    Is there a reason why we aren't using the Local Govt Rates Notice issued annually which uses a GRV rate to calculate Gross Rental Value for that property based on what type of property and the postcode. Instead, Landlords and Real Estate Agents are behaving like Commercial Tenancies. There is scope for that. Otherwise restrict negative gearing and capital gains to landlords holding property for minimum 5 year period. If they sell before that 5 year anniversary they get a ATO notice/bill.
