    Your coverage is as usual awesome. Project build quality is robust, No doubt. But some other doubts 1) Too much focus on Delhi Reserved green, IMHO, as time will pass this so called "Delhi reserved green" will turn into colonies like Aaya Nagar, local builder just awaiting road connectivity and than things will change 2) He mentioned for cricket ground, tie up with academy - So there will be hefty charges and even outsiders will be coming, so its not exclusive 3) Finally, He said you cant bring your own carpenter (unless he is aligned with Sobha way of working)...Whats that, after spending 2cr, you cant get your own people to work in your flat...

    As per my opinion, one of main issues with Sobha is the floor layout. The rooms are small and there is poor use of space. Also given the use of RCC shear wall, there is almost no customisation you can do. I visited their site and they mentioned that even to put a nail on the wall, you need someone from maintenance
    Depends on what people want, but given the high prices you do not want to make compromises.
    Otherwise the brand name and construction quality is top notch

      customisation is something still can be lived with, as we r not going to nail all day but spot on with layout its quite bad specially on lower sizes

You continue to be the vanguard for spreading awareness on DEW and developments around through your channel. I'm sure like your Sobha City part 1 video shot in 2020 this too would create a record this year of being the most watched video on your RUclips channel.     By far the best project on dwarka expressway. Even in New gurgaon and sohna there is nothing which can match the planning and build quality of this project. Even those who cannot afford should try to strech thier budget if possible. It will be worth it in the upcoming 3-4 Years.

      Superb Drone shot Prakhar, ek baat hai Prakhar prime project hai lakin pipe gas (IGL) nahii hai. Two gas cylinder rakhna tough hai and living room main AC outer unit rakhane ki jagah mention nahi hai, puri AC ki wiring bedroom se hoker shaft main rakhane ki baat kar rahe hai. All Towers main problem hai. my tower is B1.

    Hi Prabhakar I was almost going to finalise the flat in this project. Main problem was the same room size are very small. All amenities were excellent. One more thing I wanted they must have electrical charge point at flat parking car in place of separate. Gas pipeline should be there.

    Nice detailed review bro .. just a suggestion .. when the video is this long .. its good to add menu(with time signatures) .. this way ppl could jump on to the sections as per their need .. like for example person1 is interested in knowing the maintenance .. and person2 might be interested in seeing the flat layout .. and so on and so forth .. hope my feedback helps you !!!!!!

    Sobha construction quality is better than many builders in this area.
    However few things about your video.. one too long ... who has so much time for one video review... second most of the time taken by Sobha guys playing their own bugle rather than some independent professional views of experts.
    Coming to Sobha per se... will this Delhi Green USP always remain like that.. big question... next so many towers.. so many units in this area will definitely add to people density and traffic on ground... next the cost factor... too high... reason for this is the kind of facilities.. these all are loaded on to the overall costs... e.g. cricket pitch is major drain on capital cost... are u building a cricket stadium.. who is going to maintain it.. at what costs.. who are the people to bear this.. oboviously the owners... already this pitch is being maintained for over two years.. this costs money which is getting added to overall cost of units to owner. In years to come this pitch is going to be source of many avoidable acrimonies between different resident groups here.
    Next the bedroom sizes are hardly any plus... with a normal double bed any space is left in room 2 and 3.
    The units are offered as bare shell.. the customer has to get the kitchen and wardrobes done on his own.

      Thank you so much. PNG provisions are already there but due to an ongoing dispute between IGL and Haryana Gas the pipelines are not being laid. Team of residents are following it up. I am only getting it coordinated. PNG will also come meanwhile we need to use gas cylinders. There is another provision of PNG Station which has been done in Windchants to supply PNG, that can also be explored. Thank you.

    Fabulous work Prakhar..One question though..why is sobha asking for an advance maintenance payment of two years with phase 1 part 1(towers c1,b1 and a1) possession when they are not yet ready with common area amenities like club house etc,?

    One of the basic needs, I.e. piped gas connection is not there although they have started giving possession. Also no in-built internet connection. Initially, residents are going to face problems.

      PNG connection isn't available from Haryana Govt. There is a litigation going on between Haryana Gas and IGL. Team of residents committee has been formed who is following up to lay PNG connection in entire Dwarka Exprsessway sectors . Tie-up with broadband provider like airtel is already going, I am getting that done. Thank you.

    1. Jai mentioned the other towers after c3/c4 will be launched next year. I am assuming he meant 2022. Do you know exactly when they will be launched?
    2. When is the completion timeline for club oval 2.
    3. What is the expected type of the yet to launch towers. Will they be premium 3bhk or anything else?
    4. What is the expected completion date for whole of the project?

      1. Video shooting date has been mentioned in the video it was shot in Dec 2021. So it's 2022.
      2. 2025 when entire project gets completed
      3. It should be bigger than 2343 sqft which is currently their biggest size.

      @@DwarkaExpressway - the entire project will not be completed by 2025- It will be completed by 2028, C4 and C5 will be delivered by 2025- 6 new towers will be launched by oct 2022 which will be delivered by 2028 as Shoba take 4 to 5 years to deliver a tower. what you say ?

    Very apt and nice video prakhar but price is too too much on higher side and not according to prevailing rates in area where rates are between 7k-8k/sqft..Developer is charging rate of price appreciation in May be next 10 years(if it happens) and the biggest drawback is we can’t make changes to our customization..come-in in this era after buying own house we can’t make changes..The whole Dwarka expressway is dependent on Dwarka for be it good hospitals,schools..ultimately the load will come on Dwarka like now as Palam,sagarpur,Mangla puri,Rajnagar etc using… be it schools,court,transport office,parks and other govt offices

      Thank you for watching the video. The builders very well know their pricing and the potential of this area. The prices are appreciating here since last 2 years and further increase is expected. If people are now finding it expensive they should have bought it few years back. All developers are here to do business and prices are already appreciating. About 30+ functional schools are already operational here like DPS etc and many more schools like Bal Bharti, Mount Carmel etc are expected to be functional by next year here, even some of the biggest hospitals are also functional like the 2nd AIIMS, another one is coming up. When Dwarka was made it was dependent on Spurt Delhi and West Delhi similar way. So with time every facilities will be available here. Most of the apartments of Dwarka are non sismic complaint and lack any amenities like clubhouse, large green areas, play areas for kids etc. The list goes on. Everything has pros and cons, the individuals need to decide whats best for them. Thank you.

    Appreciate your efforts sir , looks like promotional video but Maybe it’s not
    The project is def lavish however the layout isn’t very impressive, with so many towers coming in , the expansive view will get compromised
    Rooms are not very spacious
    Entry gate is too close to tower 1 and the road . This will cause disturbance
    And the Delhi greens is a marketing gimmick. Any kind of unwanted activity can happen and it may not remain agricultural land
    The prices are quite high

    Excellent cinematography. But couldn't go beyond the 5 minute mark. Not watching any further. Have requested tons of times to use chapters. Especially for long videos 🙏. It becomes easier on the user. Watch time is reducing now also since I'm not watching anymore

      You are missing out on a well covered tour. If the topic genuinely interests you, try to use the skip 10 seconds option and watch the video. Editing such a long video with Chapters can become tricky, so I appreciate what Prakhar does even if it's a really long watch...

I have already visited the property but don't have all the details. Without chapters I have to go through the entire content using 10s forward which is painful and time consuming. Plus there is a lot of stuff which I already know. So why would I want to watch again. Chapters give an option viewers like you - who are interested in full content and me - who are interested in specific parts of the video. Please embrace the future. Cheers.

    Hello, please make a video on Ansal Fernhill, Sector 91, Gurgaon. This is a project by the famous Ansal API. It was supposed to be completed in 2015 but till date possession of not even one unit has been given. A few towers are 80% complete, some are 40-50% complete and some only have their foundation laid till date. There are about 1000 units in this project. No one is there to listen to our grievances. There is not much information in the public domain about this project. All of us buyers are very frustated. Neither govt. nor RERA is taking any concrete steps to help us. Please make a video on this to bring it into public domain. We would be very grateful to you.

    Prakhar I have one query if you can help me with that. For A4 tower I believe the sunlight might be an issue, isn't it? I feel like the floors in tower A4 facing the reserved greens (North) might not get any sunlight during the day because of tower C3 which is 25 floors high! what are your thoughts on that?

    Rain water is collected in C5 & C6 excavated part fr last 3-4months, will it have adverse impact on the foundations of these towers?? Chintels episode makes you jittery !

    2 big issues with Sobha -
    1) bedroom are very small.. hardly will manage with 6 × 6 bed and a wardrobe.. at this price.. sizes could have been managed well.
    2) poor connectivity to cyber hub. Most ggn people work around cyber hub and the place has no good connectivity from cyber hub.
    Rest ur videos and your content is best class.

      Thank you so much. In few years from now Cyber hub would be around 2 to 3 Kms from Sobha City. Ince Dwarka Expressway gets completed one can use it to go to Shiv Murti NH48 to Cyber Hub. For rest the developer has been working and you will see design change and bigger flat size with increased price.

    Dear Prakhar, Thanks for your efforts. There is no doubt that eventually it will be a great community to live in! But the big question is WHEN? Sobha City was launched in Mid-2016 with a target to complete phase 2 in 2023. Looking at the updates, completion of phase 1 looks doubtful by Mid-2023! Though they have started giving fit-out possession but do you think a family can live there in the present condition. SOBHA is high on talking and very low on delivery. Having charged such high premium on each apartment, I don't think such obscene delivery timelines can be justified! Thanks again for your efforts in the completion of DEW

      I am also their customer. Booked in Feb 2017 and at that time it was just a raw piece of land and they have given a delivery time line of Dec 21 to May 22 which is also mentioned in Builder Buyer Agreement. Have full faith on Sobha delivery timelines and quality. The cost is definitely on a higher side but looks like end product will justify the cost.

      Come April, this project as per our BBA will be breach and liable for fine. They still need 4-5 months for the first club house to be completed. If there are people in this group who have booked apartments with Sobha, I have a small request : plz don't accept fit-out possession or possession on OC. Each one of us should refer to our respective BBA's. Builder is taking us for a ride and only busy harping on its brand equity...

If so called reputed builders are taking us for a ride and then ...... As per RERA rules (also mentioned in BBA) builder is liable for the consequences.
