  • In this video, i will share 5 Biggest Home Buying Mistakes you should avoid as a property buyer. In my opinion, the most critical mistake is if you start property purchase process with price negotiation. The reason being once the price is fixed then you cannot negotiate on other points.
    The other home buying mistakes are that you should not disclose your budget to the seller. Also, it is important to do the SWOT analysis of the property. Lastly, some of the soft home buying mistakes are that you should not be an emotional buyer or don't come under the pressure tactics of a seller.

    Btw, ye jo aapne fake customers ki line ke baare mei bataya, isi tarah ka similar incident mere saath beach side, Goa mein hua tha kareeb 11 saal pehle, jahan par gambling hoti ha. Vahan bhi saare fake customers thay jo achhi khasi rakam jeet rahe thay. Magar INR 4000 haarne ke baad maaloom pada ki vo sab log toh naqli thay. Such is life, magar isi tarah life ek teacher ki tarah humein bohot kuchh sikhaati bhi ha. Us din ke baad maine pledge kiya ki life mein juaa ya gambling kabhi nahin khelunga, even if it's legal in a casino. Aur aaj 11 saal baad bhi main aaj bhi apne us pledge par kaayam hun aur hamesha rahunga.

    Thank you sir, this video helps me alot. Last week i done a deal for one property but owner did deal with another buyer on 1.5 lakh more price. And cancel my deal. I was very upset about that and for a moment i was thinking that now i will do final agreement on same day. But after this video now am so relax not in any hurry, i will take time and search accordingly as you suggested. Thanks again.

    At 2nd point '' not telling the budget '' I was got boarded because the property broker always say in style '' मेरे पास सौ property है, जबतक बजट बताओगे नही, तबतक मुझे कैसे पता चलेगा कि कौनसा property दिखाना है, और कैनसा नही.।
    और अगर आप ये बोलो के आप सब दिखाओ तो broker बोलते है कि एसे सबको सौ property दिखाते बैठा तो मेरातो बिजनेस तो होनेसे रहा और उपर से property owner भी मना करदेगा but at the next point I found it's interesting, that you have suggested to tell a range and like के '' मेरा पैसा आनेवाला है, '' smart way to out smart broker

    If you are a serious buyer, you need to speak out maximum budget, all inclusive, so as to allow agent/Builder/seller to offer you accordingly. In that case lots of time energy saved. Confidence built & positive results expected. As most buyers are smart nowadays, remaining transperant instead of too tactful works. Buyer can always deny if he feels the demand of sellers more than what it is worth. Rest of the points are worth noting.

      you are so intelligent, then tell us how every buyer will know if seller is quoting more according to quality? Not every buyer has knowledge of figuring out true price, they just think sellers say more and after negotiation 4-5 lakh less deal is good.

Main bhi ek emotional grahak ban ne wala tha. mere ghar ke paas hi ek zamin thi jise main kharidna chahta tha but wahi just bagal me ek pani puri factory lagane ka programme hai kisika . upar se just 100mtr pe school hai ,jis se shayad hamesha shor hota rahega . Price bhi high hai fir bhi main kharidna chahta tha but ab thoda postponed kiya hai. ab wo meri 1st choice nahi hai.

The property agent put the first question with me as to what the budget was of you. I told the agent about my budget, after that, he told me the same things that you told me in this video.     If a property is registered under RERA, do I need to enquire more about that regarding validity of the land , building or anything else to avoid the future problems.

      Ye Sir kahi kahi purchaser ko confuse kar rahe hai... Rera me registered ho to koi dikkat nahi hogi. Kyonki sari cheezen government ki planned pass ki hoti hai

    Sir mere hath se itni prime location ki property miss ho gayi, galleria market ke samne thi, maine bhi apna final price first meeting mei bata diya but seller nahi mana , but seller ne bola ki aap thoda soch lo nahi toh ek party mere pass hai aur woh teesri baar delhne aa rahe hai , agar woh final ho gaya toh fir aapko guilt hoga , mere dealer ne bola bus aap price bol ke utth jana, ye oressure banane ki koshish karega ! But teen din baad jab maine dubara meeting ke liye bola toh property sell ho chuki thi.

      The advice on pressure tactics employed by builder was amusing n an eye opener!.Experienced it recently...glad I discussed my anxiety with my son who being a marketing guy guided me and made me aware of it. Hahahah..
