What about flood insurance? I heard that prices are around $12k to$14k per year !!!
Hello! I’m sure some houses on the actual coast or waterways may have crazy high flood policies…but most homes inland do not. These are mostly X flood zone properties that don’t require flood insurance policies, but it’s always optional to have a flood policy anyway just for peace of mind. A flood policy in an X or AE zone would cost any from $600-$1300 per year depending on size of lot, home, elevation, age of home & whether or not you chose the FEMA NFIP type or a private insurance provider. So no, the huge $12k or $14 premiums you hear about are not for most properties away from the coast or Rivers/waterways.
FSBO with an attorney is all you need
Real estate agents and the system are a MASSIVE RIPOFF, there should be a set cost to sell a house, If I have a house that Im selling for 400K where the 6% ripoff scam kicks in and takes 24K of MY money/equity. Versus a house that I might sell for 1 million....where the 6% ripoff then provides a $60,000 loss of MY money/equity. Please tell me how an agent does more paperwork between the two houses for a differences of $36,000 - there is no way in hell $36,000 more is required to sell the 1 million dollar home. It's such a massive ripoff of MY EQUITY that I EARNED..... There should be a set fee to sell a house no matter the cost, the paperwork is the same, title is the same paperwork. Now let's talk about the buyers agent, NO WAY IN HELL I SHOULD PAY THAT as a seller...It is not my choice who you selected, why should they get 3% of MY MONEY.

We have been interested in the Oakfield lakes community in Parrish; however, it appears to be in or right next to evacuation zones B and D. I’m not sure if we are looking at the map right, but does it sound accurate? And if so, is there a chance this will updated once the community is all built up? That’s a huge downside and will definitely cause us to no longer consider it.
Hello Missoliya! It appears that those homes are in evacuation zone D; which did not get called during this last storm Milton or any others leading up. These homes are in flood zone X meaning you are not required by your mortgage holder to carry a flood insurance policy; but you can always carry one as an option. If in zone D, an order to evacuate might rest on when a particular home was built. Homes built on or after March 2012 are required to be built to sustain 150mph winds Homes built between March 2002 and March 2012 were required to be built to sustain 130mph winds Homes built before March 2002 were built to sustain 110mph winds on the coast and as low as 90mph in places like Duette. Since these homes will all fall under the 150mph wind code, these homes would likely not get evacuated for wind purposes.

Makes the decision process much easier once they call each provider & give more specifics about their credit scenario too bc the providers already have the home info ahead of time.

Great Question flolou! Homes that are not currently going to be able to get insurance or mortgages will be those that sustained significant damage & in need of significant repair/remediation. Likely more homes near the coast that had severe flooding and/or wind damage. There's what's known as the 50% rule from FEMA which means: The FEMA 50% rule is a National Flood Insurance Program (NFIP) regulation that limits property improvements to under 50% of a property’s market value before imposing additional requirements on the owner for standards of improving the property. This rule applies to all properties located in a Special Flood Hazard Area (SFHA). In the event that the damage to the structure is less than 50% of the market value, then an owner can make all of their desired repairs as planned. If the cost exceeds 50% of the market value, the structure is deemed to have substantial damage, and an owner may be required to ensure that the entire structure is updated as needed to meet current flood regulations. For homes that need new roofs, new pool cages, etc...those are still eligible for mortgages & insurance, as long as the repairs are completed, of course. Most communities will still have homes that are eligible for mortgages & insurance as long as any storm damage repairs/replacements have been completed. For sellers that decide to 'walk away,' those homes will have to go through a process of foreclosure or short sale (if applicable) and may be available to cash buyers who want to pay all the fun money to fix them up & meet new code standards 😉or available as REO's in auctions or online sales. There may be a short moratorium on lending & insurance policy binding until these companies get their disaster reports completed, but for the most part buying & selling will continue as normal.

I think you are ALL wrong!! My dad bought a vacation home in Sarasota in 1979 and I have been coming here since 1979...and built my house in Parrish Copperstone in 2010...and there is LESS traffic in Parrish then closer to beach communities...and less chance of Hurricane in Parrish then Sarasota or Venus....we are no in any evacuation zone in Parrish...we never have to evacuate...!! You are dead wrong...is safer more inland in Parrish E of I 75....and our property taxes are less here and HOA less in Parrish..so...for a realtor..you are very out of touch..!!!.....No flooding in my community in 14 years....and there are gators in my backyard pond but they have never been up in my yard in 14 years..they don't bother any body and bugs? I have not seen any unusual bugs!! And I drive to Sarasota to Art shows and farmers markets are all over even Lakewood Ranch..a lot of shopping..is where I hang out....

I’m very clear on my channel that Parrish is much different than Sarasota in regards to the impacts of storms, flooding, traffic, etc. And I didn’t say we had to evacuate in Parrish & often share about how we chose Parrish bc it’s more inland. I also often share that the traffic that many people complain about in Parrish is nothing in comparison to many other states or Sarasota or Bradenton…and yet the traffic everywhere is often a topic of conversation on our many Parrish FB community pages. As far as weird bugs are concerned, I’m glad you haven’t encountered any…perhaps bc you’ve been in FL longer than those of us who came from other states. So, in comparison to other states, many people find there are more bug species than they’ve encountered otherwise. And as for alligators…we love the gators that live in the pond behind our house…I even have a video dedicated to alligators in FL bc the gator issue is the TOP question I’m asked by people who wish to move here. And I talk regularly about the tax amounts in Parrish. It’s all relative to from where people are coming. Not one single person has taken this video as a slam to Parrish & I do apologize if you felt otherwise as that was not my intention at all. I love living in Parrish & my channel reflects that.
I didn't realize you needed a permit to replace a new A/C unit in FL. I'm pretty sure you don't need one in my home state.
Yes, different in each state. Of course, Floridians operate A/C basically the entire year except for the few weeks we get ‘cold’ here😉. I say ‘cold’ bc we moved to FL from CO…so cold has a very different definition there!😂 As mandated by Florida Statute Chapter 489, those with an HVAC contractor’s license must secure appropriate permits before initiating any work on AC systems-be it installation, removal or replacement. And since it’s such a HUGE component to home sales here, buyers expect a properly permitted hvac system. Now… if the sellers in my video were not moving, it would make sense to run those 2 units until they die…then replace…but, they are selling.

Hi Sandy! I hear ya! Insurance has been a HUGE topic for many years here. Many companies said, "See ya..." but many companies have also entered the FL market the past 2 years. I already made a video about the insurance issue here: ruclips.net/video/t9rrjeY_xKs/видео.html and to give you an update example: My home is 10 years old. When it was 8 years old, we had to get a new roof due to Hurricane Ian... 😥. At the time, we had Progressive for homeowner's. Our annual premium was $2,000 for a 2500 sq.ft. home with a pool. After the new roof, our premium went up to $2200...which was pretty much in line with how home values had increased, so we didn't think too much about it. By year 9, we heard that Progressive was leaving the state, but keeping some of it's policies in place...ours was one of them...but it went up to $2860 annually. Again...I didn't pay much attention to it until my neighbor, who has the exact floorplan & pool as me (but no new roof)...told us he was paying $2,100. I called around, got some quotes & ended up with AAA (we had used them when we lived in CO) and even increased our policy limits, added some extra coverages we hadn't had before...and now our annual cost is $1650 (that's because we have a new roof)....so...just an example of what can be available to other owners or buyers of resale homes if the owners have maintained it well, don't have roofs over 12 years old, etc. We ALSO got a lower cost on my car insurance and were able to bundle...which is not as common in FL as it is in other states. Anyway...sorry for the long novel🤣, but not every person is paying outrageous insurance premiums. Really depends on the house, it's condition, can it pass a 4 pt & wind mitigation inspection, credit of person applying, etc...These are all subjects I discuss with my buyers (and sellers) before they fall in love with a house because there's no need to love a house if it won't love you back😂; meaning the premiums are going to be too high!

Howdy! This Esplanade is not age restricted, but there may be higher amount of 55+ living there bc there's also a larger home community in Artisan Lakes called Eaves Bend. But Esplanade will be a mixture of all ages.

Hi. I have been watching many of your videos on Parrish. I am focused on that city in particular. Something important to me is having someone very knowledgeable in the inspection process. If major flaws in a house get missed, it could be very expensive and detrimental. Would you fill me in on that aspect of your business? I want to look at some neighborhoods in Parrish, but I know that I should not go in without a realtor or I won’t be represented. I have watched other realtor’s videos and you are my top choice. I love your sense of humor and you are a very experienced realtor. All of the things you mentioned in this video are very important to me.
Hi simplicityrocks!! Love that btw! Thanks for supporting the channel😊. Parrish is a great area to consider in your search. I've now been a RE professional for almost 28 years and I hear ya...inspections are a very important part of the process and should not be taken lightly. And man, have I seen some strange inspection issues over the years😱. The inspection issues I saw in CO are totally different from what arises here in FL because the climates are sooooo different. I'm an 'err on the side of caution' kind of person, so I always recommend proper research be conducted prior to hiring an inspection company or person. You want to know the experience of the person/company, their educational background, what specific geographical areas they cover (this matters because what if you're buying a beach or river property and the inspector is more familiar with inland homes, they may not know/understand the nuances of a property closer to the water...or maybe they are more familiar with newer construction but not with acreage/farming type properties?) Do they know anything about solar panels, sink holes, WDO's (wood destroying organisms), pool & pool equipment...etc..? Then, it's also important that a buyer understand exactly what an inspector does and does not do in their inspection. Many will recommend you also hire various inspectors for things like; pool leaks, solar panels, septic tanks, well water testing, radon gas...and the list can go on. I've even had buyers that hire an arborist to come check the trees on the property. So, you can see that I certainly think it's important for a buyer to be fully aware of the many types of inspections/inspectors that are available when they make a decision on which company to choose. There's also the aspect of making sure scheduling all the necessary or wanted inspections takes place very early in the execution of the contract so that all of the reports are available & pricing out of any issues takes place BEFORE the inspection deadline in the contract is up. AND...it's important that a buyer know the types of purchase contracts to use in their buying situation on re-sale homes. Now...regarding new construction homes. I would say that 95% of my buyers hire a 3rd-party inspector to conduct a thorough inspection of the home that's being built. Some hire one prior to the drywall & a second inspection just before the new home orientation walkthrough with the construction manager. Some only hire an inspector for the one inspection prior to the new home orientation. Their choice. Heck, I've even had buyers that hire an inspector to come inspect the house a 3rd time, after they've lived in it almost a year, before the builder's 1 year warranty is expired. And of course, remember, all of these additional inspections cost money...so it all depends on each individual wallet situation🤣. Sorry for my novel😉, but I take your questions seriously. These conversations are always done in-depth during the process with my buyers. @@jazzyflorida3757 hi Jazzy! They did well. I spoke to all my customers who live there as well as the sales reps & construction managers who work for the various builders & they were all not flooded. I also drove through & water had been routed properly.
Thank you, Kathryn, for covering more affordable communities. This is one to consider, but I wish this were a gas community. Have you had any clients convert their electric stove to a gas one even though there is no gas in the community as a whole? It’s something I am looking into. Thanks again!
@@coralpetals great question! And YES! I know many people, even in my own community, that have a propane tank added outside to use a gas oven. Each HOA may have different requirements of where it can be placed or if one is allowed at all, but worth considering!😎

Very informative video. We moved to NRR community and this was our first Florida storm. There was a minor leak in the southern portion of the house from wind/sideways rain getting into little holes, but the warranty manager handled that issue. Now we just need to get another tropical storm from the eastern side of Florida, so we can check the northern part of the house, to make sure there are no leaks there lol Discussing about getting the flood insurance as well.

Hi Kathryn, great video! I am glad to see your well and your area made it through without any problems. It’s funny you mentioned about you might look into flood insurance. Especially, after seeing what this last storm did. Lisa and I had this same conversation a few days ago. (When we move to Parrish) We have decided X zone or no X zone, we are purchasing flood insurance. We figure anything we can do to protect our most expensive investment we will do. P.S. I was hoping you would make a video of Parrish after the storm and you did. Thank you! For people like us living up North, you are our eyes and ears. So we appreciate you keeping us updated on the good and the bad following these storms. Thank you again! 😊

These "retention" ponds can hold normal storm water permitting it to settle the various sediment/s etc carried by the water. But in these parts, the pond/lakes are also MAJOR source of On-Site fill material in order to build up the pad sites, leaving the roads at an inferior grade.

Funny you should ask bc I just called them earlier to check on how they did (there’s 26 acres) & they did just great👏🏼👏🏼👏🏼👏🏼 I also called to see when they would have my favorite cauliflower soup again🤫 (never thought cauliflower soup would be a favorite for me…go figure😂).
