Jamaican real estate extraordinary, Maura Watson, breaks down what is happening in the industry. Reading some of the comments one can understand why we get left behind. We don't believe much in ourselves and country. We're quick to "dash we" Jamaica and run from the problems to go to foreign country to make it. Then when we leave and foreigners see the amazing opportunity we leave behind they can't believe their luck and rush in. Why do we criticise others for doing exactly what we're doing and have done for decades? We have an open society and welcome people from all over the world to come and build and share paradise with us.
The government must ramp up the building of social housing to maintain cohesion and spur further development.
Paradise is only for people with money and the rest of the populace will be their servants.

Nonsense. Your argument can hold water if indeed locals left an "amazing opportunity" that was seized on by foreigners.
The converted US$ prices for real estate may be cheap for foreigners, but local citizens do not earn their pay in US$ so it is not cheap to them. No-one is leaving an "amazing opportunity" only to turn around and complain. They are complaining because there is no opportunity, as practice of building houses for foreigners is pricing them out of the market despite them ticking all the boxes and surpassing all requirements
There is resentment of this as because they choose to live here, they are the ones who shoulder most of the taxes that pay for the roads and living amenities that the foreigners enjoy. Is it right for them struggle to build and maintain Jamaica yet others who do not contribute as much as they do enjoy all the benefits?
Someone is considered to be in a "top" job if they earn about J$500k per month. A highly overvalued real estate market prices at foreigners prices monthly rent for an accommodation that is equal to their title of "senior manager" at J$300k per month (60% of their gross income). Is it any wonder that we see stats that 15% of university graduates migrate in 1 year of graduation, while over 80% are gone in 5?
The solution is to come up with a way to insulate the local real estate market from the effects of building and pricing houses for foreigners. Otherwise it is just a matter of time before the majority of the locals who have remained are scammers and drug dealers and crime has gone through the roof.
Government expenditure on social housing should only be for low income earners, all other income groups should be on their own. Are you then saying that Jamaicans with 2 Masters degrees should only aspire to living in low income houses and there is nothing wrong with ?
@@dudleypbarrett I get the frustration, high housing cost is also a huge issue in North America right now. However, it can also be a huge opportunity. Most of the people with 2 masters degrees (or educated people in general) that you mention live in Kingston. From my experience, many Kingstonians do not have an entrepreneurial mindset. They seem to be obsessed with consumption (i.e. buying expensive stuff). They get a job and the first thing they buy is an expensive SUV to prove their social status. If one buys a cheaper car, maybe there is money left over for a piece of land (a little out of town), or a deposit on something small. That would have returned multiples in the past few years and they could have sold it and have a deposit for something bigger. My point is, some people feel entitled to an upper middle class lifestyle just because they were born here. These same people will migrate and work 4 jobs until they get settled. But they will not do it here in Jamaica. I'm not saying that educated people should work 4 jobs, (even though many educated immigrants come here and do), but everybody knows you need a side hustle to increase income. Things have changed. Americans get paid more because their cost of living is much higher. (Believe me, they are not paying you enough to get rich in the states). Don't listen to Jamaicans abroad who are showing off. Try not to compare yourself with people who are finally established in North America after years of sacrifice, or who are struggling and pretending they are doing well. Expecting to leave college and landing in a cushy job is a recipe for frustration, even in North America.

Investment is good but not at the cost of our own standard of living. There’s no point if we get priced out and get forced to live in less desirable areas and then all upper class areas. At the same time I’ll be fair and say that it’s a “snooze you lose” situation for citizens that left and didn’t want to invest until we started developing. I only pray that a good chunk of the upper and middle class will be consisted of Jamaicans

@@iamnykira you notice Maura Watson said all three of her children were educated in Jamaica, Monro College and Hampton HS for gilrs are two of the top high schools in JA, Maura could have easliy send them back Boston for HS; I remember when I was a kid back in late1970s and had to study for the common entrance, Jamaicans were petty, picky and talk behind your back if you did not do well on the exams, kinda a like people who rave about a rapper or sprinter who is good, on the contrary, they will rip you good one if mess up in school because they take their education seriously, those were the days when O levels and A levels exams were the standards to get into universities like Uwi, Oxford , Cambridge, and the Ivy league. At that time Jamaica only had 1 university, UWI, so can you imagine the competion to get in. Jamaican high schools are tops, some even better than the US. Because American culture is so dominant and influence the rest of the world, i don't know if the influence of social media and pop culture in general have cause kids to loose focus, and are really blase like Americans of about education, you know like young boys want to be rappers, entertainers, athletes, scammers etc, nothing wrong with the first three but scammers and gang bangers, these youngsters are just wasting ther natural talent, but you still need good foundation as reference point or guide if want to go that route. I agree that affordable housing is a must in Negril and the surrounding area. Thank you Throp for recognizing this need and giving it the attention it deserves.
I love that Throp is focused on not looking only at "high end luxury condos" rental as his guest keeps repeating. While foreign investment is needed, the market of building affordable homes to rent or buy HAS TO include all persons whether it be a Jamaican or a foreigner of the working class sector. The cost of living has reached unacceptable levels for many. You cannot pay for rentals/buy homes in US$ if you are paid by your job in JM$. All these new developments ie high end hotels still need the workforce to upkeep and maintain them by the local people and they need affordable housing/rental too so they can live, bring up their families. There has to be and there needs to be a balance and fairness across the board when it comes to foreign investment in any island. It would be fitting to see these big hoteliers who make huge profits in Jamaican tourism pay into a fund that then assists in building homes for the poor, aids in refurbishing the surrounding communities, whether it be a school, hospital or training. Does something like this already exist?

Foreign business not interested in HELPING Jamaicans being able to live life even a fraction of how they live. They are only interested in Jamaica Land, Jamaicans as EMPLOYEES and attracting 'high end clients' or those that can afford their high end hotels and housing. Other people always live well in Jamaica. ..its like a paradise for them. Indeed Jamaica is one of the most beautiful islands worldwide but it will soon be a land owned and enjoyed by others more than the natives. Yes it would be great for diasporans and returnees to go back home to Jamaica....but many cannot afford a home in Jamaica or there are no incentives to attract potential business from these.

The land use planning department for each parish should be providing a comprehensive housing plan/strategy, and ways to meet those targets with developers, through the development approval process. Each district should be assessed with the goal in answering: how infill development can occur for new housing in already existing mature neighbourhoods, through various building forms based on the zoning. So can we do a 1 storey, 3 storey, 4 storey dwelling with commercial at grade right? how can we then add an additional use...can we do a modular home with at grade commercial with open space for a parkette.. there is so much opportunity to phase out housing developments in each parish in a way for all jamaicans to experience and live on the island is a much more sustainable way. Tiny homes are also a great opportunity even for servicing.

Wonderful. Very informative. I'm so happy when I've decided to invest in Jamaica. I have absolutely no regrets. So glad I didn't listen to the nay sayers. We bought in StThomas prior to the highways and on recent investigations, a lot of the property prices have doubled or tripled. You cannot lose when u invest in Jamaica. Would love to buy something else. But will do so in time. Much blessing Throp.
Very interesting interview! Thought-provoking! Disturbing in parts! Pity about emphasis on foreign fast-food chains! Jamaican cuisine (including chicken dishes) & coffee are among the best! Need to protect and promote the best of authentic 'things' Jamaican - culture, lifestyle, creativity, self-reliance, skills, expertise, products - while extending our traditional hospitality and welcoming positive foreign input...but in a much more balanced and equitable way! If not, I fear that our real Jamaican identity may drown in the beautiful Caribbean Sea...😢

Some Jamaicans in the diaspora are so confusing to me. They were the first to complain about not wanting to return to their home land, and the moment foreign investors start taking a keen interest they begin to complain. It must be bad mind.

Let me apologize if I make you feel akward right now, I feel the need to say how I felt and your platform presented the opportunity, in this space for me to do so.
Saaad that Jamaica is selling out, most foreigners are cashing in and the Island is about to lose the special vibe, more commercial like Florida. Yes we need better roads and I watched how the government is not fixing the flooded areas in Spanish town, and other roads flooded out with human waste this is degrading. Not letting people have water simply criminal, in a land of wood and water. I see it now, what others are actually talking about, pushing out the locals perhaps to the hills? Or into the sea?
When the government, ignores Jamaicans coming home to retire, after being targeted and murdered so much so enough to discourage others coming home to retire after slaving in harsh conditions, disrespected and mistreated, eating their GMO foods made in a lab distributedi mostly in our neighborhoods. Now Jamaica is a cash cow/investors paradise. Even moreso when I watched DJ Khalid, the rainbow colored guy, showcased Sizzla, Buju and ftiends on that beautiful property I knew there was a certain set of people with money was coming to flood out and pollute Jamaica with their Ideology, demonology you name it.
They are a few Jamaicans cashing in but not nearly enough. Most tried to return from UK, America and Canada and get un-alived and although I hear you when you say, they go back to build in their old neighborhoods, only a small few did so and were eliminated. You goto be blind not to see the bigger picture though.
Measures in the government should be put in place to make certain that these people would be safe returning. Your guest like most white and so called black people with status are not targeted for some reason. Let me be clear, not saying they should be targeted but they are not bothered and they don't care about any cruel and wicked treatment the original people of the Island are experiencing. The new citizens, mind their businesses and their money, as long as the government is looking out for them, is such a great thing. Why rock the boat right? How are these people being screened before being allowed to purchase land/businesses on the Island. So we may very well invite criminals, mass murders, pedophiles, sex -traffickers and organ harvesting on the Island.
With all that is taking toll on the Island that you jetsetters, refer to as potato/pitata, small matters is a very huge deal.
However, money certainly cannot buy everything, and the love of money is evil. You see the rich getting richer and the poorr getting poorer. Jamaica is a Special Spiritual place and all the spell casting rituals, is never going to change that. There is darkness on Sweet Jamaica, only a certain set is reaping /raping it's sweetness whilst the marginalized, rightful natives are treated like beggars on the Island yet, everyone ignore the suffering of others so long asitbis not them and theirs. It cannot be business as usual, when there is Injustices.

We need to address the LAND INJUSTICE problem in the country before we start selling off our land to these foreigners-neither the JLP OR PNP is the solution to address our social problems in this country.
What are we doing with the land ? If foreigners are coming in seeing empty land and it's potential why aren't we . It's because they're more motivated to develop than us . In America, they always contructing houses in places where people clearly shouldn't be.

I would love to sell my assets and settle in Jamaica where I am from. But when I look at the statistics on crime in Jamaica compare to say Barbados I am not encourage. Some Jamacians overseas have decided to settle in Africa for they are afraid of the country of their birth. Some of the police are worst than the criminals.

The hospital in Negril, Omega Medical Center is ridiculously expensive. ☹️ My friend paid $250,000 JMD per night for urgent medical care. The hospital does not take insurance payments patients must pay nightly, and in advance, or go to the public hospital. It’s not affordable for tourist, let alone local residents. I know Maura Watson, experienced realtor here in Jamaica; she knows her field inside out.👍🏾😎
$250000JM is $1600 USD. My brother inlaw from Holland paid $3100 for a night in hospital here in Florida back in 2001.
These are the things to look at accessible hospital, schools, stores etc when making decisions of where to invest
Only the rich and famous will be able to enjoy our Island beaches 😢. The wealth is not trickling down to the poor. Gated communities all round. If you’re poor dog nyam yuh supper!

Honestly... it's all mindset. If you keep thinking only the rich can afford it, then it will be that way. Half of these wealthy ppl were poor or somebody in their family was poor. It just takes an idea.

SUCH an awesome interview - with a very knowledgeable and distinguished guest. Maura, you've done an excellent representation of Jamaica on every angle in your expertise, and you have certainly re-engaged my interest. A great insight on the housing and investment markets, especially on the rise in international companies investing in Jamaica, specifically, in Negril. This is definitely a positive boost for the Island's tourism. Maura mentioned an all inclusive state of the art hospital - this is great and I'm sure, well needed; however, considering the cost of general health care in Jamaica, this innovation intrigues me, since this will undoubtedly incur financial impositions well above majority of the locals' affordability. Notwithstanding, on another perspective, this is will create peace of mind for tourism. I also heard that a new airport is also in the picture for Negril , an over-all massive regeneration for the region. More focus is required for affordable homes too, especially for employees. Concerning the latter, perhaps a collaborative incentive programme could be achieved between high-end investors and the government, to better support employees as valued members of the tourism infrastructure. A huge thank YOU to Thorp for this platform in highlighting Jamaica's paradise and her wealth of potentials - for all Jamaicans , at home and abroad and, international investors. Let's face it, Jamaica needs international investors who makes genuinely positive impact on resources and avails employment for the local people. These are indeed exciting times for Negril ! The foreign investors have more money to buy hotels and make money for them not to help improve the country. Luxury condos are nice but $300 is still expensive for someone who is making $60 in the US. Negril is going to be for the rich only! Thanks for pointing this out Throp. This speaker seems to only focus on the high end market. All inclusive hotels doesn’t bring money into the community.

It is good foreigners are investing in Jamaica, BUT, the islanders are left behind. They can't afford the price of land so soon they will not have where to live. Then instead of some of these land owners invest, they prefer to sell. Another problem is the beach fronts are being sold and now the islanders can't go to the beaches anymore. The government is only looking for the short gains but what will happen in the long run. We don't need star bucks and Wendy's. Our quisene is talked about the world over. People come for the ambiance the food and the warmth of the Jamaican
people. I remember the bauxite companies. They came drilled Jamaican into a hole, polute the environment and when they had their fill, they left. Just saying. I'm all for investments but not selling out.
Soon Jamaicans will be living in a foreign country that dont belong to them.

It's all well and good "developing" an area when the basics such as safe disposal of waste is a secondary concern. Whitehouse town like many towns in the country needs a good clean up and an education campaign starting with the basic schools would be a step in the right direction. People need to be educated on how to dispose of their litter/rubbish responsibly.
Jamaican people can make money in Real Estate but it seems like they make 'peanuts' in comparison to foreign investors I.e. Europeans, Americans, Canadians, Chinese etc who make 5-6 figures on Real Estate deals 🤔

I’m a Jamaican living in the USA and I always thinking of going back to Jamaica to invest.I always ask the question why Jamaican don’t invest in Jamaica but they quick to criticize the foreigners who go they to invest like the Chinese and it is a opened market for everyone
theres a lot to consider regarding local Jamaicans being able to invest in their own country. it's not as simple as it seems and of course locals are hurt when they see everyone benefiting from their home but them.
The ones that can afford to invest do. The majority cannot because they are simply priced out of the market! The Jamaicans that return to Jamaica and invest in real estate can only do so because they accumulated funds in Foreign currency over a long period of time so they can afford to get in.
Where would the Jamaicans have the capital to invest in anything!
@@rrickarr you’re so right bro, ain’t no use anyone posting about why many Jamaicans don’t invest in their own country when the average/ majority of Jamaican population getting paid virtually peanuts for the work they do in Jamaica. It takes a decent wage/ income to financially invest worthwhile in land and property,so that rules out most of the population except the Jamaican establishment ( government officials etc) or a minority of pension age expats Jamaican descent or Jamaican born returning to the island after working for decades in places like the uk usa Europe or Canada etc. The pandemic was a prime example of the real problem in Jamaica… it’s government. Here in the uk we heard examples of the Jamaican government barring people of Jamaican descent from traveling to the island even if they had land/ property there but were allowing foreigners with no decency links in ,Imagine that . As a black British born son of a black Jamaican born immigrant to the uk i wasn’t allowed in but me and many others saw podcasts showing wealthy foreigners from far off countries with no ancestral links ( ie Germans, white British, Ukraine,Dutch, white Americans , Chinese) still somehow getting in on holiday or residency . This is the real problem.. Jamaica is being built up and developed for everyone except the black Jamaican majority who are just mainly deliberately excluded from enjoying this new found prosperity. Those in power in Jamaica can’t keep pulling the wool over everyone’s eyes that this is being done to benefit all, the ordinary Jamaicans can see “ wha a gwan “ bless up bro.

I'm sincerely grateful for your informed program specifically on the rising international companies investing in Jamaica 🇯🇲. When I'm absolutely great full for these investors the average Jamaican is driven out of the house market..
There are 14 parishes in Jamaica with housing developments for every salary range just like in EVERY country in the entire world. Does everyone in the world complain about housing they cannot afford or buy what they can? Every working Jamaican who pays into NHT has the option to get a loan to buy a house, land, or to upgrade their homes. Why don't you talk about that? No you wouldn't because unfortunately a segment of the Jamaican population strive on negativity and you are encouraging this because it is a popular thing to do. So very sad.

They said when they highlighted the positive things in Jamaica, the comments is full of Negativity.. Some said even if they get a free ticket for Jamaica they would not come because of what they see or heard from Jamaica online or in person..and some said if they listened to Jamaicans they would scare to visit Jamaica.

Please be informed before you speak, there are many houses being built in Jamaica for different income bracket. Jamaica has 14 parishes..Which country in the world medium wages workers can own or buy certain home.. And many Jamaican build their houses.

Throp is an excellent host. I noticed the guest spoke so heavily about sales, and land ownership, especially in a way that would benefit investors. I love how he brings it back to the locals. How can they live comfortably to afford their homeland as well? I appreciate that heavily!! It goes without saying, that if they cannot afford to travel for work, along with the living conditions/ basic expenses, that leaves for a very uncomfortable experience. Theres are enough land in Jamaica for everyone. Negril is not the end all and be all.
It's a tourist destinations. Real Estate is based on demographics. There is something for everyone. Why would the average Jamaican want to live in the tourist areas where everything is expensive.
The same developers build the same homes in none tourists areas and they are more affordable. Every price point is not for everyone.

This is exactly what I was looking for. I need more info on the barrier to entry regarding prices through. Stayed at tingalayas a few years ago, love the deep westend. Too many dogs at night for tourists though.

I understand people's appreciation and excitement for real estate opportunity in Jamaica yet all that's happening here is a repeat of what's happened in Hawaii with excessive tourism and disregard for locals. whereas you see money, they see their home. Negril beach used to extend far out into the ocean, yet the sand was swept back due to reconstructing hotels which then has caused the natural pools from rivers to be damaged, locals ~ those without the money ~ had no say. This is always the case. Often locals are the ones working slave like shifts keeping foreigners wealthy, and in context to Jamaica's history this is just plain insult and painful to see perpetuated. The narrative needs to be helping Jamaica's locals benefit from the tourism industry and real estate, not gentrification and social ignorance. There is clearly opportunity in Jamaica, yet who are we allowing it to benefit?
Well said. This has also happened/happening in my neighborhood in Brooklyn. I am keenly aware of this being a likely scenario given the direction that Negril and Jamaica is heading in. I believe we are still at a stage where we can do something about it. Learn from the mistakes of other countries, cities and communities. Make our local communities a priority from now. Investors are going to make their money no matter what given where we’re heading. Now let’s make sure the average person is also able to ride this wave and is not left behind

Everything being built is luxury apartments and houses this price locals out of the markets, especially when foreign investors invest and buy housing at higher prices which causes the prices to rise for locals and they can't afford the real-estate.
So she mentioned paying a cook $25 a day. let say he/she cook time consists of 4hrs that's $6.25 per hour 🤔. Can someone please explain how the locals are going to afford these properties?
The truth is jamaica's real estate isn't priced for most Jamaicans, just listen to the names of the investors they're mentioning
I’m actually looking forward to this interview. On one hand they provide jobs and boost tourism for the island but at the same time inadvertently cause a real estate bubble. I hope other Jamaicans understand this and not just complain like always
Even though foreign investors create jobs in these countries, the wages is low and it drives real estate prices up and puts wealth and more opportunities in the hands in investors rather than the locals.
You have to be patient with Jamaica and it's people, these complaints are not coming out of thin air. They're the result of many layering issues that are felt on the ground level and the tourism industry only exacerbates these issues. Real growth comes from innovative solutions that benefit everyone not just investors who overlook social context. Being realistic, I think it's fair to complain if more than 70% of your country is owned by foreigners who were once your enslavers and no local improvements are being made.
Jamaicans, Jamaicans, just like how we emigrate to the US,Canada and the UK seeking a better opportunity that we couldn't see in our own country, that's the same way foreigners are seeking better opportunities in Jamaica . We traded our hot climate for snowy and cold weather and the opportunities that we couldn't see. My advise is if you're Jamaican and want to own a piece of Jamaica Land We Love, now is the time if you have the funds because in a few yrs it will be pricier than california or new york. Grab it now if you can, the north coast is so pricey and hard to find land to purchase. Please let us embrace our nation, work together and remember crime is everywhere- we can't hide away from it and don't go there and think you're still living in these 1st world countries. As a Jamaican who lives in the US I am so blessed and fortunate to be a part of these two wonderful countries with all their different luxurious and unique features along with their cultural differences.

In every metropolis globally, prime real estate always carriers a premium even in Haiti. If you listen keenly to the conversation, you will hear, ocean front and more ocean front, commercial, residential and high end properties. we still haven’t seen anything yet in terms of value/astronomical costs. Miami has now become the most unaffordable city in the USA but Inland always has great bargain, in Jamaica and around the world trust me.
Negril is not a metropolis.

@@davidscott3726 hey David, did they refer to Negril only? There are prime ocean view properties in Haiti that you and I may not be able to afford. That’s the way it is globally, you cannot dictate what sellers charge or what buyers pay for their properties. Try and educate yourself.

TOTALLY AGREE! If she wants to name drop to prop up her status, she could have simply said "I have had (name of client) as my client"....but to hone in on an area where those clients live is absolutely not cool. I would not be happy if I was one of those clients. I built a 12,000 sq. ft. house for my mother in Jamaica with a beautiful view of the sea on one side and a view of the mountains across the valley on the other side. She lives by herself in that house on nearly 2 acres of property, I would NEVER name drop her location simply because I want to make people know how well I have done to be able to do that for my mother. Part of being smart is to know what information to hold on to for the safety of others. I am proud of the woman being interviewed for having done well in her business, but someone needs to tell her check on how freely she unintentionally volunteers certain information.

With regard to crime in Jamaica, the stat I share with people is that about 65% of homicides involve people with gang affiliation and another 20% are based on domestic disputes. So right there that means 85% is completely irrelevant unless you happen to be a gang member or you’re in a volatile personal relationship.
Nobody is complaining about foreign investment in jamaica, they’re complaining about the fact that virtually none of this overseas investment benefits the majority of average Jamaican citizen’s but only those at the top of government. What positive effect is it to a Jamaican if everyone else from outside buys up property and land then sets about barring the citizens from large swaths of their own country ( ei lots of Jamaican beaches are barred from use of locals) . The same goes for resorts/ hotels barring Jamaican locals even if they can pay from using their facilities. Yeah come let everyone else buy all country then these same people try to Jamaican government assistance exclude you from your birth right like the Chinese trying to do, yeah let’s everyone else take your land…….yeah that must appeal to the vast majority of Jamaicans who haven’t really benefited as much as the small minority of Jamaican officials in charge from the last 50 years or more of mass tourism to JA 😂😂😮😅
