If you declare that you are purchasing the property as an investment property (and therefore pay higher interest rates), the bank may assess the likelihood of success (with renting) and it may work out favorably for you. But the overarching consideration is whether YOU can pay the rent. At the end of the day, you can’t have poor debt-to-income ratio or bad credit and get approved simply because the property would have been a good buy.

I had lost this money after I decided to pull out of the purchase due to misleading information from the vendor. The lawyer was working for us both and so had the seller's interest at heart. Is there anything I can do.

Hi Sharai, I believe an Attorney is always required in major transactions, especially when it comes to property. Even though these are government institutions, you need to be acutely aware of what you’re getting yourself into *enters Attorney* 😊 You are quite capable of reading, sure but you have to remember that the meaning of some terms differ in law from the ordinary Queen’s English. It’s good to know what exactly the transaction entails. The Attorneys fees in these situations may not be the usual, it may be lower given it may not be the same workload
