    Why do some new communities not have CDD fees?

      Hi Jazzyflorida!! Great question! I'm sure the decision to have CDD fee communities begins when the developer purchases the land & decides what infrastructure is needed for that community & how the infrastructure & amenities, if any, will be funded and maintained over time. The more amenity rich the community, the better chance there is for a CDD fee to build the amenities, roads, etc and maintain for years to come. If a developer (builder) is able to acquire land for development at a discount & there's no plan to have many or no amenities (parks, clubhouses, pools, tennis courts, etc) then maybe a bond from the county to pay for the infrastructure is not needed.
      Another aspect might be how accessible the new community might be to already existing utilities into which the developer can connect & expand. For raw land, however, that needs all new utilities added (water, sewer, electric or gas) it's likely that a CDD fee would exist.

      @@HomeswithNewman stay away from CDD fees. It all depends on the developer. Subdivisions without sell quickly. If you buy a home without CDD fees you’ll have a harder time selling your home due to the the competition that are selling without.

    shouldn't those second story homes be concrete not plywood? Don't the HOA fees rise when the builder departs and a private company takes over. Thanks!! Nice community.

      Hi Kenneth! Thanks for your comments! It's my understanding that the first floor construction is block/rebar/concrete on slab & the second floor wall construction is 'tied' into the foundational construction of the main level. Here's the current FL building codes for wall construction codes.iccsafe.org/content/FLRC2020P1/chapter-6-wall-construction for your reading enjoyment😉😂. I think you've brought up a great question that buyers should ask whatever new construction home builder they choose so they know their individual builder's process.
      Regarding HOA fees rising when a private company takes over: Again...great question & it depends on how the HOA/community docs are written to begin with...which is why prospective buyers should thoroughly read through during their due diligence period. I know for my community, once the builder had completed development & the HOA was turned over to the homeowners...we chose our own HOA management company, elected homeowners to sit on the board and our dues stayed the same. As a matter of fact, it's been about 5 or 6 years since we've had our owner's run HOA and this year will be the first increase in our HOA dues in the past 10 years. (After Covid & hurricane Ian, many HOA communities had to increase dues due to supply shortages, crazy gas prices, etc...) and our dues have only increased minimally from like $65 month to $80.

      @@adamwagner4567 hi Adam! This model home has added features of course since it is the model & they added architectural elements inside…so as it sits with the pool it’s about $750k. The builder IS now offering 3 pool packages whereas a few months ago when I made this video adding a pool was not an option. The pool packages start at $85k & go up to $105k. The advantages to having a pool included in the build of the house are 1) It’s all permitted with the county at the same time & is done when you move in👏🏼👏🏼 2) The cost of the pool is included in the interest rate of the entire home (6.5% ish most recent rates) vs having a pool contracted after you move in with a pool company who’s rates will be much higher 3) The warranty for house/pool is included with the builder’s warranty.
      Adding a pool afterwards can also have its own advantages, so it’s best to research that prior to deciding to build a house.
      For most people, having a pool done during the initial build process is much more convenient than living in a home while a pool is being added after the fact.
      Again…it’s all a personal preference.
      Without a pool this floor plan is pricing out between $598k-$624k depending on lot site & structural options.

      ​@@HomeswithNewman my mom wants a small pool with her home and it can get spendy. Need to be in the ball park of 490k 3 bed 3 bath ideally. When family comes down, one bedroom have a bathroom connected.

At present, as of right now...there are only 3 homes in all of Parrish & Palmetto that have a pool between $400k-$495k. They are all older homes (some with updates) and all only 3 bedroom 2 bath. Give me a call when you have free time & I can start an automated MLS search for your mom so she can also see what's available & keep her eye on anything that might fit. You are right...things can get spendy, for sure😬
