  • How much did i pay for my property by the sea and how did i find it...it was a long journey to find something beautiful. New laws and restrictions made it nearly impossible to find a beautiful place in europe where you can live with happiness.

I live in a fire prone region. I would urge you to clear the land in the immediate vicinity of the living space. Also, build a swimming pool and get a fire grade water pump to defend your house/family against potential forest fires. good luck.

I cried a little, I laughed a little. Then, after I heard so many times this word in the video I realized that your story is in parallels with everyone's story in these times. The internet. It is in our lives about everything and has cut us from the real info around. As for the property, regarding what you have in mind and the specs of your property (price, size, placement, neighboring, etc) you did a great-great purchase. And wow man! You free dive in the sea like an Italian or like a Greek!

I am a Greek living in Germany and i was a real estate agent in Greece before i move here. The price is good for what you purchased and i wish you all the best. Enjoy the new adventures and visit everything around... Samothraki, Thasos, Limnos and the caves of kaviria mystiria etc. Mykonos is not as good as your paradise Plus, you can visit all Aegean islands and Kyclades.

So so wonderful a story, really heartwarming.truth and goodness will usually come through even though the universe constantly throws us, certainly you, unreasonable challenges. This story makes watching your videos even more meaningful, to know the journey.
My husband kind of watches in the background and said”come on, move it on, how did he find it?!” I told him, have patience, I want the details!
We had a lovely little place for holidays in France, for 20yrs but Brexit and a health condition of my husband ended that two years ago, we sold it. But the best hints remain, close French friends there, offering a place to stay and less stress I guess..from release.
Your journey is well on the way.
We know parts of Greece but this May, early season we discovered Skiathos and found it beautiful, so peaceful. I love to see it in your background!
Your dog is a star swimming!
    Good Luck. From Uk x

What an adventure! I truly believe when we have a strong desire for something, that comes from the heart, the whole universe conspires to give it to us. It may take one day, one month or two years, it doesn't matter. You found your little piece of paradise, with views to your beloved Skiathos island. You're living your dream! Also, one of the most amazing things is that, when you bought the property, you didn't even know there's already an abandoned home awaiting for you to pour your love and a breath of fresh air into it, and it'll cost a fraction of building anew! All things are conspiring in your favor and you, your wife and your dog will enjoy it for as long as it serves you. Beautiful story!

So the outcome is this: Better mingle with the locals at the cofee shops ask and wait!! Away from any kind of agency. I found out that this practise works much better. Instead of being told by a third party you find out your self what the land is all about and also you avoide the agency's commision cost. By the way Casey excellent free diving dive at the end.

Yeah, don't know about other places, but never sign a contract here in Italy without seeing the papers and contacting a surveyor to verify them, also the agency can make you put a downpayment, but for buying you need indeed a notary and believe me they tell u every needy greedy detail before you buy, because they can end up losing their licence/end up in jail if they lie.
One thing tho, it's not true tho that you can't cut trees in Italy, you're allowed to cut down without any permission trees that have a trunk diameter inferior to 80cm at 1mt high I think (might be 1.5mt, can't recall), and for the others u need a permission from the Comune, which costs 14 euros, they may ask you the reason (and you've always the right to do so if the tree is sick, or a danger for people/buildings).
Also mobile homes are allowed on agricultural lands, for normal houses you indeed need to be a farmer (with an open and active business) for at least 3 years, there's also a quota of land you can build even if you're a farmer and it depends from region to region.
All this being said, I'm glad you found a place you like in a location you know and love. 😀

NEVER EVER embark upon a serious search for property in Italy w/out a BUYING agent, which tend to be foreign agents who cater to the needs of non-Italians because Italian realtors are selling agents who's loyalty lies w/the seller -- follow the money as they say. A selling agent will protect you from scams, costly mistakes and hassles.

Very interesting video. I've found that real estate brokers are the least trustworthy of all 'professionals', as your video proves. They are laser-focused on making a sale and getting their commission. They couldnt care less who gets screwed. It's true in America and probably worse in less rich areas such as Italy and Greece.
But you had a very pleasant attitude about these underhanded tactics. You were also very funny.
In your other videos, you talk very little. I think that's a mistake. The long stretches of video where you just spread gravel or loll in a small pool without any narration, seem a little vain and narcissistic, if I may say so.
Anyway, best of luck on your venture.
