    Naw the shame is, when that HAVC goes out and that homeowner has to go to Walmart and buy a box fan, while you just pick up the phone and call the leasing office.🤣🤣🤣🤣🤣🤣

      Not if that homeowner is financially responsible and already has the money saved for repairs. A lot of us can actually repair the HVAC because we anticipate things like that happening.

    I'm renting by choice because my rent is 15% of my monthly income w/ heat, hot water, sanitation, snow removal and landscaping included.

      Same here! I live in a house share situation and my rent is super low! No reason to move now. Just continuing to save and monitor the market.

    Following gut instinct is so important. I am in a trailer and feel there is a lot of shame around trailers. However I have 2 bills, well water, a new jeep, and I only live with my kids and we are so happy and I have the most beautiful view on a hill overlooking a pond. Be at peace with where you are in everything you do. Love this.

      You are blessed and you are happy. The people that look down on you are not nice people and their opinion is not needed nor wanted. I actually am saving money to buy a mobile home cash. I already have land. I would rather not have a mortgage. Peace of mind is priceless other people's opinions are worthless.

    Thank you for this! I'm 34, single mom, building an empire that is completely unseen by my family and the world. I've been doing all the foundational "behind the scenes" work for 5 years. A lot of trail and error! A lot of learning and growing! A lot of just getting by... My younger sister is getting a house built and I can feel my family looking at me like dang, you suck... lol. It's a "rich mom poor mom" thing. I'm focused on building wealth and a legacy so I take risks. My sister is focused on consistent stability so on paper, it looks like she's the successful one and I'm a failure. Lol. One day, I will buy my dream home cash!

    I've always worn my renter's "badge" proudly knowing that I could always change the scene as I saw fit. Ask the 5.2 million renters in NYC why they rent and also why most don't own a car. Your possessions shouldn't define your happiness. Thanks for sharing!

    You’re not alone and I also felt shame for not owning a house. I have learned to be patient and wait for the right opportunity. I love the area we currently live, but house prices are far out of our reach right now. In the meantime we save money and wait.

      Same I rent and live 5 minutes from work and I know this area like the back of my hand. All these houses we could "afford" I have never been to those areas. AND I don't want to settle.

    Some people can definitely buy a home but always remember that you need a good solid quality of life too. If you’re paying over 30% of your monthly income on just your house then eventually that high mortgage number will catch up to you and you will regret it. I am currently able to buy a house no problem but have decided to rent because the cost is extremely high and I would be paying around 60% of my current take home just to pay it. That is not comfortable living. Don’t make that mistake just cuz you want to feel like you’ve “made it”

    Thank you for this video! It literally came at the perfect time! My husband and I just decided to put off trying to get our first home. Lenders kept saying we needed more and more money and that just isn't attainable right now even though we are aggressively saving. It has been for me telling myself "Well at 30 you should have had this by now, look at all the people you know your age and younger who have it, where did you go wrong?" But I have come to terms with it. We have a nice place we are renting, amazing price, great landlords so I can't complain too much. Just to have a little more space and a washer/dryer isn't worth having to pay a crazy mortgage payment just to say I have a house and prove myself to anyone. I will drop off my laundry instead and make myself feel better knowing I am still able to save money, repairs are fixed by my landlord, I don't have to deal with property taxes etc. Right now, I'm finally content with renting for a while longer.

    It used to be more expensive to rent, but these insane home prices have changed that. We’re going to use this time to check out where we really would want to live instead of rushing to get whatever we can and it not being what we want or need.

    My wife and I were pre-approved and we were looking at houses, but in our area the seller were asking for too much or it needed work. At the time, we had about 30k in student loans and it was always in the back of my mind that was telling me to pay it off first before buying. I knew it was going to be tough to pay off student loans and have a mortgage at the same time. So we paid off the student loans and will continue to rent for another year. Hopefully the market will be better by then.

    I’ve been a renter all my life. I got serious about my credit about 3 or 4 years ago. My FICO scores, right now, ranges between 765 - 780. Every time I think of starting the home buying process, so much doubt and anxiety creeps in about the responsibilities of owning a home and then I start thinking that renting isn’t bad after all. Seeing my married friends struggle with their home doesn’t help at all and they both work and make decent money. I have over $20k saved up for a “rainy day”, 10 plus years at my job, the only child I pay for is a 2018 Chrysler 300. I have all of my credit cards at 0-9% utilization. I really don’t know when will the right time be for me to take that leap. Sigh 😔... lemme go 🏃🏾pay this rent for next month.

    I’m single income, supporting 2 kids and partner/girlfriend on 52k. I live in Northern Cali. Got a great credit score recently and have some student debt. Can’t pay for child care so renting seems like the only option. Good thing is to be patient keep grinding and save up and roll with the punches.

    I'm in the same position - good credit, have a nice down payment but my "clock" restarted once I left the "9-5". Patience is key though.

    We are in the exact same position! Literally everyone asks when are you going to buy? I answer with when we are ready. Owning a home is only part of our goals not the end goal.
    I felt shame because my husband has good income and everyone assumes so because of his career. But it's the 2 year income thing. It's so crazy!

    I live in NJ and rent I hope to buy soon but I am okay renting for now. I am thankful/ grateful to have a safe,clean place and a roof over my head all while working toward my goal of owning a home.Buying a Home in NJ unless you go to South Jersey is so hard.The taxes alone discourage me and make me want out of the State.

    Thanks for opening up Kyle, really appreciate your honesty! I have no choice but to rent, but I did notice the look on people's faces when I say we're renting, and frankly, I don't care. BTW these same people are stuck in their houses and are unable to "upgrade" because of the current market, in other words they also have their frustrations. It's all about how you want to see things in life, glass half empty or half full.

    In spite of renting in a terrible building, I feel at peace having made the decision to wait to buy a house. The market is depressing, and I don't have cash to compete.     While I was living in New York, owning a home never seemed to be within my grasp. The last place I rented, I lived there for 10 years & never had my rent increased. You get comfortable especially when your apartment is huge compared to others in a great neighborhood.
    Fast forward to life in the Midwest, I just happened to stumble upon a listing an acquaintance was showing. It’s then I learned I could afford it with some effort on my part.
    It was nice to be able to call someone to fix things like toilets or appliances. I had to become a student on RUclips university ASAP!! Nothing wrong with renting if you’re still figuring out where you want to plant roots.

    I have been watching a lot of your videos recently because my fiancé and I are looking into buying. We are renting right now and our landlord dropped the bomb on us that he is going to be selling the house, and we are not wanting to be locked down in this house so we will be looking elsewhere. Renting is alright, but I honestly hate answering to landlords. I have 4 cats and most places don’t allow more than 2- if any at all! And I would never in a million years rehome them. My dad passed away 3 weeks ago and really wanted me to buy my own house so your videos have been helping me a lot in preparing- thank you!!

    Renting for $1,195 including utilities! It is a beautiful location, out of town on a wooded mountain. I rent a remodeled basement and my landlord lives upstairs ( and she is awesome). I qualified this year for a mortgage, but my payment would be $1,900 a month. It makes more sense for me to wait and save $ with such cheap living . I didn’t qualify for more than $325K and in my area there are no homes in this price range. #happilyrenting

    I am about to move to another apt, I thought It will be to my house but it looks like the process will me more slowly that what I thought just like you are saying, and I decide to make my new apt my home and enjoying that I have a roof under my head !!.. one time my house will appear and I will be able to buy it... thank you !!!     In this market renting is fine. Why rush into a house when you can wait for the market to fall a bit. Renting isn’t bad just take the taxes/maintenance costs and invest it your money will make the profit the housing market will or maybe close to. Just make sure if you buy a house seriously do your due diligence

    I wish I had your smarts on how the mortgage/loan business goes. That’s so valuable! I’m such an inpatient person; my wife and I bought a home sort of quickly and we are now unhappy with it. Before you know it, you’ll be able to find your perfect home and buy it wisely. 👍 Awesome video!!

    Yes, helpful to share! Renting is ok. Everyone has their own path and it IS OK. People need to respect that. I am in your situation too self-employed, making six figures but it doesn’t matter. They want those TWO YEARS.. Even after two years, your self-employment may not be high enough even after tax deductions since they only look at net and not gross income to qualify you. I am lucky and have a non-occupant cosigner who saved me. I made an offer on a house yesterday and it was accepted! I love your validation of peoples needs. You are so encouraging. Thank you!!

    This is a super transparent and vulnerable video. You've been very helpful in the loan process with your extremely informative videos. I ended up getting a 2.5% FHA loan and decided to get lender credits and increase my interest rate slightly since I'll be refinancing in just a few years thanks to your advice. Hope you win the house you love whenever you're ready!

    I'm renting because despite having two offers accepted, the sellers continued showing the properties during attorney review and used the other offers to start a bidding war even though I offered the asking price with no closing cost assistance. I even offered to forgo inspection (these were condos). Due to the lack of inventory and my proximity to NYC, there are too many buyers willing to pay way over asking for me to qualify as a first time home buyer.

    Can you talk more about that employment requirement for a loan? Ever since 1) companies of a certain size were required to provide insurance and 2) minimum wage requirements have risen, more and more companies have just moved people to 1099. And some restart the 1099 contract for each job. Taxes for 1099 workers (as you probably know) are more expensive as is the cost of individual insurance (because we can’t get the discounts large companies have). What options do we have? I was thinking of using my down payment to buy land, then using that land as collateral to get a loan to build a house. Is this a way to get around that 2 year employee requirement?

      Self-employed people usually need to show a minimum of 2 years being self-employed to qualify.

    I'm about to move back to my homestate and I'm looking to rent for the first time in my life. Ive owned two homes in my life, never rented. But in this market, I intend to wait for that moratorium to lift, and watch the house prices level back out or straight drop and pick up a sweet foreclosure deal. Thats the hope anyways.

    I pay so little in rent that I know when I purchase a home I will be paying double my rent. The house marketing is really unappealing. I am not about the bidding war game and waiving inspection and etc. I’ll just continue to save money and eventually become a cash buyer. Lol 😂

    I have the opposite problem of what I think everyone has and can’t find a solution. I have a 736 FICO. I’ve paid $1,400/mo renting the same apartment I’ve been in for 5 years with no late payments. I have $50,000 saved to buy a home. I have NO debt. My car is paid off, my cards have a $0 balance. You’d think banks would fight over me to lend but my income is too low. I live in an expensive area and can’t relocate and even though I’m paying what would be a mortgage/tax pymt every month, I don’t qualify. I feel like I’m stuck and all the work I do on my credit and saving is for absolutely nothing. I feel so defeated.

    I love your transparency! Sometimes it is what works for you! I am a Real Estate broker. But in the beginning of my career I didn't own a home either. It was somewhat embarrassing for me as well. The first time I actually sat at a closing table was with my client. Lol.

    We keep getting outbid in our area. We can't afford to compete right now which is heartbreaking because we are raising three small children in a really tiny space and there's no room to run around and we have to keep them quiet because of neighbors. We aren't even trying to find anything fancy, but we are losing all these basic starter homes to investors who are renting them out for more than the mortgages would have been. This is our home and we've been priced out.

    I think it's so wise to really know and understand your reasons for either renting or buying. I've had friends try to encourage me to buy before I was ready -- I didn't feel like I had enough income or savings yet, but mostly, I didn't want to own a home by myself. There are a lot of reasons why it might not be right to buy, especially with this market, but cost and upkeep of a home all by myself have been the big reasons for me.

    Thank you for this. I just walked away from a house after getting my offer accepted and completing my loan process because the seller was not committed and terminated their contract with their agent which meant I had to "resubmit" an offer that didn't include the agents name. The catch: the seller added $15k to the offer they initially had accepted! And this house is not in any way move in ready. I walked- feel terrible about it- and am coming to terms with knowing that 1) I can/will find another place 2) I'm stable enough to even look for a home during these times 3) I'm renting in a house that I really enjoy with my 5 y/o and all of our needs are met. I'm grateful and continue to stay focused on my goal of finding a home.

    There is absolutely no shame in renting. To be able to keep a roof over your head is quite an accomplishment. I am currently saving up for my down payment and closing cost, which is not cheap! I'm hoping to buy a home in 2023, if it's back to a buyer's market by then.

    Thank you so much for that video. Yesterday, my husband and I were having the conversation of having to keep renting. Our credit score is still not good enough for the mortgage rate we would like and there’s so much competition with the housing in Central Florida, it’s a bit overwhelming. As much as I would’ve liked to buy my home by this summer and have something to invest in for my children it’s just not realistic at this point but you made me feel so much better about renting. Ranting always made me cringe in the thought that I felt I was wasting my money.

    I totally understand your frustration I’m a realtor and have been a 1099 for a while and this year I just became a broker and starting my own business so my clock just started over again too 🙄 so I too share the same shame or guilt in helping so many people get their dream home and I can’t qualify myself.     I'm a real estate agent in nyc and I still rent because the city is so expensive. My rent is actually affordable so if I were to buy, my monthly costs will likely doubl e. I will have to make a hard decision in the next 5 yrs if it's even worth staying in the city.

    Great video. I am renting because I have to and will be 50 this year. I don't qualify for various reasons but have decent credit scores that I am improving. At least I am able to live alone with out roommates who don't know or close with. I don't want to rent forever and my situation be self imploded to qualify.

    Hi. I had several credit cards that I have paid off and now have a zero balance. I have left the accounts open to help with my credit score but it now appears that those would also be factored into my DTI even though they are paid off? So do you recommend me closing them out and watching my credit score drop or Leaving them open and effecting my DTI?

      I don't know how credit score can affect your DTI. Credit score is your payment history and DTI is your debt payment capacity. If you already paid all your debt promptly, credit score will go up and you will be free from monthly obligations. That means, DTI will also go down (DTI should not be more that 28%)

It was my understanding that your credit score and DTI were the two biggest factors in determining if you would qualify for a loan and for how much so I was deciding which way to play it, But I just received some information that I was wrong in my thinking and that as long as my credit cards have a zero balance it doesn’t get factored in to my DTI and that I should just leave the cards open for now

    Currently renting is cheaper than buying in my area. Rent is easily under $1000/mon. Can't touch a home under $1000/mon. We pay less than $1/sqft per month to rent. Renting offers a lot more time to spend outside of work. No equipment to buy (lawn gear, fixtures, paint etc) constantly pulling money out of your wallet. Mortgages are affordable but the taxes are the killer (NY state). When home prices hopefully come back down to reasonable levels, we'll look again.

    The large percentage down is what makes me feel queezy. When if you just want to rent a home with a nice back yard in a nice neighborhood you can afford. All they ask for is is first and last to move in.

    Yes. Covid has changed our work experience. Now homes are going for so much. What I could have qualified before I can’t now. I agree my landlord wants top dollar. Things he said he was going to fix at 50,000 less he is no longer fixing. I feel I can get more for my somewhere else but the housing market is scarce. Decisions!?

    After renting for a long time and finally owning a home, I don't think I could rent again. The freedom and sense of ownership are things I don't want to give up again. But there are drawbacks of course. Maintenance, upkeep, risk of market crashes, inability to easily move if you have a crazy neighbor, etc. But ultimately I don't like sleeping in someone else's house.
    One thing I've noticed about FTHBs is that they seem to expect too much. They 'feel' for some reason they should get a 2500-3000 sqft home with a big yard, upgraded kitchen, bath etc. for 2010 prices. That they're 'owed' it, and won't 'settle' for less. They need to learn that rarely is a first home a final home, and the market owes them nothing. - WW
