      The bit with the painter really highlighted a thing I've encountered elsewhere. I don't expect my painter to do the entire job with just a brush, but if you can get a painter that you know *could* do the job with just that brush, that's a good sign that you're in good hands.

    Never judge a book by its cover …. here I was thinking that the painter caught a 13Cabs to the site . Well done to the painter 👏👏 the overall build wasn’t too bad seen much much much worse many in Victoria

    this review although started with criticism, but as we go further into the review, recognitions was given to the stuffs that was done correctly, wall, floors, painiting, roof struts and beam.. this builder is really far far better than those you have reviewed at the east!!! Mine to share who they are especially the painter lol, at least we can go to a trusted specialist/builder in future for new build in WA.

      Well the waterproofing isn't great and all the downpipes are non compliant.
      Water ingress is the biggest issue which can cause mold to flourish and in turn make the occupants seriously sick.
      So not that reassuring if im being honest

      @@Replayfix That's what inspections are for though mate. When the issues are raised, they can get addressed before it becomes a real problem. I don't ask my builders to do a perfect job, but I do ask them to act in good faith and address the issues as they get pointed out.

    I just got back from walking the dogs with my 14yr old boy only a few kms from where this video was shot. While walking I pointed to some flashing and said to my boy do you know what that’s called, he answered no, my reply was non compliant flashing.

    so So happy that the painter was NOT a skippy (like me :) , and had done a great job. IMHO too many personal biases exposed here in the comments, does great painting and drives a taxi at night - good on you mate, welcome to the country and hope you and yours stay here a long long time (like my mob did in 1807). And the area manager that sticks up for and is proud of his workers is clearly a first gen POM - gets better :)

    The cables are compliant by As3000 as they have less than 600 clearance above them that is deemed as a non-accessible area and you can run cables as you wish

      100% agree as the mechanical protection is only required when the cables can be damaged e.g. by walking on....hence the 600mm clearance max.

    I cannot believe how all the houses in and around the Perth area have those horrible gutters that sit on top of the fascia and the downpipe comes out of the back of the gutter. I only see this in houses around Melbourne that were built in the seventies. Having just got back from Perth the other day I was witness to those horrible gutters and downpipes are all rotting now(no surprise). A friend of mine just had her gutters replaced ,(the house is only about ten years old) the gutter sits on top of the fascia, and in a recent downpour surprise surprise the gutters overflowed into the eaves. I am a gutter installer so of course my eyes go to the gutters, and I can see a lot of work in Perth but of course with my experience I would be bringing the gutter to the outside of the fascia by placing a batten on top of the existing fascia and then extending the roof line via flashing to inside the gutter .

      not to mention they also need to design them with literally more than 2 downpipes, more than 100mm of rain & they can't take the volume.

      Only way they’re going to overflow is if the gutter or downpipe was blocked or if roof plumber didn’t install appropriate amount of downpipes. Not a design issue. “I am a gutter installer” not even a roof plumber, just weighing in with your uninformed opinion.
      Your “solution” to this non-existent problem is utterly insane and makes me think you’re not even a gutter installer either.

If you took any notice of what was presented then you would have seen that the water on one of the gutters was flowing back in the opposite direction, so in a downpour where is the water going to go when the water cannot get to the downpipe quickly enough?

      @@1darryloflife That’s an installation problem you peanut, not a design problem inherent to fascia gutters. Have you ever heard of the saying “you don’t know what you don’t know”? There’s such a gap in your knowledge that you think running battens along a fascia lip and flashing the ends of the sheets to suit isn’t completely insane. Quit while you’re behind

    I always thought the common practice was not to pin clip it if its under 600mm in height ie right up against the truss heel.
    maybe i have been doing it wrong, i asked chat gpt to review as3000 and this is what it said:
    In accordance with AS/NZS 3000:2018 wiring rules, for roof spaces with a height of less than 600 mm, cables such as TPS cables do not require pin clips or cable ties, provided they are installed in areas where there is no risk of the cables being stood on or damaged

    And you’ll find that in big rainstorms that half of the water won’t go down the drain, it’ll end up flowing over onto the surrounding ground

    What the hell is going on with that ensuite? Why would you have the toilet and shower in one room then a massive waste of space with just the sink? That’s so odd.
    Edit: after seeing the rest of the video and that each room has the same bathroom I’m guessing this is going to be some kind of community share housing or disability housing type setup. I still think it’s odd but it makes slightly more sense.

      There a good inspector from the UK called New Home Quality Control. He’s very funny and rates all the new build contractors in a table of good to Shyte! Give him a sub ✌🏻🏴󠁧󠁢󠁥󠁮󠁧󠁿

    Utter rubbish…stick on plasterboard, no skirting, direct stick tiling, no wool blanket under the metal roof, R1.5 batts, metal door jambs, no architrave, one downlighting in bedroom , concealed elbow in DPs, no ducted aircon, rafters @600 centres. In WA there are no site fences or portaloos, slabs have no edge beams, just biscuit slabs !!! Anyone notice that there’s no stormwater outlet in the kerb ?

    25 mm clearance under strut beam is from plaster. This is to cater for different rates of shrinkage from LVL strut beam and ceiling joists that are most likely pine . No point in having a clearance from ceiling joists when they are being supported via the hanging beams supported by the strut beams. I think you will find that those strut beams have been chamfered more than what's allowed.

    Its not cement sheet on the render. Its a plastic stop bead on the edge of the render, leaves a neat finish. Im a solid plasterer in perth

    Not all our houses in WA are double brick. Alot are now brick venier. So brick outside layer, and steel frame inside layer.

    You do realise that the power supply to the lights runs through the ceiling?
    No Electrician would have isolated the power in the ceiling and left the light RCD on.......think you got caught out mate.

    Who is the builder? Probably one of the BGC brands 😂. BGC are lucky you weren't around in the days of Thermalite. I built in 1996 and demanded no Thermalite. The faults in the construction were blamed on inexperienced brickies. They glued up vertical wall gaps, and walls were warping. Suffuce to say the product didn't last long

    (Maybe per standard, but could still be better...
    Perth, single level - load bearing masonry walls - no point using "spanning trusses"..

    You seem surprised by this zaher, this is how they don't over in WA. That house is what they would call western Australian standard. They build houses to a 2011 standard and not one builder achieves national standard as per the Australian standards. Wait till you put a spirit level on the gutters only to see they are all level as it's not required in WA to have 1 in 5 fall in a gutter.

      Now with you defect list try and get a builder to fix the defects, because if you go to the building commission they won't enforce it and if you take it to the state administration tribunal they will only side with the builder. There is no enforcement body that is independent here that has any power to enforce the building code or hold builders accountable

      @@Siteinspections the only reason that happened zaher is because it was you personally that did the inspection and you have such a big following, had it of been a local inspector without the following you have they would of screwed up the defect list and laughed. Well done getting it done.
