    Its a beautiful country. I read Nicaragua is one of the safest country in central america. So much land.

    Love your grandma homestead. Attempted to purchase land or home several times in Nicaragua. The issue is always similar. there is no title or someone other than the owner selling the property. Would love to purchase a homestead up north, Esteli or Matagalpa.

    Me encanta la casa tu abuela! I remember filming our RUclips video there. Such a beautiful property.
    Another good video. A good lawyer, paperwork and back taxes are what matter most, IMO. These are the things that can make or break a deal. When looking for property and the price to pay is on the buyer. There is no MLS here and prices vary a lot between properties. Tread cautiously when using a real estate agent here, as they are mostly unregulated (they are trying to change that but as noted in the video, things move slowly here). At best you will be charged a premium for their services. At worst you can be scammed out of a lot of money. There are no shortages of stories from expats being ripped off by a smooth talking RE Agent. The positive is that Nicaraguan Laws are friendly towards foreign investors.

    May soon be looking for a homesteading place, preferably with a view and a river or creek...
    Cooler climate and higher elevation.... maybe 20-50.000 sq. meters or so...

    I like your vids, your presentations and the life you've created for you and your family!
    I'm a construction teacher in a jail with an agricultural background in California helping inmates learn vocational skills to get outta a life of crime. I'm planning on retiring soon and Nicaragua is a primary ex-pat choice for me.

    Coffee is one of Nicaragua's greatest assets. Unfortunately, you need to consider what Sen. Marco Rubio's S.B. 1881 directed against Nicaragua and Americans doing business in or with Nicaragua might mean if it is approved. It put additional sanctions on Nicaragua, especially in the areas of gold, cattle and coffee. Unless you are a Nicaraguan national, buying a farm that deals in coffee or cattle will basically be illegal for US citizens. One more reason to drop US citizenship in my opinion.

    I love your videos!
    In one of your videos you mentioned that your kids are in public school. Do you have to be a resident in order to put your kids in public school.
    Im Canadian, my spouse is Cuban as well as her daughter. Im thing of moving to Nicaragua and just doing border runs or returning to Cuba every 6 months for a week rather than seeking residencey in Nicaragua. We would need to enroll her daughter in public school as private schools may be quite expensive. Thanks for your videos and any input would be appreciated

    Is your homestead or coffee farm impacted or challenged from the use of chemicals or pesticides from neighboring or upstream farms? Is the air and water purity of the stream and nearby rivers affected? What is the state of chemical (and GMO) use/awareness in your region? Also, I would like to learn more about how people are collecting, storing, and better utilizing rainwater without plastic for irrigation and drinking in the region you live in. Thank you!

      We have natural water springs in the farm, I have never tested them for chemicals. We have been drinking the water and using just fine for decades. I only have one neighbor up stream and he protects the river.

    I just want a lot of space for my dogs to play. Farming is hard! I don't even like mowing my lawn... I'd be a terrible farmer 😂.
