can’t wait!

      Owning several contracts, do you believe it's better to own multiple "smaller" ones or one large contract? Say 500 - 900.
      Do you reserve non-contract resorts and how difficult is it to reserve those?

    Great show! We’re staying in a GV at Jambo in September and three nights there would be $13K+, so that covers one of our AKV contracts right there! We’ll be at F+W next Thursday and I’ll be sure to post my Pickle Shake reaction. I anticipate lots of drama LOL

    The best part of the one bedrooms is the Kitchen. We love grocery shopping and making our meals in the room

    I wish we would have bought into DVC earlier. By the time we bought in, our boys were adults. We have them on the deed so they can continue to enjoy it after we’re gone.

    I am going to look into it for the new cabins coming up, you definitely though need to add annual dues in to the math because it is a significant cost yearly especially depending on the number of points you have, and if you travel more because you have DVC then the extra cost of travel and tickets and food etc. so definitely something you have to do the math on and see if it is good for you

    Was it worth it? Yes, for us it has been. Using my simple math our cost per night at any resort we have ever used our points was less than 200.00. That includes the annual dues. Usually less. It does however go up every year.

    I do the same thing except i use rental points as my base not rack rates. If i make a reservation out 8 to 11 months i youse that rental rate or if it is not a premium resort or 7 months i use that rate,

    I think the best way to look at break even is to look at how much it costs to rent points. Looking at rack rate is not necessarily apples to apples with DVC.

      I agree. Also I never paid rack rate prior to owning DVC, I only booked in special discounts. And the fact is cash rooms are nicer than DVC studios as a comparison. I think they are larger in SF and they offer 2 queen beds instead of pullouts or Murphy beds (which we prefer)

    I just want to say that while it’s very important to make sure you consider your financial future and make smart investments, it’s also ok to live a little too. I’ve never bought a car with cash (always financed) but my car costs the same as a smaller DVC contract and I work from home and have a husband who has a car so I could just borrow his if I needed to. Yet, I don’t know that many people would consider that a frivolous purchase like they do a DVC contract. We all value things differently and that’s ok.

    My wife and I bought 160 resale at 27 I think a few years ago. It seemed like a easy entry point for us. I wanted more but probably needed exactly what we bought. Same story today, probably need no more for now but want more. Either way we have had great vacations and will have plenty more. The value is slowly building but it's not as valuable versus the original product many here bought into. Just longer pay off I feel and less enticing benefits.

      Very true, I am considering DVC for the new Cabins because it is dog friendly and I need to bring my dogs with me when I travel, but it is a tougher sell than just staying at a deluxe Universal Property cheaper that allows dogs when I need to travel, since a lot of benefits of onsite stays and DVC went away Universal is close enough to make it work so a big debate for me

      @@adamp2384 the cabins are something we like a lot but not sure what the advantage of owning there will be other than maybe priority window at Christmas or something like that. I'm confused about the point cost and structure and how that will make much sense still. A lot on the topic needs to be learned but I do feel there is still decent value in the product. I just tell lukewarm friends to not buy as deals for decent resorts still exist and they won't have to spend a lot of capital. For us the DVC contract has given me exactly what we needed and wanted overall

    Glad to see that people are talking about annual dues. I get that these videos are essentially commercials for the companies Paul and Amy work for, but without telling the whole story... it's patently misleading. From a moral and ethical standpoint, I hope they do better with their next video.

    I am absolutely amazed you glossed over the fact that the interest she paid on the loan was 50% of the contract cost!!
    Your total DVC contract costs includes all the dues you pay over the 50 years or however many years are left on the contract.
    Your "breakeven" math doesn't include your second largest cost next to your initial contract costs. In some cases, the dues you pay over the duration of the contract are more than you pay on the contract itself.

    everyone says once you stay in a 1 bedroom you wont go back to studios... we are still studio people. not worth the amount of points to go larger.

    Never really did the math but probably should have. Our contracts are now paid and sort of questioning the value.
    As Kids are finishing college and Florida is a mess so not sure how much we will be using in the coming years. Had some great trips and we defo feel we enjoyed the golden age of DVC and WDW as owners so that has us satisfied but from a financial POV I’m not sure of the value.

    Im interested in DVC but nobody in these videos add in annual dues or the promotions offered by Disney pre covid we stayed in Saratoga springs every year because the dining plan was free so 4 adult dining plans totally negated price of room

    Couple of flaws here: Maintenance and invisible upcharge.
    The yearly dues has to be factored into the total cost.
    Also, most people won’t always choose a villa to stay in with cash. They said it on here Pop is their go to for cash. That upcharge should also be factored in. DVC FORCES you into deluxe, where in cash you can adjust the cost much easier.
    I’m not saying it still
    Doesn’t make sense but the break even is further out then depicted.

    Oh gosh did you just say 20-35 year olds are not as analytical and Sophisticated as someone maybe older? I’m not in that age range but I don’t need anyone to make the numbers make sense quickly. I need to understand the costs both short term and long term for a purchase like this. I do love what Amy eluded to, that there is an intrinsic value related to our attachment to Disney. That is the only piece of this evaluation that can’t really be qualified. Some compare rack rate vs discounted rates vs rental rates, but all break even models are poorly viewed without the annual costs that should be a factor

    Rack rate and not figuring in yearly dues is a comparison you use to make yourself feel better. Its like trying to justify eating out everyday vs cooking at home. but when you figure out what you spend on groceries you pretend that you will buy steak and lobster for every meal.

    Am I the only one who think this is an example of what not to do when your young and just starting out? Then try to justify with break even examples of spending almost 10k on Disney hotels per year. Have some fun sure but she will regret not putting that money in a Roth IRA when she is 50. I personally wish I had just some of the stupid money I threw away. IMO, DVC is great for the Disney fanatics with lots of disposable income. Nothing wrong with that but just want people to see a different side before they finance a hotel room at 30k at 10% apr plus another grand or so for annual dues.

    Buttttt, still no mention of international buyers, and the differences in costs, renting process, and offers to non us owners/sellers that are not available etc.

    Comparing break-even to Rack rates doesn't make any sense. Because no one in their right mind would spend that kind of money on rack rates that often. Also annual dues versus hotel tax isn't a straight-up comparison either.

    Incredibly misleading for break even… come on guys, you need to factor in annual dues into the break even cost! Dues can far exceed the cost of the contract!! What am I missing here?? 🤔😳🤔😳

      Dues are a moving target and can never be adequately calculated into this number which is why we chose to leave them separate.
      As we stated on the show there is no right or wrong way to do the math on this and we’ve seen multiple spreadsheets over the years from various people all with different calculations.
      This is the most basic method that can begin to showcase the true value of a DVC contract purchase for someone starting their research.

      I hope we were clear enough with the audience that annual dues were not factored in for this particular conversation.
      But it’s definitely something we can look at for future!

      @@paulkrieger Oof come on. Always enjoyed the videos and I understand wanting to push DVC interest for personal gain, but to imply that consideration of annual dues should not be included in basic math of DVC purchase is misleading and irresponsible.

We felt that this method was a very simple introduction into the math behind looking into DVC and could be extremely helpful to someone researching this subject. I don’t feel we by any mean dismissed Annual Dues and Samantha has even addressed this in a separate video on her Instagram.
      Each person calculates this differently and this is just one way to begin to look at the numbers as it relates to Disney Vacation Club.

      You need to DCF or take the NPV to do this correctly, in addition to the dues. Payback period should also be a term in years/months, not percentages.
