I'm stunned at those prices. I live in the Big Island of Hawaii in a subdivision with asphalt main roads, side roads are dirt but in good shape, electric most everywhere and free installation if not. Taking the cheapest lot, the first one this video and 50p/1 USD, the cost is $150,000 USD. I can buy 15 house lots, already subdivided, in this subdivision for $150k measuring a total of 11,264 sq meters, more than twice the land, IN HAWAII for Christ's sake.

He was selling his land of 500 sq meters in Balay Manuk for 250,000 pesos only. It didn't get, me. I wa also negotating an adjacent property to whatwe already had, but with great ocean views. But now, I thought the one in Balay Manuk 2020 was a good deal. I'd been inquiring also about lands, in this particular area of Balay Manuk, that's about the current buying price of lots there. We have a land higher up from Balay Manuk, 7 minutes going up to higher elevation for a price of 100 pesos/sq meter those days. There were lands sold for a price of of 20 to 30 pesos sq meter too in Timbao those days, and those days are gone. Property prices of Dumaguete spiralling up. But going outside Dumaguete, just within 30 minutes to couple of hours, if people just look, prices goes down.
Yeah, and it's not even a good farm lot. These are gringo prices all the way. Only a damn fool would pay those kind of prices for junk properties like these.
If the expat owns it he will charge outrageous price, but there's always a fool who will take the bait, I'm an expat i only rent an apartment no desires to buy any property in the Philippines.

Those prices are for foreigners and inflated by the real estate agents. Furthermore it is negotiable. Go talk to the owners direct.
