In your experience, which works better for realtors? I’ve been running video ads and noticed a strange pattern: I might start with a $30 CPL, but after about 10 days and $300 in ad spend, I sometimes end up with no leads. Do you think this is due to ad frequency, or is Facebook optimizing video ads differently than image ads? I find video ads tough to manage in general
Thanks for the comment, glad you got some value! Video ads are tough on Facebook, for a few reasons: - they need to be fast(ER) paced than a platform like RUclips (because people are not on IG/FB to buy/sell a home so you need to be engaging, and the simple truth is most people on camera are not - so you will lose a lot of views simply based on that - CPL will increase fast with video unless you are testing multiple front end creatives because ads just fatigue faster I can’t really comment on your specific case without seeing your ads manager, but you’ll probably want to see what your ad frequency is, and keep in mind the population of the area you’re targeting. There are other reasons too but to keep this comment short, I prefer running photo ads on the front end, and if anything, using video on the backend of your funnel so you don’t have run through a ton of creative.
Hey Lenny, good question - When most realtors ask that - they're usually wanting to extrapolate that data to their OWN market, to see how they stack up, because it won't make sense if I give you stats for MY market (Calgary, AB) - So I'll give you the framework to think about this for your own market. Firstly, you have to look at lead to conversation rate, meaning, if 100 leads come in, how many do you talk to? This number should be 40% at the LOWEST, or ideally at least 50%. If you talk to 50 leads -- In-person appt. booking rate should AT LEAST be 10%. Meaning, off 100 leads, you should get 5 in person appointments, at the LOWEST. Most of our realtors are hovering around 20% in person booking rate. So if 100 leads come in, 15-20 are in person appointments. Hope this helps :)
how do you categorise the services the leads are looking for? - are you making a different fb campaign for (eg - buyers, sellers) - or are you just making one campaign, then differentiating them in the ad sets

Yeah for sure - so process will vary depending on the realtors process, and experience, but IDEALLY, realtor calls the lead to confirm the request, gets to know a little bit more about the house, I.e beds and baths, recent Renos..etc Gets a ball park range in mind, and really to give an accurate estimate, stop by in person and see the place before providing a figure. Process will vary from realtor to realtor!

Hi Nik, if the ad has $0 ad spend, it likely is not active. Make sure you check not only the campaigns but the ad set, and ad level. The for format is as follows Campaign > Ad set > Ad. Sometimes the campaign is on, but the ad set or ads beneath it are not active. Double check it in the ads manager. And in my opinion if you are running a seller lead gen campaign, your radius is too high. P.s. check out one of my recent videos on the biggest Facebook ad mistakes, you made one of em ;)

Which funnel builder would you recommend using? That will allow for similar integrations with calendars and forms as the one in this video?
I personally use go high level, and highly recommend it. Another alternative is clickfunnels, but it lacks much of the functionality that GHL has.
