Hi Tim. I think there are pros and cons to everything including whether to be one of the first to buy in a new neighborhood. A drawback is the trucks, dirt and dust that comes with construction. A positive is prices tend to increase as time goes on and one may pay more for the same model home by waiting for the neighborhood to become more established.
Hi Tim........we bought in Moultrie Creek in August, and there were many homes sold here already, but we moved in, in October, and there are a lot of homes still for sale here in Moultrie Creek. I only have 1 neighbor across the street and the rest of the homes are still for sale across the street, except for the homes on the corners. Location and the lot was what we were looking for before we bought our home. I wanted a Charlotte model, but they changed some of the layouts in them and also didn't put quartz counter tops in, and they raised the prices, so we found a lot that backs up to a courtyard village, so we do have the concrete wall behind us for privacy, no kissing lanai's. We have a Tall Pine Model.

I have been here on a lifestyle visit for the past week and feeling pressured by the agent to buy in Michaels CYV and I have been struggling with this question. Tim: Most new villages are usually sold out in a few months. When a Villages is first offered, buying early is a chance to meet lots of new residents. Buying one of the first homes in a new Village should not be an issue, if the village location, street, floor plan, view, & proximity to activities meet the buyer priorities. Location is the key. Hard to know what the developer logic is in releasing new homes. I predict the Developer could demolish more older / less utilized recreation centers (like was done at Hacienda Hills), then build smaller pools or rec centers, with a couple streets of new homes. The developer could even redesign some less profitable Country Clubs Restaurants & 27-hole Championship courses (or reduce them to 18- hole and eliminate the restaurants), and build more new homes. What will be demolished next? Tom
