- Today, we'll look at how I was blackmailed by a squatter while trying to sell one of my rentals. Situations like this happen and it's important to deal with them both carefully and quickly. When bad actors try to take advantage of average landlords, it costs us money. Those costs get passed into the market via higher rent. They're hurting all of the good, honest tenants out there who pay their rent and don't create problems.

Yes he gave someone $100 who didn't deserve it but if you really think about it, that was actually the best option. Every other option would have involved more time, police, courts or doing something illegal and threatening/beating someone up. Even if he just called the cops, think of the hassle that would be/how much time that would take. People saying Brandon is too nice are completely wrong. That was an extremely calculated and intelligent move.

You can't be weak in this situation. If an "intruder affidavit" doesn't work , you have to help yourself. Pain is a tremendous motivator.

@@petermayberry $100 was definitely better than pissing the person off and then having to go through minimum 30 days (Depending the location) to evict someone. I mean yeah, could have saved $100, but I don't think you should be counting pennies in that situation, it could have gone way worse.
it was an easy ending for both parties. I know for those prideful people its all about the 'principle.' You need to understand that 100$ for that man is a lot, and for the landlord its like giving someone a dollar. It was the easiest solution, and if that comes back for more money its not his property anymore.

I used to work for repo banks 100 bucks is a deal these squatters wish they were dead they want confrontation they are at there bottom in life and they are predatory you are lucky if they will ever leave with out trying to hurt you or burn the place down and the court works for them the cops work for them it’s not some law abiding tenant down on there luck it’s a cave man moving into your cave while your out hunting. I can tell you a dozen times when the cops and the judge sided with the squater even when they were an unregistered sex offender because they despise the law abiding citizens the police see us as weak and the judges see us as fools and they like to hurt us or especially someone who bootstraps them selves up like this guy because they are motivated by jealousy
I would have offered someone else $100 to remove the scumbag before ever giving it any money. He's now incentivised to do it again. Stop rewarding bad behavior, it only ever leads to more bad behavior.
You handled that perfectly. Totally worth it to pay someone with issues $100.00 so you could close the deal and be done with it.

In my younger years they would be given the choice of walking out on their own 2 feet. Picked up and bodily thrown out or leaving in an ambulance then told to pick one.

Yeah, squatters are a problem all over. Been through that and it isn't pretty. Call the cops and the cops refuse to act, even though it's a trespassing and theft of services problem. They'll tell you it's a civil problem, and you'd better not try to lock the squatters out or turn off the utilities: "You have to go through the formal [i.e., lengthy] judicial eviction process." Well, hell's bells, the squatter has no right to be in the house in the first place: since when does a squatter's "rights" trump my ownership of the damned house?? If it was up to me, I'd kick the squatters out immediately and throw their junk in the street, but then of course I'd be the Bad Guy, right?

The " squatter " was probably a family member of the former tenant. They probably lived there but were not mentioned on the tenancy agreement and likely had nowhere else to go after the tenant died.
I'd also have questions about the timeframe. My guess is this has all been done in a rushed manner probably giving people very little time to organise.
As I say I could be wrong, but the way he was acting and responding doesn't make him come across like he was out to get you or " blackmail" you.

If you buy a piece of real estate that is occupied, the easiest way to get them out, especially if they previously owned the property, is to be nice, and make them a deal: I'll pay you $5k if you 1) allow a quick tour 2)promise not to destroy the place 3) move out by a certain day, maybe 2 months in the future. Just plan on that being a part of the cost of the property and bid accordingly.

Here in scioto county they turned homes, nursing homes, a bar, a hotel and a whole dang shoe factory into a drug rehab.

It really sticks in my craw that you had to give someone $100 to leave. How in hell is doing that even legal? It's not their property and they are trespassing. There was a time that if that happened they could either leave under their own power or have the coroner wheel them out feet first. Might be time to bring back the old days.

I'm seeing something that makes 0 sence to me . 40% of comercial property empty and 20% of residencial empty . Homeless have doubled every year . Employers can't find help that meets their expectations .they want perfect people with perfect credit no crimanal arrests regardless of the outcome that Will work for minumum. Realistate prices are still climbing 10% per year . Taxes and comodities are skyrocketing wages are not going up . And this has been a ten year continuence . Sooner or later you would think this bubble has to pop but to my amazement nothing has budged .
Trouble tenants tend to come with new purchases-best to move them out as fast as possible. Your approach works most "carrot" approaches work best when dealing with people still living in reality, not so with people of the spoon rock or pipe.

This is not good, everyone is saying “well $100 is cheap to get rid of him, but the point is NOBODY SHOULD HAVE TO PAY SOMEONE TO LEAVE THEIR PROPERTY, and this is setting a precedent for all the other losers to follow…. AND TRUST ME THE PRICE WILL GET HIGHER!! But I don’t blame investors or homebuyers, I BLAME THE LAW MAKERS…. But then you have to ask….. why would lawmakers make it OK for squatters to take over a home? I have a theory….. A lot of big investment groups like Black Rock are buying up real estate, and I believe they want to DO ANYTHING TO DETER the average investor from investing in real estate, to drive prices down….. I bet the police won’t allow anyone to squat in a Black Rock house….but even if they do, Black Rock can take that hit, long enough to drive out the average investors…… I also have this same theory about the way they’re allowing thieves to walk in stores and leave WITH WHATEVER THEY WANT!!! Because they want to drive out brick and mortar businesses, so e-commerce/Jeff Bezos/Amazon can finish taking over the retail space….. us regular folks have become sitting ducks 🦆 in the MASTER PLAN of the rich and powerful…. This is my opinion, but I don’t think I’m far off from what’s really happening in America right now.

Anybody notice almost all ads on RUclips are scams? I probably skip over some that are legit just because there is so much trash. The way they allow things like "this heater is destroying the heating industry" and only uses 10% energy of other heaters, makes me disregard or assume all the ads are scams.

i had a person threaten to burn down the house unless i paid them , cops did nothing said it was a civil matter - i paid them 1,000$ to leave me alone.. 100$ seems like you got a good deal -- ( i am in south texas)

I understand the need for halfway houses for convicts re-entering what passes for our society. I kind of understand so-called recovery communities (even though they're damned near useless). But no one wants these around: NIMBY and all that. I applaud Brandon's efforts and desire to rebuild the community (while, of course, earning a decent profit), but it's stories like this that lead to redlining entire sections of a village/town/city and letting them rot into the ground.

I wouldn't have given him a dime, and the police would be right there to give him some free room and board.

A good video, but "blackmail" is too strong of a term to use in this case. Basically you had a squatter and on your first attempt to get him to leave, it appears that he did without resisting. Offering him $100 was a good gesture. You could have offered him $1000 and still made off like a bandit on that deal. You only had $50k into the train station, right? And you were selling for $165k - You had money to blow. I only aim for 50% profit margin and I'm happy with 40%

Honestly, you come off very privileged and unsympathetic. I know you worked hard for what you have, that’s why your channel comes off so authentic and I appreciate your work. But what also came off as authentic in this video is your attitude toward those in need, specifically the homeless and those in recovery.
Take a note from many of the good charity RUclipsrs out there. You could have made this into a much better ending and outcome rather than sounding as greedy and out of touch as this video made you look.
I do believe you want to help improve your community by providing affordable housing, and I’m happy you are taking on that responsibility, it is admirable. I also beleive you need to do more work on reading about homelessness and about people in recovery, and I think as a community leader you need to do a better job working with local public service organizations that are in the community you serve rather than demonizing them.
