    We bought 2 BHK in Faridabad, in 2012 at 25 Lac as of now the rate we are getting for selling is 42 Lacs. Which is near to CII indexation. Hence, there was no tax on selling before budget. But now there will be 2.12 Lac tax after bedget. Thats out of the blue. We paid abt 8 lacs on loan interest, and abt 3 lac for parking, registration and for other amenities of society.

    I agree with your explanation but Why dont you consider realistic values, after 13 year property value goes normally 3 times that is 300% not 50%. So in real life old regime with index is only beneficial for investors...

    Really well explained in a very lucid manner. You should also explain an example like if x bought a house for 60 lac in 2011-12 and sells it for 2.10 cr and out which he buys a new house for 1.5o cr on 24.7.2024 what would be his tax liability on capital gains.

    No benefit
    Every time you are in loss.
    Its just if profit is higher then loss is minimal.
    If profit is low then losses are high
    From last 10 years no property has grown from 10 lac to 2 cr type.

    They should not have removed indexation...that's big loss to owners if they don't sale property after 10 years of purchase. If any property sold before 10 years then 12.5% rate still benefits.

    Madam please take the following example for flat:
    1. Purchase value: Rs 71,91,000
    2. Dt of purchase: 30th April 2019
    3. Selling value: Rs 2,85,50000
    Dt of selling: 25th June 2024
    Calculation with the old system
    1. Sale value: 2,85,50,000
    2. Purchase value: 71,92,000
    3. Indexed value: 1,12, 00000
    4. Capital gain: 1,73,50,000
    5. Applicable tax @20%: 34,70,000
    Calculation with the new Tax system @12.5%
    1. Sale value: 2,85,50,000
    2. Purchase value: 71,92,000
    3. Capital gain 2,13,58,000
    Applicable tax@12.5%: 26,69,750
    Difference:3470000-2669750= Approx Rs 8 lakhs
    As the effective date is 24th July 2024, We can not go with the new system just for one month difference we are in loss of Rs 8 Lakhs on capital gain tax.
    Madam, is it possible that we can opt for new system as it's falling in the same financial year

    LTCG Tax से भी ज्यादा तकलीफ होने वाली है CG reinvestment पे !! पहले indexed cost के बाद बचा हुआ profit ही reinvest करना पडता था cg tax बचाने को !! अब बगैर indexation वाला पूरा प्रोफीट reinvest करना पडेगा !! मे अगर पैसे की जरूरत के कारण पुराना प्रॉपर्टी बेचके, indexed प्रोफीट इन्वेस्ट करके, बाकी रकम का अन्य उपयोग करना चाहता हुं, तो अब वैसा नहीं कर पाउंगा 😢

    When we sell plot of land,purchased before the year 2000,in income tax capital gain is calculated taking the circle rate of that plot for the year 2001 and multiplying it with index price for the year of sale divided by 100 to get acquisition cost. Then the indexed acquisition cost will be deducted from fair sell value of the property to find out capital gain. Now question arises, where shall I get the actual circle rate of the plot for the year 2001? Is there any government approved table of circle rate yearwise, wherfrom I can get the actual circle rate of that particular plot for the year 2001? Please help me.

      bro from inheritance when you get any property in your name lets suppose you get the property in your name in 2021 then you have to calculate Long term capital gain from only from 2021 to 2024(current year) not from when your grand mother purchase the lnd that is 1967. lets break it down. lets suppose you get the property in your name in 2021 and then its value was 55lakhs. now from 2021 to 2024 its value is 60lakhs. so your gain is only 5 lakhs so calculate tax at 12% to 5 lakh only

    What will happen if I sell the residential property and purchase new residential property what will happen. Had I to pay tax on capital gain or not. Cosider both sale and purchase are done with in one to two months.of same financial year.

      No change in reinvestment rules so no tax has to be paid if you invest the exact amount of capital gains in the same fiscal year.
