All controlled by greedy landlord TDs. Nearly all tds own and rent multiple properties. Robert troy in Westmeath has about 13 properties, wasn't he forced to step down as a minister for not declaring how many properties he owned. And the Healey rays must own half of the properties in Kerry.

There is a factor other than supply and speculation. There is the contrived shortage of existing housing stock on the market. Lest we forget, existing housing stock is 99% of all houses. The government is trying to keep those houses off the market. That is why people can default on their mortgages for years on end without being foreclosed upon. They pass laws to stiffle repossession by the banks (which we are reluctant shareholders of) and they rescue the banks with our money when they fail. So what we need is the kind of upset Trump and BRICS promise. With Trump justs days away from the white house, there are grounds for optimism.

One thing I always find amusing, in a tragic way, is that people across the nation will rightfully speak of the housing issue in Ireland and how difficult it is for people to buy a home in Ireland as a first time buyer. It is referred to as a crisis.
This crisis is constantly referred to, but a crisis that is recognised but gets no remedial action is merely lip service.
This is when house prices see annual increases of more than 5%. In many cases, it's over 10% per annum.
Compare that to when oil prices, specifically prices to fill up a car tank, increases. It's temporary yet is treated like an immediate problem to rectify. When oil prices hit $100 a barrel the government put immediate relief on petrol pump prices even though is was a tiny nominal increase relative to house price growth. Funny how people acknowledge a problem but ultimately don't care.

  • @mpc6321

In 2008 there were two solutions to the great financial crash. Allow everything to go bankrupt or inflate the debt away. They chose the latter and all central banks started QE i.e increasing the money supply. The dilution of currencies has been approximaty 7 to 8 percent per annum. Add to this baseline inflation of 3 to 4 percent and you get the real annual inflation.
Wages are linked to GDP and have only been increasing at 3 to 4 percent.
The only thing that has kept pace with currency devaluation and inflation are assets i.e property, stocks, commodities.
There is nothing governments can do to stop asset price inflation. In every country house prices have escalated.
Combine this with the increase in population in Ireland of over a half a million and the demand for houses skyrockets.
Supply on the other hand has been on a downward spiral. A 50 percent reduction in 2nd hand homes in the past ten years.
Do what it takes to get on the property ladder. The money printing will continue for a long time yet.
You need to hold assets or you will be left behind.
You may not agree with this but unfortunately this is they way things are.

The market needs a diversity of intention. For profit development with no alternatives will ruin individuals’ prospects and societal capacity for economic growth on the whole. Extortionate housing costs are hindering us from participating in the economy to the extent we want to. If for profit developers were forced to compete with high volumes of social housing aimed at the working and middle classes, they would be forced to get competitive on prices.
The sheer dearth in supply will prevent the bubble from popping. The central bank says we need 52,000 housing units yearly from now until 2050 to meet demand. That’s 1,300,000 housing units. As of the 2022 census, Dublin had a total of 242,000 housing units, meaning we need to build a total of 5 Dublin cities between now and 2050 to meet demand.
A private market led for-profit approach simply will not work. This isn’t just houses we need. It’s water infrastructure, energy generation, schools, hospitals, parks, commercial space, transport infrastructure, etc etc.
Projects like CityEdge have been criticised by European planners for seemingly taking a private sector led approach where by the government refrains from initiating the initial investment needed into the redevelopment, waiting instead for the private sector to get it started before committing public financing to things like the north/south orbital luas line and the Heuston to Lucan luas extension.
If we are to tackle this a public housing body with the ability to develop projects from project research to turnkey is critical. Towns need to be chosen to be developed into cities. Public transport networks need to be extended into greenfield sites and high density mixed use Transport Orientated Developments need developing. It cannot be the case that 10s of Kms of housing estates void of local economic activity sprout radially from urban centres. Yap yap yap I could go on and on. Central government are ideologically opposed to solving this issue.
