I don't see rent being less than the mortgage in this scenario. They could maybe rent out the master bedroom especially if it has a private bath and entrance then put in a small fridge and microwave and close off the entrance into the rest of the house from that bedroom. Selling the home can absolutely save them money. He didn't say they couldn't buy another. We needed to cut expenses. The mortgage payment on our house was $1600/ mth. We sold and downsized. New mortgage payment: $600/ mth. Refinanced that a few years later, new mortgage payment: $300/ mth. And before you say it's where I live, the $1600/ mth house was in small town Louisiana, New house ( which was new construction when we purchased, is in a great area and is only about 500sq feet smaller) is just outside of Nashville. It can be done. You just have decided you want to.

But most health insurance is 80% covered/20% out of pocket; that 20% OOP usually is enough to put people into a medical bankruptcy. Majority of bankruptcies are due to medical bills and filers usually have insurance. Think about it, if total medical bills add up to $500k then insurance company will cover $400K, but parents must pay remaining $100K. If this couple's income is now $50K, then they are technically bankrupted whether they file or not. I am not saying they need to bankrupt right this moment, but it might be necessary two or three years down the line.

I love Dave's overall plan, but this is where I disagree with him. Yes, they could sell the house, but they could both work opposite shifts. That's what we did when we had to, and we could keep our house. It was still the perfect decision. It wasn't forever - it was just for a while. He does mention tutoring, which is a good idea, but she can do it evenings and nights while hubby is watching the kid. Tutor both face to face and online. Women are perfectly capable of working too!!

Aussie here, did a quick search on rentals in Cleveland as I couldn’t believe the comments saying it would be cheaper to keep their mortgage. 😳 If they can’t afford the mortgage and rental in Cleveland they may need to move.. but with a sick child they would probably need to be close to doctors/hospitals. Tough one. I wouldn’t sell just yet, work extra hours to make it work and take turns caring for the child.
I totally agree! The big differences is the $1100 mortgage will be a fixed monthly cost. If they decide to rent the rent will always increase every year...so it might just be smarter to stick with the fixed mortgage. This is a tough one.

Landlord can increase the rental price every year and it will be out of this lady’s control. $1100 mortgage won’t increase and it’s cheaper compare to renting and it helps build up equity. I hope this lady didn’t follow Dave’s advice.
The average cost of rent in her area is upwards to $1,300 a month. If you include the cost of maintaining your house and it is lower than that than I agree with what others are saying - get work from home job or cut other expenses. But you have to really crunch the numbers.

When she first called in I thought she said that both her and her husband made six figures… but a take home of $1800 a month is around $22k per year, well below her original salary estimate.
She said their combined income was about six figures; however, she said that they lost half their income when she quit working. Clearly, he’s not making half of their prior income, so either her calculations are incorrect, or she was earning more than 50% of their total income and made a terrible blunder by leaving her job for her own “mental health”. She’s gotta put on her big girl pants and either go back to work or be creative and find work using her teacher skill set, such as online tutoring or in-person tutoring. Summertime is perfect, as there are students requiring tutoring to academically ‘catch up’ to their grade level over summer break so that they’re prepared for school when it reopens in August or September.
Unless they have the option to move in with relatives to save a house payment, I would find a way to stay in the house. Rent is insanity. Best of luck to them and hope everything works out for her son!

Ive been in a similar situation. My 50 year old husband suffered a severe traumatic brain injury and his contruction business failed. During that time, I met several young families struggling when the father had brain cancer - drastically reduced income, Wife needing to watch a bed ridden husband, care for the children, bring in income, pay increased medical bills. All of this when the emotional trauma makes it impossible to clearly work out a solution. In the old days, family would step in but today we live in small independent family units - and thus are vulnerable to every storm of life.. This woman is going thru Hell

Here in Phoenix, AZ, you can't rent a (decent!) one-bedroom apartment for less than $1400 a month, MINIMUM! -- and with nothing to show for it, except the *distinct probability* the rent will increase each year at lease renewal. In this instance, figuring out a way to earn extra income is the way to go, imho. Selling one's home might be the best solution for some, but not for everyone, especially if the monthly mortgage is only $1100!
Maybe but it's not blow your money on nothing it's usually use your money to make more than the interest costs. A bond is like a 9.6% return right now and you could always cash it in when you don't need it.

Any more rent will cost more than a mortgage. The days of renting to save on housing cost is gone. I think a better option is if the husband is home on the weekends then wife can work on the weekend and a parent is still with the sick child 24/7. I love Dave's overall plan, but this is where I disagree with him. Yes, they could sell the house, but they could both work opposite shifts. That's what we did when we had to, and we could keep our house. It was still the perfect decision. It wasn't forever - it was just for a while. He does mention tutoring, which is a good idea, but she can do it evenings and nights while hubby is watching the kid. Tutor both face to face and online. Women are perfectly capable of working too!!

Aussie here, did a quick search on rentals in Cleveland as I couldn’t believe the comments saying it would be cheaper to keep their mortgage. 😳 If they can’t afford the mortgage and rental in Cleveland they may need to move.. but with a sick child they would probably need to be close to doctors/hospitals. Tough one. I wouldn’t sell just yet, work extra hours to make it work and take turns caring for the child.
I totally agree! The big differences is the $1100 mortgage will be a fixed monthly cost. If they decide to rent the rent will always increase every year...so it might just be smarter to stick with the fixed mortgage. This is a tough one.

Landlord can increase the rental price every year and it will be out of this lady’s control. $1100 mortgage won’t increase and it’s cheaper compare to renting and it helps build up equity. I hope this lady didn’t follow Dave’s advice.
The average cost of rent in her area is upwards to $1,300 a month. If you include the cost of maintaining your house and it is lower than that than I agree with what others are saying - get work from home job or cut other expenses. But you have to really crunch the numbers.

When she first called in I thought she said that both her and her husband made six figures… but a take home of $1800 a month is around $22k per year, well below her original salary estimate.
She said their combined income was about six figures; however, she said that they lost half their income when she quit working. Clearly, he’s not making half of their prior income, so either her calculations are incorrect, or she was earning more than 50% of their total income and made a terrible blunder by leaving her job for her own “mental health”.
She’s gotta put on her big girl pants and either go back to work or be creative and find work using her teacher skill set, such as online tutoring or in-person tutoring. Summertime is perfect, as there are students requiring tutoring to academically ‘catch up’ to their grade level over summer break so that they’re prepared for school when it reopens in August or September.
Unless they have the option to move in with relatives to save a house payment, I would find a way to stay in the house. Rent is insanity. Best of luck to them and hope everything works out for her son!

I don't understand the comments. Dave is right. They can't live, take care of the kid, and pay that mortgage with 50% to 90% of their income. Sell it and use the equity to survive until the child is better !!
The usual advice of suggesting that the husband get an extra job or hours seems to have been missed here. Rent would be more than the mortgage. This is one of the few videos that I disagree with the advice given.
Ive been in a similar situation. My 50 year old husband suffered a severe traumatic brain injury and his contruction business failed. During that time, I met several young families struggling when the father had brain cancer - drastically reduced income, Wife needing to watch a bed ridden husband, care for the children, bring in income, pay increased medical bills. All of this when the emotional trauma makes it impossible to clearly work out a solution. In the old days, family would step in but today we live in small independent family units - and thus are vulnerable to every storm of life.. This woman is going thru Hell

Here in Phoenix, AZ, you can't rent a (decent!) one-bedroom apartment for less than $1400 a month, MINIMUM! -- and with nothing to show for it, except the *distinct probability* the rent will increase each year at lease renewal. In this instance, figuring out a way to earn extra income is the way to go, imho. Selling one's home might be the best solution for some, but not for everyone, especially if the monthly mortgage is only $1100!

Maybe but it's not blow your money on nothing it's usually use your money to make more than the interest costs. A bond is like a 9.6% return right now and you could always cash it in when you don't need it.

Any more rent will cost more than a mortgage. The days of renting to save on housing cost is gone. I think a better option is if the husband is home on the weekends then wife can work on the weekend and a parent is still with the sick child 24/7. At 1100 a month is a lot cheaper than what rent would be. I would just maybe do an overnight job temporarily while thw husband is working. Possibly a part time during the week & longer hrs on weekends on husband's day off. Rent nowadays is way over the 1100.
