If you are from some other state, Do the people accept you? 12. Is the house on a hilly terrain where there can be mud slides or rock slides. 13. What is the type of soil? sandy or red soil etc. 14. Are you one among them. i.e neighbours? region, religion, economics etc.. 15. Is it in a Gated community or individual plot 16. What are the amenities? 17. Is the area infested with Dogs, Pigs etc. like in Sangareddy. 18. How far is your work location from the house or plot if you are a end user. 19. E/W/N/S facing 20. High tension wires over the layout 21. How is the greenery inside the community

I beleive it's useful even for the regular investors👍 Regarding periurban zone, sometimes developers can convert the zone to residential and apply for hmda approval. We as investors should make sure to check for zone conversion approval from hmda before investing in periurban zone.

is it still not risky to buy a plot with just hmda draft LP number? what if the hmda final approval is not obtained for the layout due to non compliance or deviations.
Its more risky for the builder than us because he will loose his 20% mortgage land if he doesn't deliver the promised developments and if we wait for final approved layout for investment first of all we Maynot get plots even if we get we have to pay the premium price for it.
