Can't deny that I dislike Overland Park, but love Lee's Summit, as a truck driver.

Hi, Nick. Would you please consider a video comparing quality of life recreational amenities in various areas? Great pools, scenic trails, bike paths, fitness and community centers. Cedar Creek area might be one? Or share areas that are in development if they don’t exist yet? Any crystal lagoon communities in the works? Thanks for sharing your channel with us!

Absolutely, thank you for the idea. I'll add it to my list. Are there any cities/suburbs of particular interest that you'd like to see?

@@kcsuburbs Thanks. If there are cities or hoas that have all the others beat in terms of amenities, then those, also with 1.5 walkout homes under 800k.

@@SnacksforHudson Off the top of my head, there are four with pretty good amenities. I put together this Google Doc with some info for you, along with links to PDF's of the active 1.5-story homes under 800K: docs.google.com/document/d/1XF5ZfYcUo2q02ed4u0gcriHH-rlDufhDi58xJ8t0O2E/edit?usp=sharing

Can no doubt buy more house in LSMO. Don’t have to buy a 30 year old outdated house that neees major structural repairs like foundation or roof. Plus, we have Lakewood, Raintree, Lake Lotawana, Lake Winnebago. They can’t compete. Not to mention, much lower douche per capita.

Overland Park has many more jobs also 131,000 vs lees summit which only has 42,000. Overland Park/south Johnson county area is becoming the main commercial/business hub of the metro area.

    • @kcsuburbs

That’s a very important point to add!

Who cares? Do you go to an office? I don’t, and haven’t in 6 years. But if you have to, easier drive into KCMO. Main commercial/business hub? lol. Your entire economy is based on white collar desk jobs, which, as I mentioned, most folks don’t want to drive into an office. Regardless of JoCo residents’ belief that the water is blue.

@@iknowdeweybrudda6564 I am talking about the fact that you keep touting these jobs and office space in Overland Park. I am pointing out the trend, post-COVID, that white collar office employees are increasingly working from home either all or part of the time which has lead to large swaths of office space lying vacant across US cities. Ask any investor - nobody is feeling bullish about the market for office space. All of that is to say your argument about JoCo being some type of commercial hub are, or have the potential to become, largely moot.
