    I've noticed that when property values go up, property tax goes up. And I get that. But when property values go down, it doesn't seem to work in reverse.

    I believe that if you refi with new appraisal, your assessed value goes up more than the usual annual increase. Many of us refinanced at new rates.

      Assessed values do not increase with refinancing, but they do when the property is sold meaning that there is a new owner.

      Yep! And especially since majority of the people who move here, are retired. And they are exempt from most if not all of property taxes. So the working residents will be responsible to make up that loss money trust me. My property taxes have tripled in the past 4 years

      @@tacocruiser4238 i haven’t gotten my renewal yet until June. But so far, my yearly insurance premium was a little over $4300. My neighbors nearly doubled, and they are very concerned and scared that they might not be able to afford it long term. If that happened to me, I won’t be able to afford it.
      I do have plans on leaving Florida in the future. Which is sad because south Florida is my home and is everything that I know of. But the transplants are destroying and not respecting the land here, and the policies have become hostel to a certain degree. Mostly transplants are causing the problems.

    I know a lady who lives in Ft.Lauderdale a few blocks from where I used to live. She told me last year her house a 2/2 was valued at $379.000. The house next door to her is a little smaller but is now valued at $850.000 so I guess now her property tx will up to match the one next door ?

      Not how property taxes work down here. The people in Dade County, where I live, complaining about massive increases are dolts which bought a house in 2021 and, come January 2022, their assessed value goes up based on the new value. The lady you know sounds like she lived there for a while and her assessed value will not rise anything above the cap allowed based on her prior years assessed value.

    Well guess what, they are going to be shocked how those property insurance companies are going to increase those premiums too. Providing your company will allow you to even keep your coverage. Insurance companies are not your friend, they pay politicians big bucks in campaign funds and the politicians cater to the private insurers because they want that money. Mortgage rates will go up because those insurance premiums will be going up.

    I live in a 2 bit town in Texas, where paving the streets consists of spreading tar, and rock over old tar, and rock, and this is also the city's answer to massive potholes!
    Taxes here are high due to all the people moving here from other states, but we the over taxed taxpayers, still can''t get decent streets!

    It's everywhere. Not just homes. I'm in VA Our automobile taxes have more than doubled because used cars prices went up. My homeowners property tax has also gone up ,a lot. Lived in my house for 20 years and this is the highest it's been. And just before the housing market crashed in 2008, our house was worth more than now.

    The one good thing about old age in my state - when you hit 65 - a homestead exemption kicks in. Knocks 40 grand off the assessment. Looking forward to next year bc my taxes went sky high this year.

      We already have homestead tax exemption in florida. You don't need to be 65. If you are 65 and you apply for more exemptions you need to qualify. ( be dirt poor, etc). It's not enough to just be a senior.

    You should not have to pay property tax on market fluctuations because you don't have access to that value unless you sell it. Why should some granny who has lived in the same house for 50 years and is no longer employed have to pay taxes on it's current value? We are forcing the elderly out of the only home they have ever owned.

    It's very simple, the city is chasing its tail and can't catch up. Developing a new neighborhood is cheap in comparison with the cost to maintain streets, sewers in the long term. New people coming in have a new tax base.

      My humble home has been paid off for 5 years now & all the money I've saved not paying rent close to a grand a month goes into my savings. My prop tax is $1.3K a year. I'd rather pay that once than every month, lol.

    If there’s anything done right in California is proposition 13 which property tax is based on purchase price and capped at no more than 2% per year. I say all States should have similar law to protect home owners from losing their homes due to high property taxes.

    The market is taking a dive, will the tax go down appropriately? My home owners insurance is going from $1500 to $2000 because they say my house is “worth” much more according to market value guesstimations. 🤷🏼‍♂️

    Unregister your Land with your home on it and your Land/house will be removed from the tax rolls. You voluntarily registered your deed with the he County giving ownership to the County so now they can charge you Taxes. When ever you register anything in this Country including your cars, trucks, Motorcycles etc you give the registering agency becomes the owner and you become the holder in due course. That's why you don't get the true title which is the MCO or MSO. A Certificate of Title which is what you get is not a title. It just certified that there is a title somewhere. The owner, the State has it. Why? Because you donated the car or whatever it is to them when you registered it. You can unregister anything due to Fraud. No one told you you were giving up ownership or that you would be charged an annual tax. This should have been told to you. You should have been told that if you don't register your deed you won't have to pay property tax. But your weren't. That's Fraud. The department of motor vehicles only has authority over commercial Vehicles. Research it. I too was suckered. Remove your house from the tax rolls and end their thievery.

    maybe people should research before buying homes.. when you buy a house over assessed value.. the new assessed value will be closer to the value you purchased for.. with houses over assessed value now insurances goes up also over those assessed values

    My last property in Ft Lauderdale I bought in Jan of 2004. In Nov of that year the property taxes QUINTUPLED!! Yes you read that right. They multiplied by five. I had to take in a lodger. Oh happy happy joy joy. What a pleasant memory that is. NOT!!
    I moved out of Florida and totally changed my way of life such that I don't have to worry about any of that nonsense anymore. Owning property in Florida kept me poor. It wasn't until I got rid of the property that I actually started being able to put dough away for retirement. How ironic eh?

      @@marius666 You will need a good job and lots of money. It is a very expensive place to live in. The area that has just been hit was mainly very wealthy people.
      Miami is not a bad place to start. Forget the Keys. There is very, very little manufacturing and agriculture is poor paying and labor is mostly Mexicans in the south. There are a lot of service jobs like banking and shops. I went there in 1984 and it was a very different place. Rent is expensive.
      I am afraid most of my knowledge is about the south. The panhandle and the north I don't know much about. After a while there you feel as though you are at the end of the earth. I wish you good luck.

    We live in Portland Oregon ,in our state is worth them all USA.
    My son's property tax went up $1100 last year.
    I don't know how much will go up this year.

    The voters should do what Californians did over 30 years ago with California Prop 13. It fixed property taxes at that current value, and could only be raised by 1 to 2% a year. A home sold would then be re-assessed to the current market value. This saved many long time home owners from getting taxed out of their homes as property values skyrocketed. Also, recently Californians passed a tax law that allows homeowners to carry their old assessed property tax value from their old home to a new one.

    If you want low property taxes you can move to Homosassa Springs, and even there they’ve gone up. That being said, FL is still one of the lowest property tax states in the nation. Which adds another reason why Californians and New Yorkers, among so many others, continue to move to FL.

    If property goes up your taxes will go up too!! It is that simple! Unfortunately the raised in property values could be another bubble like the one we had with Obama! Pretty soon with the raised in mortgage interest rates, those whom purchased a home with a variable rate usually sadly ends up in foreclosure!

      Obama didn't CAUSE the housing bubble. He INHERITED it and had to FIX IT by bailing out bank CEOs with money borrowed from China.

      @@gino007able I hear you but I take issue with ‘bubble happened in the last year of bush’. Bubbles are formed over presidential terms in these cases, the ‘bush’ one started in 2000. Where and when it pops is almost irrelevant and not causal to the president in which it pops under. In fact, corrective policies may accelerate a bubble popping which is the ultimate medicine to a growing bubble. Bottom line, its hard to claim a bubble to one president. That’s all I’m saying.

    People who move to states with no income tax forget all states operate on revenue of some source. And RE taxes are the big hit in every state. Come to Mn where we get both as Dems never found a tax they didn’t like.

      Have to be able to get into a home...then have enough equity and pray on a refi..... I'm making $24 hourly and have my own business in the side. I'm having trouble finding a rental.... and when i do will take about 60% of my income to live alone and maybe 40% if i deal with a stranger aka roommate.... we are all fuked

      @@TALLXXL $600 lol damn you're lucky. Our mortgage is $2,100 and we bought at the end of 2019. Rental prices scare me tho, a equal home to mine rents out to $3800/month 😬. It's cool to have equity but these prices are pushing friends and family away.

    Property taxes are a total scam. A tax is a tax is a tax and property taxes should be a function of your income.

    These big increases if if you want to call them that, occur to people who only lived in their house a year or so. Once you live in your house for more than a year or two, any increase in appraisal is limited to 3%. Also the alleged news report didn't say how much the taxes were before the increase. $500. That may be only 5% or so depending on the value of the house.
    These people bought these houses are new purchasers and thus are subject to greater property taxes. If they continue to live in Florida they will find that their property taxes are much less did most places in the country.

      Been happening to homeowners who have lived in the same house for years and now they are paying attention to the tax bill. Bad in every county assessors office in every state. Jackson County in Missouri estimated too much on inner city property for two years for two years and people fought back.

    All the credit and equity you get from higher home values and the mortgage tax write-offs, that poor people never see. What babies. It's SO hard being wealthy. And if you're old and can't afford it because you squandered your equity all along.. Sell it. Jeesh.
