I love Pratumnak Soi 5. The Panora building was finished about 12-18 months ago so I am surprised that the developer still has units left. It is a bit pricey but it is high quality and well located.
It's a lovely development. The maintenance fee is 55 THB per sqm/ per month. For a 35sqm condo it would be 23,100 THB per year (payable 24 months in advance). Almost all is wonderful - my only concern is 'central air-conditioning' - this means you have no control over the temperature in your unit, so the risk is that the management set this at a level you may not like - this is my only concern. I say this as I have experienced this problem before, with the temperature way too hot but management unwilling to lower it!
Actually, it was in Phuket - if it is centrally controlled - then how are you able to alter it for your own unit? If you don't have your own air-con - you have to accept the temperature set my management - that has been my experience in Thailand.

I would like you to shed some light on the process of getting a loan for a condo purchase, step by step. Specifically, I would like to know the payment amount for a studio, one or two-bedroom condo, along with the loan terms in months, eligibility requirements, and any other pertinent information. I am planning to retire soon and would like to purchase a condo before relocating. Your guidance would benefit me and others in a similar situation. Thank you.
Thank you, we're glad you like the video. Unfortunately loans are not available for Foreigners, but there are payment plans available during the construction period interest free offered by the developers.
As land in great location becomes scarce, the price will be higher. If you have a smaller budget there are many affordable condos available in Pattaya, but not this style of development and not in a location this great. It all depends what you’re looking for and the affordability of each person.
My Preferance is at least 100 m2 with an US kitchen and no further than about 200 meters to the beach…….the amenities are great…..but the living space you advertised is too small.
Lol the 1 Bedroom offers 10% more space, yet is about 50% more expensive and still looks like a studio apartment only. Only the brave will lock their capital up in that one. Any chance "any" of these You Tubers can please TELL US the SERVICE CHARGES...they form an integral part of the investment process.

You can control the temperature in your unit, no problem, it's not the same system as in America.
