Hello I have a court date coming up for a A 1 exeption hearing to get something in writing that the act does not apply in my sober living home. I charge by the week and dont ask for last months rent. I have to be able to throw people out when the break the rules. Do you have any information on how to prepare for this hearing in Ontario thank you.
Most states have no license, certification or zoning requirements for sober living homes. So no need to notify anyone as long as you’re not providing any services. We just provide housing and utilities - all licensed services happen through outside 3rd parties.
Not our philosophy. Can’t fit 4 to a room in most homes without bunk beds. Many of our residents have been incarcerated in the past, and bunk beds can trigger PTSD. They also lead to higher turnover.

If you already have a spot, it will work. I say 4 bed or bigger for when you’re buying a new property. Almost any existing property you own in a residential area should cashflow better as a sober living home than a longterm rental.

We furnish our homes for less than $3000, and I recommend have 2-3 months worth of monthly payments on the home saved up but it’s not always necessary. We can fill up a home in less than 90 days.

We're in Pennsylvania and we currently have 4 houses that we self manage. We're in a small town and finding the right houses to buy is slow and the population is small. Thinking of expanding to a bigger city like Philadelphia or Baltimore. Little nervous because I will be so far away from the houses and any operator I hire. Do large property management companies manage these types of homes, or do you recommend stick to self manage? Any advice on self managing from a distance?
Definiltely get security cameras if you're from a distance so you know what's going on. I love Ring doorbells and floodlight cams so you can see who is coming and going. Most property management companies won't touch sober living, so it's best to find a resident to be your eyes and ears inside.

I share my agreement with our Sober Living Riches community. It’s worked very well for us. I guess an attorney could help you draft one from scratch.

Is it possible to host a sober living specific tenant in one unit among other tenants in a Fourplex?
@@manutexas Definitely possible, but it sounds like at that point it’s just another rental. Would you just have one tenant in that unit?

I believe there may be some state funds now. Not sure how to access it, but I know there’s money out there to expand housing availability.

I do like working with local credit unions. Great way to get personal service and a business line of credit
