There is one more positive aspect. Now all the speculators will be slowly washed away, and only strong investors will remain who have the money to buy the property on their own or via a loan . All the weak hand investors will now be on fire to get rid of the burden especially those who pay 10-20 % and don’t have money to pay when next major demand comes. So prices will see a lot of correction. And a person who entered real estate will now have to remain invested to save his tax in long term and stop treating real estate to meet his consumption needs.

The most important point everyone is missing is the final tax outgo. Now as in new scheme the total capital gains increases so the final tax surcharge also increases. Total tax paid if ltcg is in slab of 50-100 lacs the the surcharge is 10%. Now as indexitation is removed. The person will shift to higher tax slab thus extra he will move to 15% slab. Thus higher tax outgo.

Indexation Will be rolled back once affluent get paid back in cheque from government what they acquired in cash thereby whitening laundering, for example acres bought from Haryana etc. farmers for 1 crore cheque 99 crores cash two years ago now materialised for 100 crore cheque, will be all own just by paying 12.5% kind of amnesty scheme till next budget. Then middle class back more happy🙏

This isn't good for low income earners, middle class, small towns and cities and the rural areas. Government policy on CG will create RE bubble. This will also create a housing shortage and more traffic congestion in major cities. Huge loss of free hours for the workers as well as the participants in the economy on traffic jams because this CG tax on RE will force everyone to move & invest in big cities that are highly congested already. Parents wasting more time on the commute due to high traffic congestion can bring negative impact of children and parents bonding as well as for the students, the future of the country. Instead of spreading out to rural areas and city outskirts, this policy will force higher density in already highly populated areas. It can lead to the government not being ineffective in providing cleaner water, better education (crowded schools & colleges), insufficient hospital beds during natural calamities & pandemics. Rural, small towns and cities and aspiring districts will see less investments from private investors into their area. More investments in small towns means newer & bigger hospitals, better schools and education institutions, rise in household incomes of the nearby farming villages and developments. This policy is very harmful. This isn't a right wing government that is focused on making the participants and the first time investors richer. This is a law to make the top 0.01% of the population richer. Young investors and millennials may refrain from investing into RE. Which can lead to lesser job creations or even job loss and business that rely on RE and constructions may see less profit or bankruptcy. This policy does not help at all in Job creations. This FM is taking our country into graves with policies that are made only for her multi billionaire friends. Record numbers of millionaires are leave our country. This year alone 4,300 millionaires will leave India. The government must pass budgets that are beneficial for the millionaire, small business owner and the middle class. Each budget session this fake right wing government punishes the participants in the economy. This is corny capitalism and beacon of hate and division nothing about Modi,'s government says "right wing." Somehow it sounds like the employees of Ambani, adani and big real estate firms and investors sat down together and wrote this to create some kind of monopoly and kill off the honest Indians who save 100 rupees a day by walking to work and not having anything for lunch. Just to add enough 100 a day for 20-30 years to buy their first home. How does nirmala even sleep at night knowing she is waging a war on so many hard working people. Who bears the pain, the shame and the inconveniences of today all because they had dreamt of a better tomorrow. Nirmala is evil and a sold out corpse for killing the dreams of these people.

Hi sir, i purchased plot in 2012 for 3 lakhs & now i am selling for 18 lakhs.. will there be any kind of tax to be paid..or i don't come under capital tax system
1. if we opt for the old tax regime then can we avail the benefit of indexation?
2. In the absence of the indexation benefits, can we still add following in calculating the cost of acquisition -
a. installments paid to the authority for the next several years.
b. amount of stamp duty.
c. brokerage paid to the broker.
d. amount spent on repairing and renovation of the house.

Is the profit tax calculated based on the new sale price minus the amount mentioned in the Sale Deed?
For example (Sobha builder) : They mentioned the construction cost of the flat and undivided share of land cost in the Sale Agreement.
In the Sale Deed, they mention only Undivided Share of land cost.

You are incorrect when you say stcg remains same..the rate is changed from 15 to 20%..pls update yourself
Moreover your title pre 2021 is incorrect its pre 2001
STCG for real estate has not changed and this video is only about sale of property.
